To automate your lead generation, you need to create a winning Facebook ad (or
ads) that consistently bring leads into your pipeline day in and day out… it’s that
simple.

Even if you have never run a Facebook Ad before they are actually quite simple to
setup with a little guidance. Once you have an Ad that works, you can let it run for
weeks or months without needing to create a new one!

By directing your traffic to Messenger, instead of a landing page or other


destination, you are able to build a database of anyone who clicks on your ad if
you have a Messenger Bot connected to your Facebook Business page.

By using ManyChat.com, you can quickly setup a Messenger Bot on your business
page to start building a database.

So what does a winning Ad look like that you can model to get leads for $1-2
everyday?

Follow these steps to get a winning Facebook Ad going that brings you leads
every single day like clockwork:

Inside of your Facebook Business Manager Ad Account, create a new Ad campaign.


Select “housing” in the Special Ad Category, then set the Campaign Objective as ‘Messages’:
Under the Ad Set, target:
- People who live in this location
- 15 mile minimum radius around your city
- Age: 18 - 65+
- Gender: All
- Exclude Realtors (optional)
- Get your Potential Reach between 100K-2M
- If your reach is too high, add Detailed Targeting
- Interests: ‘Zillow’, ‘realtor.com’, ‘Trulia’, ‘Redfin’

Model the Ad Template below, and Split Test 3-4 different images or videos. A different
image/video could mean the difference between leads costing $10 per result, or $1 per result.
Don’t give out too many details in the ad - you want them to click on it to get the details so you
capture them as a lead:

Under Messenger Setup, connect your Ad to your Messenger Bot by using a quick reply as a
keyword trigger:
Go to ManyChat.com and create a new account if you haven’t done so already. You can use a
Free Account but the Pro Account is worth way more than the $10/month that it costs.

To get started, add this free flow to your bot by clicking this link.

Click ‘Save To ManyChat’ in the lower right, then the blue ‘Save Flow’ button next to your target
page. Inside ManyChat, head over to ‘Automation’ in the left pane, then ‘Keywords’. Then, click
‘+ New Rule’ in the upper right:

Add a new Keyword - we’ll use ‘Lime St’ as our example, then click ‘Create Keyword’:

Next, click ‘Select Existing’ to attach our newly added flow:


Now, type ‘real estate bot’ to search for the flow, click the flow we installed, then click ‘Select
This Flow’ in the lower right:

To edit this flow, just click on the flow name:

then ‘Edit Flow’ in the top right of your screen. You’ll now be presented with the editable flow,
inside the flow builder:

Note: these flows have been built specifically for the free version of ManyChat, meaning they’re missing some key elements
which can improve the flow. With the Pro version of ManyChat, there are many more functions and features to capture more
data inside of the flows.
Now, simply follow the notes to make changes to the flow, customising it to your desired value,
remembering to hit ‘Publish’ after any changes made. For the ‘ADD YOUR MESSENGER BOT
DIRECT LINK HERE’, we can go back to ‘Dashboard’ in the left pane, and in the upper right you’ll
see your Bot’s direct URL under ‘Bot Link’:

Now, your flow’s ready to go! To demo it, hit the ‘Preview In Messenger’ button:
Step #2: Qualify Leads Automatically Using
A Messenger Bot

Alright, now that the hard part is done, let’s go over the things that are working
for you automatically in your Messenger Bot.

Through your new Messenger Bot in ManyChat, you are able to capture the leads
that come through your Facebook Ad, and send them through the automated
buyer or seller consultation that has been built in ManyChat.

Your bot will ask your leads the same questions you would ask them in a buyer or
seller qualification consultation.

So, instead of wasting your time with all the leads you’re getting, you can choose
to focus on the leads that are ready to buy and/or sell NOW.

Your Messenger Bot will ask the questions to qualify them and see if they are
actually ready to buy/sell and speak with an agent - if they aren’t, then they are
now in your database to follow up with.

