by these presents, I hereby definitely SELL, CEDE, TRANSFER and CONVEY the
above-described parcel of land unto the VENDEE, MARIE KRISTINE E. DIAZ, likewise
of legal age, Filipino, single and a resident of 932 Phase 2, Cristorey Village, Magugpo,
West Tagum City, Davao del Norte, Philippines, to her heirs, successors and assigns,
free and clear of all liens and encumbrances.
