1.0 Structure

1.1) INTRODUCTION

GENERAL PROJECT INFORMATION

PROJECT TITLE : REDEVELOPMENT OF NETAJI NAGAR

LOCATION OF THE PROJECT : NEW DELHI

DESCRIPTION OF THE PROJECT :

§ Type of Buildings : RCC framed structure with Post Tensioned Flat Slab and
steel and RCC composite columns / shear walls in tower area only.

§ The buildings on site are primarily divided into Three Office buildings with Three
Basements. The description of current scope of tower along with no. of floor is
given below :-

1.2) STRUCTURAL DESIGN

The main considerations for the design of structure should be follows :-

(a) Structure safety and stability.

(b) To meet the demands of aesthetics conceived by the architect.

(c) Availability of material, equipment and expertise.

(d) Constructability and ease of maintenance.

(e) Durability.

1.2.1) STRUCTURAL SYSTEM

The structure shall be designed as flat slab / plate’s arrangement with Post Tensioning
from basement to terrace level in tower area and in Non-Tower area, flat slab / PT slab
arrangement with drop panels and columns shall be provided, (heavy loading of soil fill
and Fire Tender shall be taken). All basement slabs shall be designed as flat slab/PT
slab without beams with drop panel on columns.

All the structures shall be designed in accordance with the relevant Indian code of
practice for civil works i.e. IS 456:2000, IS 875:1987, IS 1893:2016, IS 4326:1993,
IS 13920:2016.

1.2.2) DESIGN APPROACH

Structural Modeling : Three dimensional model of building shall be generated using


STAAD-Pro/Etabs. All the slab panels shall be idealized as plate / shell elements,
columns and beams will be idealized as Line Elements. All the shear walls will be
idealized as plate / shell element. The structure shall be analyzed and designed for all
possible combinations of gravity loads (dead and live loads), and lateral loads
(earthquake load and wind loads).

The buildings shall be design for Office Towers for gravity (DL+LL) and Earthquake
loading (DL+LL+EQ) respectively.

DL = Dead Load, LL = Live Load, EQ = Earthquake Load

Computer Models, Structural Analysis and Design

A preliminary three – dimensional finite element computer model has been formulated,
incorporate all gravity, wind and seismic loads, to develop the concept framing for the
building and ensure that the proposed structural system provides satisfactory global
building response. The model will be further developed during subsequent design
stages to carry out detailed design. In general, the following software will be utilized
during the various stages of the design process.

1.2.3) FOUNDATION SYSTEM

Tower Area & Non Tower Area :-

§ Considering good bearing capacity, raft, isolated foundation / combined


foundation may be proposed below the tower and isolated foundation /
combined foundation in non-tower area.

§ Following allowable bearing pressure was given corresponding to various


foundation widths at a depth of founding level below NGL in the soil report;
same shall be adopted for the design.

§ As per the soil report minimum value of 25 T/m2 @ 12.0m below NGL shall be
considered in the design of isolated footing.

§ The contractor shall carry out extensive soil investigation before the final
detailed design, as required.

§ The site situated between the main road and it may create stability difficulties in
the area and in view of same construction of Diaphragm Wall shall be resorted
to wherever feasible otherwise Retaining Wall shall be constructed. After making
the Diaphragm Wall, excavation shall be done in phases vertically and
necessary safety measures shall be adopted.

§ Design of Water Retaining Structures – All water retaining structures,


including raft slab, basement walls shall be designed to IS 456 & 3370, with a
crack width of 0.2mm for severe or very severe exposure. In addition, concrete
for such structures shall be waterproof concrete.

§ Expansion Joints – As far as possible expansion joints are not to be provided


by taking temperature effects on the structure.

§ Foundation and Ground Retention System – Geotechnical Information and


recommendations are based on the Geotechnical Report which is prepared by
the Ground Engineering Limited Geotechnical Consultant and provided by the
Architect.

RECOMMENDATIONS

Based on the results of field investigations carried out at site, laboratory test results and the
analysis presented above, the following recommendation are made.

OPEN SPREAD STRIP/ISOLATED (SQUARE) FOOTING AND RAFT FOUNDATIONS

For design of various foundations for proposed colony at Netaji Nagar, New Delhi, and open
spread strip / Isolated (square) footing & raft foundations have been analyzed.

The following values of allowable bearing capacities may be taken for design of foundations;

1.3) MATERIAL DEAD LOADS:

All the permanent loads on the structure shall be applied as dead load.

The dead load in a building shall comprise of self-weight of beams, columns, walls, partitions,
floors, roofs and also include the weight of all other permanent constructions in the building
and shall conform to IS:1911-Schedule of unit weights of buildings materials.

Following loads shall be considered in structure for analysis:-


I) Self-weight of structure.
II) Slab thickness and floor finish – as per actual.
III) Earth fills above basement roof – as per actual.
IV) Wall loads – as per actual.
V) Any other loads envisaged during the detailed engineering.

1.4) LIVE LOAD

Live loads on the entire floor shall comprise all loads other than dead loads. The minimum live
loads on different occupancies shall be considered as per IS: 875 (Part 2).

Live load shall be considered in design as per Table 1 of IS: 875 (Part 2)-1987 as follows:-

I) OFFICE BLOCK

Note : Slab & beam are also checked for wheel load due to fire tender. Any other loads not
specified in this report shall be considered as per National Building Codes of INDIA. (NBC
2016)

1.5) EARTHQUAKE LOADING

The structure is to be designed for the minimum static seismic base shear set out by IS 1893
(Part 1):2016 using the parameters shown in the table below. These forces are treated as
ultimate forces.

Response spectrum method was used as per IS: 1893 (Part-1) 2016 with the following data:

1.6) RESPONSE UNDER SEISMIC CONDITIONS

Seismic analysis of structure shall be carried out by response spectrum method for the design
of beam elements (Columns and Beams), whereas static design method shall be applied for
the design of plate elements (Shear walls). However, minimum base shear and mass
participation is achieved in both the approaches as per the provision of IS: 1893.

