Whatever they say ask to them "Tell me more about that?" (Purpose is to keep them sharing)*** Don't be a Robot!! Be a Friend .... and be curiously engaged.

 So, if you were a general contractor what repairs would you make to the property?
 What do you think your property is worth right now?  Can you expand on that?
 If I could pay all cash, close quickly and purchase AS IS, what would be the best price you would consider if I paid all closing
costs and there were no Realtor commissions?
