CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS;

This Instrument, made and executed by and between:

____________________________, of legal age, Filipino, widow and a resident of

____________________________, Davao del Norte, Philippines, represented in this
act by her daughter, ____________________________virtue of a Special Power of
Attorney dated ____________________________and docketed as Doc No. _____,

____________________________, hereinafter referred to as the VENDOR,

____________________________, likewise of legal age, Filipino, married and a

resident of ____________________________, Davao del Norte, Philippines,
hereinafter referred to as the VENDEE;

W I T N E S S E T H:
That the VENDOR is the registered owner of parcels of land identified as Lot No.
____________________________ containing an area of
____________________________ (____) Square Meters, more or less situated at
____________________________, Davao del Norte covered by TRANSFER
CERTIFICATE OF TITLE NO. ____________________________and Lot No.
____________________________ containing an area of
____________________________ (____) Square Meters, more or less situated at
____________________________, Davao del Norte covered by TRANSFER
CERTIFICATE OF TITLE NO. ____________________________;

That FOR AND IN CONSIDERATION of the sum of FIVE MILLION THREE

HUNDRED THOUSAND (P5,300,000.00) PESOS, Philippine Currency, the VENDEE
has offered to buy and the VENDOR has agreed to sell the aforesaid property, together
with the improvements found therein for a price and under the terms and conditions
herein set forth:

a). That upon the execution of this Contract, the sum of Five Hundred
Thirty Thousand Pesos (Php 530,000.00), Philippine Currency, is
paid by the VENDEE to the VENDOR (which already includes the Php
30,000.00 partial payment) and upon the said payment, the VENDEE
herein shall automatically enter and possess the abovementioned real
properties;

b). That on the 30th day of April, 2020, the sum of Five Hundred Thirty
Thousand Pesos (Php 530,000.00), Philippine Currency, will be paid
by the VENDEE to the VENDOR;

c). That the remaining balance of Four Million Two Hundred Forty
Thousand (Php 4,240,000), Philippine Currency, shall be paid on a
monthly installment basis within nine years at THIRTY
THOUSAND PESOS (Php 30,000.00) which shall be paid every
thirtieth (30th) day of the month and the same shall be fully
settled and paid on year 2029;

d). In the event that the herein VENDEE fails to fulfill his monthly
installment, as mentioned in the preceding paragraph, for SIX
CONSECUTIVE MONTHS, all the previous monthly payments that
 have been made, including the fore stated down payment, shall
be forfeited in favor of the VENDOR.

That the PARTIES further agree that UPON FULL PAYMENT of the purchase
price herein at any given period within the duration of this contract, a DEED OF
ABSOLUTE SALE shall be executed by the VENDOR in favor of the VENDEE and the
former shall deliver to the latter all the necessary and pertinent documents required to
effect the transfer of ownership of the herein real properties in favor of the VENDEE.
