DEMAND LETTER AND EJECTMENT SUIT

Dear Mr. Jun Miranda:

We are writing on behalf of our client, Mr. Ian Alba.
Mr. Alba informed us that you defaulted in the payment of your rentals for six (6) months
starting from October 01, 2017 to March 30, 2018. The cost of monthly rental is FIFTY
THOUSAND PESOS (Php50,000.00).
We would like to inform you that your non-payment constitutes a clear violation of my
client’s right which gives rise to an action for collection with damages and/or ejectment
suit in favor of my client.
Accordingly, if my client, Mr. Alba could not receive a full payment for the six (6) months
unpaid rentals in the sum of THREE HUNDRED THOUSAND PESOS (Php300,000,00)
within fifteen (15) days from your receipt of this letter, we will constrained to file all
necessary legal actions against you in order to protect our client’s interest.
We trust that you will fully cooperate with us in order that we can settle this matter in the
most mutually fair and expeditious manner.
