This DEED OF SALE, made and executed by and between:

Orionland INC., represented by MR. WI CHUN LIM, of legal age, korean with business address at 10-18
St. West Bajac-bajac Olongapo City, hereinafter known as the SELLER.

SK MACHINE & PARTS PHILS INC., represented by MR SEUNG KWANG OH, of legal age, Korean, with
business address at 82 Ramon Delfin St. Brgy Marulas Valenzuela City herein after known as the BUYER.

FOR AND IN CONSIDERATION of the sum of ONE MILLION TWO HUNDRED THOUSAND PESOS ONLY
(Php1,200,000.00), Philippine Currency, to me in hand paid to my full satisfaction by the BUYER, DO HEREBY SELL,
CEDE, TRANSFER and CONVEY unto the said BUYER, his/her heirs and assigns free and clear of all liens,
encumbrances, or claims whatsoever that certain unit and more particularly identified as follows;

That, I hereby warrant unto the said BUYER full ownership of the above described unit free from liens and
encumbrances, in favor of any person or entity.
