Project Brief Description :

Mr. and Mrs. VILLANUEVA commissioned you to be his ARCHITECT for his newly bought 1,000 sq.m. lot ( 20.00
M. x 50.00 M. ) located in LA VISTA HEIGHTS in Quezon City, The couple hired you to design their dream house for
their growing family, the restrictions and setback required for the lot based on its project classification and zoning
are ; Front 4.5 Meters. and the rest are 2.00 Meters. The couple wants their house to be designed in ZEN style of
Architecture. To maximize the floor area, the Owner asked you that the ground floor footprint should be the same
as the floor area of the second floor.

Problem :

1. Being the commissioned Architect, what are the initial things or steps that you must first show, prepare
and explain to the Client as their Architect before any works or services are to be done?

2. If the couple hired you before they bought the lot or their property in LA VISTA and seeks your advices in
choosing a property, what are the services you can provide to them to be able to guide the Owner and
likewise will guide you and will serve as your references in regular design services?

3. In relation to Item No. 2, The manner of providing services, after the initial meeting, conversation and
correspondence with the Client what must you submit in your proposal for the PRE-DESIGN SERVICES?

4. The Owner asked for a budgetary estimated cost of their project based on the maximum floor area that
you can derive from their property, as per the instructions and taste of luxury of the Owner, you have set
a construction cost / sq. m. of Php 20,000., How much will be the estimated project cost of their house?

5. How much is your PROFESSIONAL DESIGN FEE based on the Architects Code & show the manner/schedule
of payments per phase?

6. The Owner asked you to prepare or give to them the full information as to his requirements and
documents pertaining the details of the project and the lot, what are those that you need to prepare and
give to the Owner?

7. The Owner have asked you to do the different testing needed for the lot and the pay for the other
services, & informing you to deduct the amount to your design fee, how much % will be deducted based
on SPP 2010?

8. The Owner wants you to have a separate contract but with other engineering allied professionals, how
much % does you have to pay for the other professionals based on the type of project which is
residential?

9. After preparing the building permit documents, to whom you will personally apply the permits in behalf of
your Client?

10. Is it okay to request a partial payments from the remaining 10% of your regular design fee after you have
been paid upon completion of contract document phase? and why?
