1. Introduction to Casbee :
1.1 Introduce:
CASBEE (Comprehensive Assessment System for Built Environment
Efficiency) is the green building management system in Japan.

I.Logo CASBEE.

CASBEE was developed according to the following policies:


• The system should be structured to award high assessments to
superior buildings, thereby enhancing incentives to designers and
others.
• The assessment system should be as simple as possible.
• The system should be applicable to buildings in a wide range of
applications.
• The system should take into consideration issues and problems
peculiar to Japan and Asia.
a. Building Lifecycle and Four Assessment Tools for
CASBEE:
- CASBEE was developed in the suite of architectural design
process, starting from the pre-design stage and continuing through
design and post design stages.
- The CASBEE assessment tools (The CASBEE Family ) are :

2.1 Project Outline
- The building is a central workplace for Obayashi Corporation that strives
for innovating, demonstrating and disseminating technologies.
- With an aim to create an environmentally-friendly workplace, the building
adopted a complex passive system that utilizes its location in a suburban
area, an active facilities system with high effectiveness, and a
management system for efficient/effective energy use.
- One of the highest ratings ever achieved in Japan’s Comprehensive
Assessment System for Built Environment Efficiency (CASBEE) green
building rating system

2. Green design solutions of building .

❖ The project boasts dozens of sustainable features these are the


preeminent features of the project :

2.1 Ecological roof system :

3.2 Peri-buffer system:

3.3 Displacement natural ventilation system :

The natural ventilation system for the entire workspace through the floor and the
ceiling .

Based on the direction of prevailing wind, green space is maintained in the


southern area outside the building while the existing forest is preserved in the
northern area. This helps control adverse effects of increase in outside air
temperature

3.4 Sensible/latent heat separated personal radiant air-conditioning system


(O-TASC) :
The new task/ambient air-conditioning system that installed on partitions form
comfortable task zones that are controlled to maintain sensible temperature for
staffs → Reducing energy consumption for HVAC systems .

3.5 Lighting/Air-conditioning control system using IC tags :


Detailed switch control depending on the required time and location allows for
eliminating unnecessary energy use.

3.6 Hybrid heat pump system of geothermal and well-water heat :

The well water that is used for a heat exchanger is reused for flushing toilets and
watering around the building (cascading) after used as heat source for the heat
pump to improve the efficiency in heat source operation .

3.7 Medium chilled water latent heat storage system


Using cold water of medium temperature improves operation efficiently of heat
source. Furthermore, storing heat levels electric loads, reduces operation costs, and
allows for significant reduction in the capacity of a heat storage tank.

The visualization system alculates and displays energy usage and its reduction in
terms of CO2 emissions by items on a real time basis

4. CASBEE point in the works :


The OBAYASHI TECHNICAL RESEARCH INSTITUTE MAIN BUILDING is
the highest ratings ever achieved in Japan’s Comprehensive Assessment System
for Built Environment Efficiency (CASBEE) green building rating system .

of Q category )
✓ Q-1: 4.7
+ Energy efficiency is strengthened through the use of a Peri-buffer system.
+Using personal floor diffusing air-conditioning system, and CO2 monitor control
system.
+ Air-conditioning that allows employees to set their own levels, and uses IC tags
to only operate when employees are present.

+ High seismic capacity (seismic isolation structure/Super active vibration control
structure)
+ Enhanced reliability through installation of advanced information network
systems, power generators and uninterruptible power systems (UPS) .

+ Mitigating impact on the surrounding environment by adopting low-rise building
design and keeping large green space .

5. Unique of Buiding :
Inshort , the building uses many best methods to save anergy such as :
- Visualization system utilizing BEMS for raising environmental
awareness of occupants of the building.
- Rainwater harvesting and a well water treatment system used for
toilets and urinals reduce the building’s water use .
- The slanted roof panels allow for natural ventilation, daylighting and
temperature control.
- Enhanced reliability through installation of advanced information
network systems, power generators and uninterruptible power systems
(UPS) …. And so on
There are many methods , but in my opinion four solutions are most
optimal solution of the building .