Inside your flow you set up in the previous step, there’s another flow called ‘Home Buyer Flow’:

Note: Again, this flow was built for the free version of ManyChat and will get the job done, but the Pro version works much
better.
This flow asks specific questions about what type of property they’re looking to buy. This flow is
ready to go as is, but do have a browse around each step and feel free to make changes.

The last step of the flow lets them know you, as the agent, will reach out to them to schedule an
appointment or help them further their home search!

Step #3: Follow Up With Your Database

Without Using Email
Email marketing is dead - you’d be lucky to get over a 20% open rate.

Messenger get an 80-90% open rate… now, that is the future!

We all know that the fortune is in the follow up, but how are you following up? Are you using
ineffective or time consuming methods?

It might be time to upgrade and automate your follow up.

Writing and creating follow up sequences in a Messenger bot isn’t difficult… however, it can be
pretty time consuming to create them.

We will show you what you need to do on the next page…


Automate Follow Up With Your Bot!

Your follow up is built all inside ‘sequences’.

Head over to ‘Automation’, then ‘Sequences’ inside ManyChat. Next, click ‘+ New Sequence’ in
the upper right:

Name your sequence whatever you’d like, then hit ‘Create’. Next, schedule when you want your
messages to be sent, by clicking ‘After 1 day’ next to your message:

Here, you can change the time and delay of when your message will be sent. Just click ‘Save &
Update Schedule’ when you’re done.
Next, hit ‘Create New Reply’.

As you can see, ManyChat gives you lots of options to create a response to send. Simply click on
‘Starting Step’, and linking your website URL, adding a button, adding a ‘Call Number’ direct
action, inserting a video or even just sending a basic message are all easily done. Have a play
around with the possibilities here and see what works for you, for example adding a button to
open a website:

Whatever you decide to do, make sure to hit ‘Publish’ in the top right of your window to commit
the changes!
Next, go back to your sequence using your browser’s back button, and click the toggle to make
it active:

You can add as many follow up messages to your sequence as you like, and schedule them
individually just like you did the first. Just click the ‘+ Message’ button:

Once you’ve created a sequence, you can add it to any flow you’ve made by using an action.
Head to the flow you want, and choose ‘Edit Flow’ in the top right. We’ll use the ‘New Listing Ad
Flow’ we installed earlier:
Click the toggle on the ‘Home Buyer Flow’ card, then click ‘+ Actions’:

Click the new step to edit, then, add the action in the sidebar by clicking ‘+ Action’:

Then, click on ‘Subscribe to Sequence’:


Type in the name you chose for your sequence you made earlier in the box, and select it drop
the drop down list:

Hit ‘Publish’ in the top right of your screen, and you’re done!

Now, I know what you’re thinking…. This is going to take too much time to set up..

Bonus Secret: How To Close 60 Deals a Year
Without Spending a Dime with Zillow…
Using The Real Estate Messenger Bot

Ok, here is the bonus secret to closing 60 deals a year. Follow these steps…

Run Facebook ads to your Messenger Bot (copy what we showed you above)

Get subscribers for about $1.50 from your FB Ads = $4,500 = 3,000 subs

You can spend that in 2 months or 12 months

Even if it takes 50 leads in your database to close 1 deal a year…


3,000 subscribers will equal 60 closing (hint: closing ratio is better than 50:1)

60 deals @ $200k closing x 3% commission = $360K GCI

So, we just turned $4,500 in marketing dollars into $360,000…

EVEN IF you only closed half of that, that would still be $180,000 GCI!

In The Millionaire Real Estate Agent book, Gary Keller says if you have a database of 1920
people getting followed up with 33 times a year (which the Real Estate Messenger Bot will do

So 1920 x $1.27= $2,438.... to create a database that will generate 320 deals a year for you???

320 deals x $200k (average home price) x 3% (commission) = $1,920,000 GCI a year!!!

Moral of the story is, you need to be spending more on Facebook Ads. If you can only afford
$5/day, start there... but as soon as you close a deal, INVEST that money in something that you
can see a direct ROI from.

Your number one job in Real Estate is LEAD GENERATION. If you don't have leads, you don't
have a business… and remember, The Fortune is in The Follow-up!