1.7) WIND LOAD

The wind load has been taken as per IS: 875 (Part-3) – 2015 and wind pressure
calculation done as follows :-

K1 = Probability factor or Risk coefficient has been taken 1.0
K2 = Terrain, height and structure size factor, category ‘2’ and class ‘C’
have been considered.
K3 = Topography factor = 1.0
Vb = Basic wind speed = 47m/s

Note : For small elements such as canopies wind load calculated as per class ‘A’. The
calculated wind load is applied on the peripheral joints as a joint load after multiplying the wind
pressure with area of each joint and shape factor.

Special Note : The maximum height of the tower is approximately 50 m, earthquake forces are
more than the wind forces. Hence wind forces are not considered in the design.

1.8) TEMPERATURE LOAD

The length of the buildings is more than 45m; hence building shall be analyzed for thermal
effects induced due to seasonal and diurnal temperature variations.

a) A temperature effects of ±10’C shall be considered for intermediate floors whereas a


temperature variation of ± 25’C shall be considered for terrace floors.

b) For long term shrinkage effects, an equivalent temperature of + 10oC has been
considered. As per IS code, following load cases has been considered for thermal
effects.

TL1 = Temperature load due to temperature variation.

1.9) DESIGN PARAMETERS FOR DIAPHRAGM WALL / RETAINING WALL

The diaphragm wall shall be constructed before the excavation of foundation.

The following guidelines/parameters shall be followed/considered for the design of diaphragm


wall:-

a) Lateral pressure induced due to earth pressure including for saturated soil condition.
b) Surcharge load.
c) Traffic load.
d) Runoff during heavy rains.

In addition of safety, stability and serviceability, the construction of diaphragm wall shall be
adjacent to each other or as per approved design.

1.10) MATERIALS

Concrete : Concrete mix of M25 – M60 conforming with IS: 456 and CPWD specifications are
used.

A minimum M30 grade of concrete shall be used for Diaphragm wall / Retaining wall.

Steel Reinforcement : Fe 500 / Fe 500D Grade (TMT bars) conforming with IS:1786.

1.11) DESIGN LIMIT STATES

The Limit state design method is used for the structural design of concrete member.

For design of the individual members loads are combined in accordance with the loading
combinations specified in IS:875 to achieve the respective limit state. These are listed below:-

1.13) REQUIREMENTS FOR DURABILITY AND FIRE

Concrete cover requirements is governed by Indian Code. The values in the following table
shall be appropriate for a fire rating of 2 hours.

2.1 INTERNAL ELECTRICAL WORK

All common areas shall be provided with internal electrical work. Offices area shall not
be provided with internal electrical work as it will be taken care by the individual
occupants as per their requirement/design.

All office shall be provided with three phase power supply through electronic meters.
Metering of power for each office shall be done through an electronic meter installed in
the individual meter panel board located in Electrical room at each respective floor. The
LT cable on cable tray from floor metering panel to isolator in individual office to be
considered. Wiring will be not done in the individual office areas.

All wires shall be FRLS PVC insulated with copper conductor. Heavy Duty PVC conduit
will be used for wiring/extra low voltage wiring e.g. telephone cable, data cable and
security co-axial cable, etc. wherever concealed in concrete. In all other areas,
MS conduit will be used in case of surface conduit like risers, plant rooms, car park and
above false ceiling.

2.1.1 Light Fixture Design

a) All the fixtures to be considered shall have powder coating, internal


reflectors, diffusers and overall finish in order to give the common areas
interiors including basement car parking a distinctive look and feel.

b) All fixtures to have such fixing arrangements to the surfaces these have to
connect, that orientation of fixtures remains architecturally aligned, fixtures
are trim-less or have less than 3mm trim; connectors between lengths and
to the mounting surfaces are quite robust and mostly click fixed.

c) Fixture wattages have not been intentionally defined. Only minimum Lumen
have been defined for each fixture. All fixtures (except for Aviation lights and
Exit signs) have been rated for its Lumen package (coming out of fixture)
and not system wattage. Lumen output from the fixtures have been defined
to achieve the desired Lux levels and the manufacturer will offer lowest
wattage possible as per the best product technology available, to meet the
Lumen requirement

2.1.2 Lighting Design

a) Lighting fixtures have been marked on drawings. The Contractor to submit


Lux level reports using the exact fixtures being supplied to achieve Lux
levels as per Luminaire capacity
b) All Lighting fixtures to have minimum 125 Lumen/watt efficacy without

modular switches to control the fixtures – like stair cases, service rooms,

submitted for approval of Engineer-in-Charge for ensuring maximum energy

2.2 CLOSED CIRCUIT TELEVISION SYSTEM

The Closed Circuit Television System is intended for comprehensive round the clock
surveillance of the common area, parking area and service area of the Complex from
security control room. The system shall be based on IP cameras. The following
category of areas shall be monitored by the system in the priority as given below:

a) All Entry and Exit in the building with fixed integrated colored Dome cameras.

b) All Lift Lobbies and staircase in the building with fixed integrated colored Dome
cameras.

c) Service areas with fixed colored normal cameras.

d) Outdoor type fixed colored Cameras will be provided of the perimeter surveillance.

2.3 MISCELLANEOUS OTHER SERVICES

2.3.1 ACCESS CONTROL AND SYSTEM

The campus needs to be secured by way of 100% recognition/ registration and


constant tracking of Visitors/ occupants. The category of people entering the
campus/buildings can be divided in following categories

Officers and Employees of offices (GPOA) in the campus, classified as category A.


These can be sub-divided as A1, A2, A3 etc. based on seniority and rights’ level in
particular organization.

Netaji Nagar Facility team classified as category B. These can be again sub-
divided as B1, B2, B3.

Visitors for medium to long stay, classified as category C. These can be again
sub- divided as C1, C2, C3 based on their rights to complete or part areas of
invitee company.

