EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH DEED OF SALE is

made and entered into by and among:

HEIRS OF THE LATE-------, represented by ------------------------------------, all of

legal age, married, Filipino, and residents of Barangay Tikwas, Dumalinao, Zamboanga del Sur;

HEIRS OF THE LATE ----------------------------, all of legal age, married, Filipino,

and with resident and postal address at Barangay Dipaya, Labangan, Zamboanga del Sur; and

FLANDA, of legal age, Filipino, married, and a resident of Brgy. Tulawas, Pagadian
City, Zamboanga del Sur.

WITNESSETH

WHEREAS, we are the sole heirs of the deceased FE------------ who died on 1958, at
Brgy. Locoban, Dumalinao, Zamboanga del Sur;

WHEREAS, -----------ANDA, died intestate, without Will or Testament, and that to the
best knowledge and information of the parties hereto, the said deceased left no debts in favor of
any person or entity;

WHEREAS, ---------------- is the absolute owner of a parcel of land -------------------

under tax declaration No. -------------, located at ------------------ Zamboanga del Sur, with an area
of 1.9606 hectare and more described as follows:

WHEREAS, no personal properties are involved in this Extrajudicial Settlement of
Estate;

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the
Philippines, and being with full capacity to contract, we do hereby adjudicate unto ourselves the
parcel of land described above, in equal shares.

FURTHER, FOR AND IN CONSIDERATION of the sum of THIRTY

THOUSAND PESOS (P 30,000.00), Philippine Currency, the receipt whereof is hereby
acknowledged in full sum from FLNDA, of legal age, Filipinos, and with residence address at
Brgy. Tulawas, Pagadian City, Zamboanga del Sur, we do hereby SELL, TRANSFER,
CONVEY and DELIVER, by way of ABSOLUTE SALE the abovementioned property, unto
FLLADA, their heirs assigns and successors in interest the property above described with all the
improvements existing thereon; That we hereby warrant our valid title to and peaceful possession
of the property herein sold and conveyed and further declares that the same is free and clear of
all liens and encumbrances of any kind whatsoever.
