SPECIAL POWER OF ATTORNERY

This Power of Attorney is made at Dehradun on 21st Day of April 2021

BY

Mr. Gaurav Kapoor age 37 S/O Mr . Sourav Kapoor R/o Rajpur road 22 mayur
vihar privet Sussex house no. 33 Dehrdun presently residing in House 44 lal
chowk Jammu Aadhar no. (655782221365) …….herinafter refer as EXCUTANT

IN FAVOR OF

Mr. I.G Shegal S/o Nariman Shegal R/o Vasant Vihar house no. 34 Dehradun
Uttrakhand 248001 Aadhar no. (122232459887) hearby my as lawful attorney
(Refer as attorney )

Any whereas EXCUTANT is the owner of property plot no. 33 bigha no.(221)
Rajpur road 22 mayur vihar privet Sussex house no. 33 Dehradun Uttrakhand
248001 .

AND WHEREAS the Executant is Presently residing at Jammu and it is not


possible for the Executant to go over personally to Dehradun Uttrakhand to sign
any document or Deed or for the presentation of the documents for execution and
for registration of the Sale/ Conveyance deed for the said property.

AND WHEREAS the Executant hereby appoints his family lawyer as the
aforesaid Attorney on her behalf to do the following acts or things which are
hereinafter mentioned;

1. To Manage, Control and supervise the aforesaid property in all respect, to sign
the Sale Deed and to get the same registered with the Registration Authorities. He
can sign all kinds of forms/affidavit/undertakings documents etc. which are
necessary on my behalf. He can also obtain supplemental rectification Deed/
correction deed for the said property in due course.

2. To give the possession and get the sale/conveyance deed executed on behalf of
the Executant, and to execute any such deed, agreement, undertaking, bond, letter,
certificate, any document related to name addition/deletion/substitution etc., in
respect of the said property.

3. To receive the Sale consideration, give statements and do all other acts deeds
and things which are necessary for the same.

4. To apply and obtain the necessary sale permission through the concerned
departments, a NO OBJECTION CERTIFICATE or any other form, (if required)
on the behalf of the executant.

5. To sign all kinds of prescribed forms/ affidavit/ undertaking/ document on my


behalf.

6. To deposit House Tax, Electricity and Water Charges or any other dues and
demands to the concerned authority.

7. To execute, sign and present all kinds of suits, plaints complaints, Appeals,
Revision, Statement, Applications, in connection with the aforesaid property.

8. To proceed with the conduct of all court proceedings for the said property and
also will authorized as deemed advocate

9. To compromise compound or withdraw court cases, to appoint architectures to


proceed with arbitration proceedings, to engage lawyers, to deposit and withdraw
money, to execute decree, to receive and recover the decreed amount, issue
receipts and to take necessary steps for the purpose.

10.To appoint anyone else as further General Power Attorney Holder with such
power as are considered necessary by for the said property and to delegate all these
powers to the said Attorney.
11.To appear before any court or authority for the purposes of any matter relating
to the registration or any other proceedings connected with the said property.

12.To do all such acts and things as may be necessary for the above-mentioned
purpose.

And the Executant hereby agrees that all such acts, deeds or things done by the
said attorney by virtue of the powers granted under this instrument shall be
construed as acts, deeds, and things done by the Executant in person and they
undertake to ratify and confirm all and whatsoever that the said Attorney shall
lawfully do or cause to be done there under