Visitors for very short stay, i.e. less than 10 minutes; e. g. private and Taxi drivers
to drop or pick up someone. These would be under category D

The Contractor has to design, supply, install and commission the necessary
hardware and software to allow following access control and people/asset tracking
scheme.

In all the entry points of campus, suitable Smart Tag readers and boom barriers
are to installed, which would be connected to IBMS protocol. In the day time, boom
barriers at entry would be open and would close only when command is given by
IBMS for any such need to close down entrance. The boom barriers would be
normally closed in the night time

In the open type Boom barrier, there would be a IP based Smart Tag reader which
should be able to read the tags till a good range to cover all positions of entrant
from that particular entry point. All entering occupants would be automatically
detected by this sensor and allowed free access (whether in their vehicles or on
foot).

Any entrant who does not have Smart Tag in any of the category will be detected by
IBMS and guard on duty will issue them a temporary Smart Tag, which would have
programming for allowing access to only their assigned areas as per their
respective category.

Category D visitors would be tracked through temporary Smart tags issued to them
and if they overstay than their assigned time (10 minutes), guards would be alerted
along-with their pin pointed location (because of geo tagging of Smart Tag). In
case, they have discarded the Smart tag, they would be tracked using CCTV
system as per feed initiated from the time, they were issued Smart tag and all the
locations they visited thereafter.

Smart alerts which would be generated in shape of SMS and low sound hooter in
Control room and also the Facility Manager of the particular Tower for which visitors
was allowed entry for intrusion in un-authorized area or extended stay than the
allowed time period.

All entrants in all categories would have system of contact less check in and check
out system. This will help in attendance system/ visitor management system and
also will support in pin pointed evacuation/emergency support services like fire or
other threats

In case of basement car parking, occupants/visitors would be mapped through


Smart parking App and Smart cash less check out system working on IP BMS
network.

Overall concept and outcome desired from Access Control system to ensure that all
occupant/visitors remain/ visit only their authorized areas and at any given point of
time, Facility team is able to get a map of occupied spaces across facility with all
people tracked over screen.

Stepping off the sidewalk and crossing left-to-right across the field of view to a
window or restricted-access door may trigger an alarm. Additional alarms can be
escalated if video analytics detect loitering near the window

Access Control to be installed in all entry and exit sides of such doors like toilets,
Service offices, Stair cases, so that these act as secondary sensors for alert to
Lighting for act upon, in case presence detectors fail to sense the entry/ presence

Integrating Intrusion Detection, Access Control and Video Surveillance

Access control and video surveillance systems to work together in IBMS


environment to provide a holistic solution. Keeping intruders away from property,
limiting access to facilities that house expensive equipment, and remotely
monitoring secluded areas will reduce the risk of crime. With an integrated
approach, when an employee contacts security, lights and surveillance cameras
can be activated to monitor the scene to observe the emergency, and officers can
pinpoint where to intervene to thwart an attack

2.3.2 IBMS AND IBMS CONTROL ROOM

i) Building management system basically comprises of integration of control and


monitoring of all the building systems into a single platform and thereby providing :-

A building is made Intelligent by taking its 3 key elements of electronic infrastructure :-

v Communications and bringing them all to their most efficient levels

The essence of Building Management Systems and Intelligent Buildings is in the control
technologies, which allow integration, automation, and optimization of all the services
and equipment that provide services and manages the environment of the building
concerned.

The IBMS system shall be IP system and shall function on Direct Distributed Digital
Control (DDC) system. It shall be a PC based system and shall combine latest state of
the art technology with simple operating techniques. The entire Monitoring of Building
Management System (BMS) shall be comprise of a network of interoperable, stand-
alone digital controllers communicating on an open protocol communication network to
a host computer within the facility and communicating via the Internet to a host
computer in a remote location. The BMS shall communicate to third party systems such
as Chillers, Energy meters, UPS, DG, Lifts, VFDs & HT/LT circuit breakers, access
control systems, fire-life safety systems and other building management related devices
with open, interoperable communication capabilities.

ii) Building management system with controllers, sensors, software

a) The purpose of implementing of this IP based IBMS is to give the facility managers
and occupants a flexible and intuitive touch and feel of the building. Some of the
use cases being defined in the further paras.

b) All occupants (facility managers and occupants) are issued R.F. cards (on dual
Communication band of 865-867 MHz and 2.4 GHz) connected on IP network,
termed as SMART TAGS, which work seamlessly with elevators, Access control,
HVAC (to adjust to personal environment) and other services. This allows the
designated facility manager and users to reach to their authorized areas without
any touch to any equipment, but at the same time, system prevents un-authorized
entry pro-actively and remotely.

c) Advance invites for visitors can be sent with virtual/ Mobile App Smart Entry tag,
which works to pre-book the car parking slot, provide access to the particular floor,
pre-announce the invitee for the arrival of visitor and check out at the time of
departure. This also includes digital signage in parking to guide the visitors back to
his parking slot (digital signage not included at this time, in scope of work)

d) All occupants/ visitors are able to connect their facility software to IBMS provided
User App for getting information of their energy usage, status and nature of
emergency situation, one touch reporting of issues/ events- get feedback etc.

e) Facility Managers have easy access to their designated information like energy
reading, predictive fault reporting, maintenance calls and resolutions, connect with
other facility managers and central command & control centre through Web/ Mobile
App provided by BMS vendor.

Back-end connectivity of Safety systems like Fire Alarm, CCTV, Public Address,
Lighting and all other services for coordinated situation based response

Ethernet/web/ video and voice connectivity for coordinated response

Following services equipment form a direct sub set of Smart Building systems, all
other equipment/ services like HVAC, Plumbing, Electrical also need to be
connected to the IP network so that every aspect of building services is captured,
monitored and action is taken through IBMS.

iii) Smart Parking management system

a) Smart tag based radio frequency based entry of cars to Basement 1 without boom
barrier

b) Visitor entry through smart tags/ parking ticket on B2 & B3. Boom barriers installed in
at the entry for B2 level to provide contact free and cash less check in and check out

c) IP based Smart parking management system. Possibility of advance booking of


parking the slot through Mobile App and guidance to allotted parking space through
digital signage.

