1. Business Case and Project Charter

Customer: Client

The goal of this project is to renovate our condo and resell it for a high market price so
that we can use the extra funds to purchase a larger home. The total cost of the
renovations to the house should not exceed $100,000. By the 16th of January 2022, all
upgrades and cleanup must be completed. The initial plan was to renovate only the
kitchen, but the client realized that renewing their lease to sell and buy wouldn't be
enough, so they sought advice from their real estate agent, who suggested renovating
the entire condo, or painting it and replacing the old appliances with new ones.

Project description:

From design, planning, and demolition to kitchen completion and inspection, the project
will cover every aspect of a kitchen renovation. The 1000-square-foot house will be
renovated in a modern style, with a kitchen, two bathrooms, and two bedrooms. The
project will cover all aspects of a kitchen renovation, from design, planning, and
demolition to kitchen completion and inspection. The house, which is 1000 square feet
in size, will be renovated in a contemporary style (kitchen, two bathrooms, and two
bedrooms).

Renovate a 1.000-square-foot home with four bedrooms, two bathrooms, and one
kitchen to meet all safety regulations and standards in a timely and efficient manner.
The client wants a modern design that will accommodate their five-person family while
also allowing them to entertain large groups of people and provide everyone with the
professional kitchen they desire. The objectives are to stay within budget, complete the
project in 12 weeks, and use durable, energy-efficient equipment, appliances, and
materials.
Because the client does not want to leave their home while it is being renovated,
keeping it safe and usable for them is of the utmost importance.

High-Level Requirements:

-Obtain at least three bids from various contractors;

- Plan on hiring a design firm to renovate the kitchen and two bathrooms.

- Obtain permission from the property management for renovations.

- To renovate the condo, obtain the necessary city permits.

-To avoid conflicts with our residents, plan and secure the elevator booking schedule.

- Mechanical, electrical, plumbing, paint, cabinetry, flooring, and appliances must all
meet Codes Canada safety and efficiency standards.

- While the renovations are being completed, rent a temporary residence.

- To relocate all household items such as televisions, clothing, and so on, rent a storage
unit.

Cost:

High-Level risks:

-High-level risks include exceeding budget and falling behind schedule as a result of
underlying issues in the existing kitchen that was not discovered until after it was
demolished.

- The condo's inaccessibility is the result of a significant transformation.

- Overspending due to unanticipated expenses.

-Negotiating with family members on how to handle the situation of leaving the condos.

1-Introduction/ Background

The home renovation business is an ever-growing business as many more families


decide to remain in their current residences instead of moving. Since there are
numerous companies that claim to be home renovators, a study was undertaken to
examine the costs that these companies charge for home renovations.

2.0 Business Objective

Aside from necessary repairs, your home renovation should improve the function,
comfort, and convenience of your home. To do so, you'll need to establish some broad
objectives for your project and decide on your priorities.

There are three important aspects you should pay particular attention to:

1-Space utilization

2- Light and brightness


3- People movement: What are the traffic patterns in each room of your house? Is a
room connected to other frequently used areas of your house, such as the kitchen or
bathroom, and does this conflict with the activities you have planned for it?
3.0 Current Situation and Problem/Opportunity Statement

We've lived in a house for years and decided it's time for an upgrade, or we've
purchased an old property that needs some TLC before it can be considered a dream
home. Renovating allows us to tailor any space to our specific requirements. There's
something incredibly satisfying about transforming what's there into what's possible,
but the path to a perfectly renovated home is rarely smooth. The passage of time can
be harsh on homes, and once the renovation process begins, it is common to discover
previously unanticipated issues hiding beneath that old wallpaper. While hidden issues
can occur during any renovation project, they should never get in the way of our
dreams for our homes.
4.0 Critical Assumption and Constraints

Assumptions: Namely,

We will have access to all of the resources you require.

Cheap labor will be available during the rainy season.

The next meeting will include all relevant stakeholders.

Our members possess all of the necessary abilities.


All of the equipment functions properly.
The supplier will deliver consumables on time.

Constraints :

1- Design Constraints include :

Technology, skills, plants, materials, labor, and so on are all available.

The financial situation.

Specific performance standards.

Form of the site, boundaries, conditions, and neighboring properties

Access to the site, rights of way, rights to light, and so on.

Infrastructure in the community.

Planning and building regulations impose constraints.

Date of completion

Climate conditions in the area.

2- Technical constraints:

Tolerances for building work, available storage or handling areas, site access routes,
service coordination, and so on.
3-Economic constraints : Such as the availability of a local workforce, the level of
competition between consultants, contractors, and other suppliers, rules on taxation,
and so on.

4-Management constraints:

Include specific shift patterns, overtime requirements, project resource allocation,


safety procedures, working practices, environmental and social policies, union
agreements, and so on.

5- Legal constraints:

This project must first obtain planning permission and meet certain criteria for
approval, and planners can impose restrictions and request improvements in order to
obtain permission.

6-Time constraints :

Third parties may impose time constraints, such as planning permission expiry dates
or the need to begin or complete work before legislative changes take effect (such as
changes to the building regulations).

7- Environmental constraints:

The use of environmentally friendly or hazardous materials.


Carbon emissions and energy consumption
Pollution or contamination of the air, water, or ground.
Management of waste and water.
Noise, vibration, and dust
Transportation and traffic.
Ecological preservation.
Adaptability to climate change.

Design with the intention of deconstruction and disposal in mind.

8- Social constraints:

Public concern and media pressure can often force a project to be scrutinized more
closely and subjected to tighter constraints.

9- Third parties:
may include central and local government, neighbors, other dependent projects,
unions, statutory authorities, statutory undertakers, the supply market, and others.

5.0 Analysis of Option and Recommendation

6.0 Preliminary Project Requirements

1- Examining our Home Renovations Plan. Do we know why each item is there? If not,
get in touch with the Renovation Partner who gave you the Plan.

2- Determining which aspects of the Home Renovations Plan are most important to us.
If we're unsure, Our Renovation Partner can help, or we can speak with our Council's
Eco-Design Advisor if they have one.

3- Coordinating stages: Some renovations appear to be in a natural order. Use this


opportunity to inspect your wiring and plumbing while opening your walls for insulation.
Similarly, any plumbing or wiring work in the ceiling cavity or under the floor should be
completed before laying down insulation. Depending on your priorities, you may
choose to work on specific areas of your home first, such as the front rooms, or
specific parts of your home, such as the ceiling cavity.

4- Timing: "The never-ending renovation" is a common renovation issue. At the outset,


we must carefully consider our budget and priorities. It is easy to get sucked into doing
more than we intended.

9.0 Potential Risks

Flooding and power outages.


Creepy creatures, to say the least.
Asbestos and lead were released.
Damage to the foundation.
Hearing loss is a problem.
Exposure to materials with a high volatile organic compound (VOC).
