Property Inspection checklist

Property

- Dimensions
- Location
- Public Transport options
- Is there a lot of noise from traffic
- Any signs of termites
- Large developments in the neighborhood
- Ratings of local schools
- Any signs of rising damp
- Are there any strange odours
- Cracks in the drive
- Is their air conditioning and or heating in every room
- Check all the doors close (sign of movement in the foundations)
- Drive past in the evening for noise and light levels

Kitchen

- Check the appliances that are fixtures


- Under sink linkage
- Size of Fridge space
- Is the oven gas or electric
- Does the window close well
- Is there a smoke detector

Bedrooms

- Good light
- Noise levels
- Night time light pollution
- Size
- Wardrobes big enough
- Room for your furniture
- Any cracks
- Do doors swing in a convenient manner

Bathrooms

-signs of leaking taps/pipes

- any signs of mould?

- Check the water pressure

- Do the drains flow easily

Garden
- Any signs of rotting trees
- Are there branches in the gutters
- Can you see the state of the solar panels (if any)
- Any signs of leaking pipes
- Any cracks
- Is the yard accessible for garden/building equipment
- Does any decking or structure look sturdy, any signs of rot
- If there is a pool, is their fencing, does the gate close properly

Contract and section 32

- Have the contract professionally reviewed by a Solicitor


- Read through the special conditions
- Check through the certificates attached to the section 32 notice
- Check the zoning of the property
- Read through the Owners Corporation minutes for issues in the building