All equipment to report back their health, status, events and predicted breakdown/
issues for timely maintenance/ sequential action.

iv) CONTROL ROOM DESIGN (CENTRALIZED COMMAND & CONTROL CENTRE AND
DECENTRALIZED FACILITY MANAGER CONSOLE FOR ALL TOWERS

A master Control & Command center has been planned in B1. This Central Control
room will house technical experts and Administrative head to sit and operate from a
highly equipped and stimulating environment. They would be able to see and act upon
various Big data generation from IP BMS network on coordinated consoles. There
would be situation desks inside a dedicated room, which could act as facilitation center
with information and discretion to the managing team without being distracted by other
team and events happening.

The design of IBMS would be such that partial view and control would be imparted to
Facility Manager of each Tower from Ground floor consoles (to be provided at the
Reception). Facility of video conference between Control room and various Facility
Managers’ desk in Towers and also with outside World (vendors, NBCC HO, others) to
be provided, so that trainings, trouble shooting and mutual conferences may happen on

v) CONTROL ROOM FURNITURE, CONSOLES AND AMENITIES

The Control Room is an intensive technology center that includes intense audiovisual
and data integration at the operator desktop. Additional technologies include video
teleconferencing, secure voice, multi-level secure networks, KVMs. Many of these
technologies rely on a personal computer (PC) and/or supporting network to function.
Many of these systems have a graphical user interface (GUI) in the form of an LCD
computer monitor. These technologies must be housed in a console that is functional in
terms of properly integrating and protecting the computer equipment, in addition to
providing patch panels and proper ventilation for housing and integrating the
technologies. Figure below shows how these technologies and patch panels are
commonly mounted in the consoles.

The operator consoles layout will require design as per function grouping and would
require multiple LCD screens. Most importantly, these consoles must provide a
workspace that is functional, comfortable, efficient and effective for the operator who
must work at the console. Each console’s design, form and function must facilitate
complex interaction between people, technology and their environment. Operators must
work at these consoles for extended periods of time with few breaks. Therefore, the
console selection is critical to ensure that a workspace is provided that does not unduly

physically stress the user. The consoles will feature a sit-stand capability, i.e., the
operator can either sit or stand while operating at the console. One of the critical results
of an ergonomically well-designed console is greater operator comfort and therefore, an
improved ability to concentrate and work at the level expected in a control room.

vi) Console Description

A. The console shall have the following features and capabilities:


1. The console must accommodate a variety of computer, communication, display,
environmental controls and operator interface devices.
2. The console shall include efficient ventilation and wire management systems.
3. The design of the console shall address the functional, ergonomic and aesthetic
requirements of the particular working environment while complying with
accepted human factor design and ergonomic standards for viewing distance,
angle, keyboard height, and knee-well space.
4. The consoles shall be modular, reconfigurable and with an independent steel
frame structure. Design shall facilitate future equipment retrofits and full
reconfigurations without requiring any major modification to the structure or
independent exterior cladding.
5. Consoles must be available in 90 degree configurations, in order to
accommodate 4 position clusters.
6. Consoles must be available in straight configurations, and modular components
must be common with angled configuration in order to reconfigure these
consoles if future technology or mission requirements dictate, with limited cost to
the owner.
7. Consoles must be designed in accordance with the standards of ISO.
8. The work surface platform shall have smooth edges and transitions, thus
avoiding sharp corners or potential “rib catchers” for operator safety.
9. Sharp edges at the console base and in CPU cavities are not acceptable and
represent potential “knee-banger” operator safety issues. All transitions and
curves must have a minimum 125mm radius.
10. All human-machine interface-related equipment (display, keyboard, mouse, etc.)
must travel with the upper console section. Any variety or combination of
input/output devices must be accommodated by the system. Reach and viewing
distances/relationships must not be compromised when console is in standing
position.
11. All pinch points shall be managed according to the appropriate ergonomic
standard 11064.

B. Automated Sit/Stand Capability

1. Full console sit to stand height adjustment must be available. Console must use
two columns for greater reliability and stability unless required by loading. The
top section of the console raises both the upper viewable equipment and the
work surface together using an electric actuator. Owing to the use of an electric
drive system, no physical demands shall be placed on the end-user when using
the Sit/Stand function.

2. The lift system shall operate virtually silent and compensate for differential loads
from side to side, preventing racking or damage to the structure.

C. Equipment Mounting

1. The console equipment mounting system shall accommodate a variety of


computer, communication, display and operator interface devices within the
enclosure without requiring the need for outboard storage. The console shall
allow front or rear equipment loading with easy interchange between the two.

2. The internal frame structure shall be able to accommodate various equipment


mounting options including:

a. Processor shelves – The shelves shall be available in a fixed, hinged-


elbow slide out or swing-out option depending on the specific equipment
application.

b. Rack mount Shelves – The rack mount shelves shall be available as


fixed or optional slide-out. The rack mount shelves shall be available in a
2-point or 4-point mounting configuration depending on the equipment
weight or access requirements. The 4-point rack mount shelf shall have
an optional adjustable depth-mounting bracket to accommodate varying
equipment depths.

3. The CPU will sit on the processor shelves that are housed within the base of the
console. All cables running between equipment shall have a 150mm separation
between power and data. Cables from equipment shall be managed effectively
within the console base frame. The size and spacing of equipment support kits
shall be variable to optimize the available equipment mounting area and
maximize the number of devices the console enclosure is capable of
accommodating.

4. When using flat panel monitors, the monitors should be supported on adjustable
monitor arms suspended in a slat wall system, which allows for flexibility in
mounting positions. The console supplier must provide an articulating monitor
arm, capable of triple articulation; letting the operator tilt, rotate, raise and/or
lower the flat panel monitor. Cable Management

a. The frame structure shall have fully integrated cable management.


