SUBJECT: ARCHITECTURAL DESIGN AND PLANNING

IMPORTANT NOTE: For this reformat of the examination in this subject, the Examinee shall allowed to make full
use (open books) ONLY of Rule VII and Rule VIII of the 2004 revised Implementing Rules and regulations (IRR)
of presidential degree (P.D.) No. 1096, otherwise known as the 1977 National Building Code of the Philippines
(NBCP) i.e. ONLY as downloaded and reproduced from the PRBoA website at www.architetureboard.ph. The
use of other IRR versions are specifically disallowed during this examination.

PROJECT NO. 3 A Proposed IT Center:


A. A Proposed Eight (8) Storey, IT Building/Structure, C-2 Project Development, on a Project Site with a
relatively flat site within Metropolitan Manila.

B. STATEMENT OF THE PROBLEM:

A Businessman commission an Architect to put up a Commercial Building/Structure intended for IT Center


for Call Centers.

The Ground floor will provide Administrative Office, Security Office, Utility, Coffee Shop, and Food Court and
rentable space for a commercial bank. Parking is one of the essential needs of the project. A Two (2) basement
level parking having its entrance after the drop-off-zone & exit before the drop-off-zone.Ramp at 12% slope
down starting from the roadway with 1.20 meters elevation below the street line. The ground line is 0.50 m. from
the 10.0 meters street elevation.

Providing column foundation at every 6.0 meters span, the typical floor consider an open planning for call
center to have an option on how much area they need. Common facilities like Elevator and elevator lobby with
lounge area is provided also on the typical floor as well as utilities and fire exit stair located at the back of the
elevator.

The floor to floor height distance @ basement level consider 3.50 meters, the Ground level to Second level
consider 4.50 meters floor to floor height distance, while the typical floors consider 3.80 meters floor to floor
height distance.

On the sky garden will be provided at the roof deck that will serve as a smoking area.

C. PROJECT SITE FEATURES:

The Project Site is an inside lot having Total Lot Area (TLA) of 4,108 square meters with 52-meter wide
frontage with 12-meter RROW one way towards south direction. 1/6 width of sidewalk is provided. Consider
setback requirement as set forth by authorities.

D. DESIGN OBJECTIVES
a. To design the Project with glass wall curtain on building facade.
b. To plan/design the Project maximize the use of space which consider the per square meter rate
rental in commercial office space.
c. The Project should consider conventional method of construction.
d. To plan/design the Project with common facilities at every floor: Elevators, stair, common toilet &
utility facilities.