The base structure will have a minimum of 3 lateral raceways; the
transition from the base to the work surface will have a minimum of 2
vertical “energy chain” raceways; and the work surface will have 1 lateral
raceway locations depending on the size of equipment being mounted in
the console.

b. The cable raceways shall be continuous throughout the entire console


layout thus allowing uninterrupted cable management.

c. Cable management on the monitor deck shall be through grommets to


the underside of the work surface where cables will be protected by an
easily accessible, enclosed, management system, which runs cables
horizontally to the energy chain.

D. Additional Operator Features

1. The console supplier must provide storage modules such as mobile


storage pedestals, fixed position credenzas and printer cabinets. All
accessory storage cabinets, mobile drawer pedestals, printer enclosures,
etc. must be constructed of materials and finishes to match the console
exterior. File pedestals must have 5th wheel for extra stability.

2. The console system must have an optional ventilation fan and grill
assembly that enhances natural convection air currents to maintain
optimum operating temperatures within the console enclosure while
minimizing fan noise.

3. Visual Alarm System:


The consoles must be equipped with a Visual Alarm System to Enhance
Situational Awareness, “At a Glance” Logistics for Supervisor Positions.
The Displays Alarms Using the Console Backdrop. Should be easily
adaptable to Custom Console Designs

There should be flexible control options and placement.

The solution offered shall be sleek Integration into the Flow of the Console and should
be Visually Appealing Design, available for Slat Wall and Slat Rail Systems.

The solution shall accompany Multiple Analog and Digital Integration Options along with
a Windows based software developer kit.

2.3.3 PA SYSTEM

Public Address and talk back system – An integral public address and talk back facility
will be provided with the fire alarm system. The loudspeakers of the public address
system will be located in common areas, and on each floor in such a way that any
message announced cover the loudspeakers is clearly audible in all parts of the
building. Also in case of fire, the fire-fighting personnel will be able to send back
messages by plugging their fireman’s telephone handsets over the fireman’s telephone
jacks which will be provided in this system. The microphone, amplifiers and control
switches for the public address system will be installed in the fire control room for the
building.

P.A. system should be installed with a detailed study and placement for resonance and
humming free clear sound effects in all common areas and basement car parking.

This system to have a seamless co-ordination with IBMS for coordinated activities for
multiple scene setting and emergency/evacuation system.

Centralized (Master Control & Command centre) and local (Facility Manager at Tower
levels) to be provided.

2.3.4 MULTIFUNCTIONAL POLES

These multi-purpose poles have been designed to offer the users of campus an un-
precedent feeling of security and amenity by having integrated services of CCTV, Area
lighting, Wi-Fi hotspot and speakers. This allows these services to be in the open
courtyard and public place without being visible. Helps in removing the clutter of wiring
and installation accessories to mount four different areas in the public place. Also, being
in one pole helps easy integration of these for coordinated control and activity.

The multi-purpose pole would have modular structure for outdoor application. The
fixture will have different configurations of modules with versatility of 360 degree
rotation. Corrosion resistant extruded aluminum aesthetic housing. Closed by a
toughened optical grade safety glass diffuser. The column base would be about 3 meter
high with each segment of about 360mm high with attachable features like (Camera,
Wi-Fi modem, speakers, CCTV).

2.3.5 CENTRAL VACUUM CLEANING SYSTEM

a) The Contractor will design, supply, install and commission a Centralized Vacuum
Cleaning system which would be helpful in improving the Indoor Air quality and will
support healthy living in following ways

b) Increase of respiratory system allergies raises the necessity to find environments


without he elements causing the allergic reactions, on behalf of total hygiene, which is
possible to reach in a simply and advantageously, using the central vacuum system.

c) Eliminates dirt from rooms and chase away pathogens, which are the main cause of
these allergies: pollens, mites and micro dust which, if vacuumed with the traditional
portable vacuum cleaner, come back to circulate in the same environment and can
proliferate. On the contrary, with the central vacuum system they are expelled externally
by the air outflow, removing the problem, proved by numerous medical studies.

d) Lower power consumption compared to other portable vacuum cleaners Comfort, no


traditional portable vacuum to drag around, banging the furniture. Instead a light weight
flexible hose of 9 meter length is used for cleaning

e) This system is quite as motors are located in Basement.

f) This system, unlike traditional vacuum cleaners, works by creating the vacuum inside
the pipe network, this way the external pressure pushes the air and the dirt into the pipe
with the advantage of having the same effect in all the inlets.

g) Simplicity of maintenance, No dust bags to buy: the dust falls directly into the bucket.
To clean the filter, just wash it with water and dry.

h) For the proposed office towers the central vacuum installation would be designed in
such a way that it covers all the common areas of Towers (including terrace floors), but
excluding basement car parking and toilets. It will also have sufficient capacity to cater
to the occupied areas, where internal piping and sockets and accessories would be
planned by occupants.

i) The Contractor will provide Hose reels, mounted in corridors and Suction sockets in
stair cases, terrace floors and other areas, not serviced by Hose Reels.

j) The Contractor will also provide Tap off points for each office space on each floor so
that Occupants may connect their internal Central Vacuum piping network to the
centralized system.

k) Piping Network

I) In order to service the vacuuming requirements of this building, a vertical pipe


run would be installed and a junction box on each floor to allow for the
installation to be extended should the client wish to do so, to accommodate the
potentially different individual needs in terms of the number of inlet valves and
specific vacuuming requirements, it being an office block.

II) In each Tower, CVS machine rooms would be created in Basement comprising
of following. In all, 3 such machine rooms would be created

The automated intelligent garbage compactor system shall be designed in such a way
that it should compress the volume of garbage as per requirement. This shall be
designed as per actual quantity of garbage.

motor size, drive system, control system communication system shall be designed as
per project requirements.

2.3.7 (a) EPABX COMMUNICATION SYSTEM WITH VOICE AND VIDEO MANAGEMENT
SYSTEM

The EPABX system shall be fully based Communication Server full-featured IP based
communications system providing a rich feature set of the system, with pure Voice over
IP (VoIP) communications, across corporate Local and Wide Area Networks (LAN and
WAN).

The system should be full featured, modular and expandable for port capacity. The
system should serve intercom communication between all the gates and each individual
office at each floor.

2.3.7 (b) FIBRE TO THE HOME SYSTEM

It is proposed to install direct “Fiber to Home” technology to be adopted for low voltage
distribution.

Telephone, Data and Cable TV wiring connections are proposed to be provided in the,
offices, service area etc. all other telecom/ low voltage equipment/ system proposed for
the Building will be housed in the in the basement. Telephone, TV and Wi-Fi wireless
internet access points are also proposed to be provided in lobbies and hot spot areas.
Telephone and Internet points will also be provided in the service areas. All the voice
points will be connected through fibre cable as per FTH System. All floors ONT’s in turn
shall be connected to the main FTH Server located in the basement. Cat-6 wire for
telephone/TV/ DATA shall be provided for each office for connections from ONT located
in Low voltage shaft at each floor. Provision for signal boosters will also be made as per
the requirement of the service providers. An independent room will be provided to the
operator to house their low voltage data/voice and AV equipment on the service floor or
in the basement, from where the operator will take care of their cabling.

Fibre to home is an Open Access Network whereby any number of Service Providers
can simultaneously provide any number of services through a single fiber, without
losing their individual identities. Fiber can transport any amount of bandwidth today. It
can be scaled up for the future requirements of a modern office which is an edge over
the existing copper networks. FTTX has become a preferred architecture worldwide as
array of benefits can be realized over prevalent networks. The existing DSL technology
on copper networks was good for the initial launch of internet, however to upgrade the
networks for High Speed Access there is a need to install fiber based networks with a
vision to provision offices with capacities of up-to 100 Mbps per user.

2.3.8 CUSTOMIZED MULTI-PURPOSE GI TRAY

A customized tray measuring 450mm W X 50mm height with enclosed 4 compartments


on the upper part, to be sealed with gaskets and open able doors with hinges to access
the cables. On the bottom side, proper clix fix provision to be given for mounting
Lighting fixtures in perfect alignment and neat installation with grommets provided for
taking out cables to connect Lighting, Light controllers, speakers and other equipment
in a neat way.
The tray will be designed for un-limited continuous runs so that cables pulled on the top
remain concealed, as well as, it gives a much enhanced aesthetic installation.
Proper connectors for straight joints and L, T and X connectors for angles and joining of
trays would be used for neat installation.

1.1.4 Quality of Water Supply

As a standard, the water shall be passed through an Activated carbon filter, multi grade
filter and ozonator prior to the supply. Softener is considered for softening of water for
AC & DG Cooling towers.

1.1.5 Water Supply System

1.1.5.1 The water from the potable water supply line will be brought into Compartment No.
1 and 2, which will serve exclusively as a static water storage tanks for firefighting
purposes and shall be of a combined capacity of 600 m3. The water from here shall
overflow into the raw water tank No. 3 of capacity 300 cum. The water from this tank
shall be taken for treatment through filtration and chlorination units and then stored in
Treated water tank compartment No. 4 of capacity 300 cum. The remaining capacity will
be made at a later date for which provisions will be made.

1.1.5.2 Water from the treated water tank will be pumped to the all towers OHT via hydro
pneumatic system. Separate ring main will be provided from the STP for providing
flushing supply.

1.1.5.3 Hot water shall not be provided.

2.0 Sewerage System - The external sewerage system shall be running along the roads.
The main sewer line will carry the whole sewage by gravity up to the STP (MBR
TECHNOLOGY CAPACITY-900 KLD).

5.0 ELECTRICAL SERVICES

5.1 11KV SUBSTATION EQUIPMENT I/C TRANSFORMER & HT PANEL

5.1.1 DISTRIBUTION SCHEME

Based on the preliminary electrical load calculation, maximum electrical power demand
for the complex is estimated 13899 KW.

Based on the prevailing Electricity rules, the power supply to meet this requirement,
from the local electric supply board shall be made available at 11 kV from 33/11KV ESS
of NDMC. The 2Nos. 11KV incoming cables shall be laid from 33/11KV ESS of NDMC
to each 11KV ESS in basement for up to 5 MVA load and shall be in scope of this work.
To transform this supply to the useable voltage, step-down system is recommended,
inside the building in the basement for which space has been allocated.

There are total 2 Nos. 11KV/0.433 KV ESS allocated for distributing power to the
complete office building. The ESS-1 shall consisting of 2 Nos. 2000KVA for office block-
1 and 3 Nos. 1600 KVA Transformer for AC plant load. 11KV dedicated HT feeder shall
be provided to feed HT chiller load in the same ESS. Similarly the ESS-2 shall
consisting of 2 Nos. 1600 KVA for office block-2 and 2Nos. 2000KVA Transformer for
Office bock 3. Also 5Nos. 2250 KVA capacity HT DG set in two banks shall be provided
to cater the 100% power back up.

Power supply will be received through HT tariff meter installed by power authority.
Space allocation & access doors for VCB Room & HT metering shall be as per local
norms.

11 KV 3Cx300 sq.mm XLPE cables shall be laid in hume pipe and buried in ground
below at least 1050 MM deep from main 33kV HT panel of authority ESS to substations
which is located in first basement.

Each substation will contain 11 kV VCB panel consisting of vacuum circuit breaker
(VCB) incomer as well as outgoing to feed following 11/0.433 kV, 3 phase, 50 cycles
step down dry, resin cast type transformer with Off load tap changer through 11 kV
XLPE cables. All HT DG shall also be synchronized to distribution power with the DG
synchronizing panel.

Prefabricated sandwiched bus trunking Indoor (IP-55) suitable capacities, suitable for
415 volt, 50 KA, 3-Phase, 4 wire 50Hz AC supply complete with bends, expansion
joints, copper flexible end connections at both ends, earthing with 2 runs of Aluminium
strips of indicating sizes i/c necessary supports etc. shall be used for interconnection
between Transformer to LT panel.

Sandwich type rising mains will also be installed to supply power in tower to distribute
power to distribution panel at each floor. Every area shall have localized switching for
convenience and operational purposes. Distribution board controlled lighting shall be
considered for common and external areas.

11 KV cables shall be AL conductor, suitable for earthed system Alum. (E), Armoured
XLPE HT power cable as per IS7098 (part-2)-1985 amended up-to date.

All cables proposed shall be of copper/aluminum conductor, outer sheath FRLS, XLPE
type. Fire survival cable shall be used for Fire Fighting, Lift, Mechanical Ventilation
works, Fire alarm detection and PA system.

5.2 SELECTION OF EQUIPMENT

5.2.1 Electrical Sub Stations

These shall be total 9 Nos. 2000/1600 kVA, 11/.433 KV rated cast resin dry type
transformer proposed and shall be located inside the first basement of the building.

Transformer shall be provided with ON LOAD circuit taps in the range of + 5% to -10%.
There will be ON load tap changer on the H.T. winding controlled by automatic voltage
regulator to maintain constant voltage in specified range of variation and shall have
losses as per ECBC compliant as per IS amended upto date.

5.3 PANELS

All the panel shall be completely modular and compartmentalized with Form 4B
Separation as per IEC 61439. The panel shall be free standing floor mounted type. The
panel shall be manufactured as per IEC 61439.Automatic Power factor equipment
(Capacitor Panel) shall be installed to enhance the power factor to the value of 0.95 in
addition detuned filter shall be integrated with capacitor panel in order to suppress the
harmonics. All offices shall be provided with three phase power supply through dual
source electronic meters. Metering of power for each office shall be done through an
dual source electronic meter installed in the individual meter panel board located in
Electrical room at each respective floor. The LT cable on cable tray from floor metering
panel to isolator in individual office to be considered.

HT panels, Transformers, LT panels, Capacitor panels, Fire Fighting panel, Lifts panels
shall be provided with automatic gas based fire suppression system with linear heat
sensing trace tube complete as required.

6.0 UPS

(N+1) UPS Backup with standby arrangement with 30 minutes battery backup will be
provided 10 % lighting of all common areas including basement and for LV equipment’s
for avoiding a total blackout situation the DG Sets generally take about 15-30 seconds
to start delivering power.

7.0 DG SETS AND HSD YARD

A Provision will be made for 100 percent power back up. To meet the requirement of
back-up power, 5 Nos. 2250 KVA 11KV HT DG sets capacities in two banks have been
proposed and shall be synchronized. 30KL HSD Yard consisting of HSD tanks, pumps,
piping etc. shall also be provided as day storage tank.

8.0 INTERNAL LIGHTING

All common areas shall be provided with lighting fixtures. Office area shall not be
provided with lighting fixtures, as it will be taken care by the individual occupants as per
their requirement/design.

d) Estimated Requirement:

The estimated requirement after diversity is as follows:

Cooling requirement after 85% diversity = 7513 Tons

Equipment proposed = 4 Nos. 2000 TR Water-cooled HT Centrifugal Chillers


(3W+1S) & 2 Nos. 750 TR Water cooled LT centrifugal
chillers (Both Working).

Winter heating requirement after 85% diversity = 2380KW


Equipment proposed=4 Nos. 800KW Hot water generators (3W+1S)

e) Air Distribution System:

i) All areas will have independent air handling unit. All AHUs & HRWs shall be
double skin with 46±2mm thick PUF panels with 42kg/m3 density. All AHUs &
HRWs with mixing box shall be with thermal break profile.

ii) All AHUs & HRWs shall be variable speed type. All AHUs & HRWs shall be
with direct driven plug fan and VFD. All floor mounted AHUs shall be vertical
packaged type with factory fitted inbuilt electrical panel.

iii) All AHUs shall be with single cooling coil of 6 rows.

iv) All AHUs & HRWs will be with MERV-8 pre filters and second bank of MERV-
13 fine filters.

v) Factory fabricated G.I. sheet ducting shall be used to supply conditioned air to
various areas, supply and return grills / diffusers will be extruded aluminum
powder coated.

vi) All AC ducts shall be insulated with suitable thickness & density of fiberglass
wool insulation as specified in specification and indicative items.

vii) Duct acoustic lining shall be with 25mm thick factory laminated either Black
glass oven or oven or Tissue resin bonded fiberglass of density 32 kg/m3 on
the inner side of duct.

viii) All AHU’s room shall be acoustic lined on wall and ceiling with 25mm thick
Rigid Board of Glass wool one side aluminum faced and other side black glass
cloth lamination, density 70 to 80 kg/cu.m.

ix) UPS room, BMS room, fire control room, MDF room shall be provided with DX
split units with N+1 combination.

f) Piping System:

Piping shall be 2 pipe systems to provide either cooling & heating.

Main plant shall supply chilled/hot water using insulated M.S.‘C’ Class piping. Whereas
condenser piping shall be M.S. ‘C’ class without insulation.

Chilled water piping shall be duly insulated with 80kg density resin bonded preformed
fiber glass pipe section covered with a layer of 120 gm/sq.m polythene sheet (vapour
barrier) and finally applying 0.63mm aluminium sheet cladding. Thickness shall be as
per DSR 2016/ CPWD-HVAC-2017.

g) Fresh Air System:

Fresh air shall be as per ASHRAE standard 62.1.2010. In addition to this 30% extra
shall be considered as per green building requirement.

Fresh air shall be provided using heat recovery wheel units. Minimum efficiency of
wheel shall be 70%. In heat load calculations only 30% benefit for same shall be
considered.

Fresh Air units shall be with multistage filtration PM10, PM 5.0, PM 2.5 along with
100mm thick chemical filters to absorb harmful gases Sox, Nox, H2S etc. & PHI cells
to remove biological contamination, VOCs, bas odour.

10.3 MECHANICAL VENTILATION & PRESSURIZATION SYSTEM

To be provided as per NBC 2016 and as required by the Fire authority.

11.0 SOLAR PANELS


SOLAR STREET LIGHT POLE WITH BATTERY BACKUP & PROVISION OF
ELECTRICAL WORK FOR SOLAR PHOTOVOLTAIC PANELS

Total 20% solar lighting pole out of total 100% street light shall be solar back up street
light pole with LED lamp fixtures with battery back-up with solar panel.

The scope shall include detailed designing and fabrication/execution of electrical wiring
provision work for apartment lighting from solar panel at terrace for 1% solar photo-
voltaic solar panels capacity of total electrical load at terrace..

12.0 SEWAGE TREATMENT PLANT – MBR TECHNOLOGY

12.1 Capacity – 900 KLD

Domestic sewage effluent from the units will flow through Bar Screen, Oil Skimmer and
collected in equalization tank. The homogenized and mixed wastewater in the
equalization tank shall be pumped through fine screening before entering the MBR. An
internally-fed screen with punched-hole openings less than or equal to 2-3 mm in
diameter with no possibility of bypass or carryover is absolutely required to maintain
both membrane warranty, and optimal MBR operation.

Provision of Anoxic Tank shall be kept for de-nitrification in the system Effluent from the
Equalization tank and Return Activated Sludge (RAS) being pumped from the
membrane tank must be mixed and fed into the bioreactor tank.

Biological trains shall be equally divided into single/multiple trains on hydraulic loading
and shall be operated in parallel. Each train shall comprise of an aerobic tank. For
Nitrogen removal, bioreactor shall additionally consist of Anoxic zone of suitable size
Influent wastewater and re-circulated sludge shall be divided between all the biological
trains as it enters each aerobic tank.

Biological process blowers and fine bubble diffusers in the aerobic tanks shall provide
the oxygen required for the biological process as well as the mixing energy required to
keep the mixed liquor in suspension. Dissolved oxygen shall be monitored in each
aerobic tank to achieve a desired set point of 2 mg/L. The mixed liquor shall overflow by
gravity from the biological tanks to the membrane tanks where the solid/liquid
separation takes place by means of the vacuum created by the process pumps. The
permeate shall be stored in the permeate storage tank.

The mixed liquor from the end of the bioreactor aerobic zone shall proceed by gravity to
the membrane filtration basins. At the outlet of each aerobic tank and inlet of each
filtration basin there shall be an isolation valve. Flow shall proceed by gravity through
the valve. The sluice gate valve/isolation valve can be used to either isolate of the
membrane tank (i.e. during cleans). Plant demand shall be controlled by the feed flow
into the system and can be trimmed by the level in the bioreactor/membrane tank.

One permeate pump per membrane train shall be employed to draw water through the
membranes. Treated water shall flow from the permeate pump to the final disposal
point. Under normal operation and average day flow conditions, permeation is stopped
for a specific period of time at regular intervals. This membrane relaxation period,
combined with air scouring, effectively removes solids that have accumulated on the
membrane surface or within the fibers and reduces electrical costs.

Same permeate pump with valving arrangement shall be provided for back-pulsing the
membranes. From membrane tanks, Permeate pump shall draw treated effluent
through the pores of the membrane fibers and into the back-pulse tank. Once full, the
treated effluent is automatically diverted away from the back-pulse tank to a final
disposal point. Clean water (permeate) is suctioned through hollow fiber membranes by
centrifugal permeate pumps. The membranes shall be air scoured with required
capacity of membrane aeration blowers fitted with Mechanical Variable speed drive or
with pulley arrangement. Waste activated sludge (WAS), shall be removed to the sludge
handling facilities via a side stream on the discharge from the membrane tank by
pumping in a controlled manner.

13.0 WATER TREATMENT PLANT

13.1 Transfer Water Pump-Water is feed to ACF, MGF for treatment.

Water supply pumps shall be suitable for clean water. Pumps shall be multistage, Inline
vertical, centrifugal pumps with SS/CI casing, stainless steel impeller, stainless steel
shaft, CI base with CED coating and directly coupled with TEFC induction motor of
class "F" insulation & efficiency class IE-2, 2900 RPM, IP 55 enclosure, suitable for
operation on 415 volts ±10%, 3 phase, 50 Hz, A.C. supply

a) Hydro pneumatic systems (With Variable Frequency Drive)

a.1) Compact packaged type skid mounted, self-contained variable frequency drive
hydro pneumatic system. The skid mounted, factory assembled hydro-
pneumatic system shall be provided with pressure transmitters, frequency
convertor for noiseless operation of the pump at varying duty point. The
convertor shall be provided with short circuit safety, earthing, over current, under
voltage protection. The pump shall be complete with suction and delivery pipe.
The system shall comprise of multiple pumps working and one stand-by to meet
the system discharge requirements.

13.2 PRESSURE SAND FILTERS

a) Water filter shall be of dual media pressure filter of downward or upward flow
type suitable for a rate of filtration given in Indicative ITEMS.

b) Filter shall be vertical type of required diameter. The shell shall be fabricated
from M.S. plate suitable to withstand a working pressure of 3 Kg/cm2. The
minimum thickness of shell will be 10 mm and dished ends shall be 12 mm. The
quality of Steel shall be as per IS: 2062 Grade B, thickness as per ASME
Section 8. The filter shall have at least one pressure tight manhole cover.

13.3 PLANT ROOM DRAINAGE SUMP PUMPS

a) Sump pump set shall be compact, mono-block, submersible type with class “F”
insulation of suitable capacity & RPM operating on 415 volt ± 10%, 3 phase,
50Hz AC supply, with non-clog free flow open CI impellers, CI casing (Pump &
Motor) and having solid handling capacity of required size for lifting domestic
sewage or muddy water/drainage as specified in Indicative ITEMS.

14.0 AUTOMATIC ADDRESSABLE FIRE ALARM AND DETECTION SYSTEM

All the areas in the building shall be provided automatic fire alarm and detection
system. The system shall include all the devices like multi-criterion detectors, RI, control
module, monitor module, panels etc.
