FIT-OUT GUIDELINES (FOG)
The terms, conditions and rules stated herein, as defined by LESSOR, serve as a guideline for the fit out works and describes
the rights and obligations of LESSEE.

Building Technical Specifications are available upon request.

A.3 Pre-construction Meeting

A pre-construction meeting between LESSOR, LESSEE and their awarded contractors will be arranged prior to the handover
date to discuss the fit-out procedures that may require further clarification, so as to ensure that LESSEE’s proposals are
compatible with the building design.

LESSEE shall be responsible for coordinating with LESSOR’s accredited contractors for base building provisions (e.g. Fire
Protection, Air-conditioning, etc.) related to LESSEE’s fit-out works including negotiation of cost, rates and scope of works.

LESSOR shall not be responsible for any works undertaken that may cause any delay or unsatisfactory work arising from
such work by the accredited contractors. LESSOR shall also not be held responsible for the act, neglect or omission of the
accredited contractor.

A.4 Handover of Leased Premises

The Premises shall be physically turned over to LESSEE and acknowledged by signing the Handover of Leased Premises Form
(Annex “E”). The Handover Date shall be the date specified in the Contract of Lease.

A.5 Construction Plans

LESSEE’s designers, consultants, and/or contractors must do an actual site verification and configuration of the Leased
Premises and location of utilities for accuracy in the design and planning stage prior to preparation of the construction plans.

LESSEE shall submit 20” x 30” construction plans in blueprints of all trades, where applicable.

The Construction Plans shall be (a) signed and sealed only by duly-licensed professional Architects and Engineers, and (b)
signed and acknowledged by LESSEE and/or its duly-authorized representative. The Construction Plans shall comply with the
requirements set forth in Section B below.

A.6 Building Permit

LESSEE shall submit a copy of its Building Permit Application, duly received by the pertinent Local Government Unit, and
signed by LESSEE and/or its duly-authorized representative. Upon approval, LESSEE shall immediately furnish a copy of its
Building Permit.

A.7 Contractor’s All-Risk Insurance (CARI)

LESSEE shall submit a copy of the CARI policy prior to construction from a reputable insurance company equivalent to the
amount specified in the Contract of Lease, LESSEE-supplied materials and surrounding properties of the Leased Premises; it
extends to cover liabilities to third parties due to bodily injury and even death and property damage in the course of
construction in the building arising out of or in connection with the fault or negligence of the LESSEE, its contractors,
suppliers or workers undertaking such construction, renovation and fit-out or the failure of LESSEE to comply with this FOG
and House Rules and Regulations and all other requirements prescribed by LESSOR for the performance of such construction
or renovation work. In no case shall LESSEE be allowed to construct in the premises without the CARI.

A.8 Payment of the Security Deposit, Advance Rent, and Construction Bond

LESSEE shall submit proof of payment of its Security Deposit, Advance Rent, and Construction Bond prior to start of
construction or Handover Date. In no case shall LESSEE be allowed to construct in the Premises without payment of these
charges.

Construction Bond stands as security for the immediate repair or reconstruction of any damage caused to the property of
LESSOR or injury to any person. The Construction Bond shall be returned to the LESSEE without interest after the

completion of construction or renovation work, less any construction-related charges due to LESSOR, subject to LESSEE’s
compliance with all the conditions specified for the return of the Construction Bond under this FOG and House Rules and
Regulations, except when the amount recovered is not sufficient to answer for the liabilities secured by the construction
bond.

A.9 Authorized Signatories and Emergency Contacts

LESSEE is required to provide names of its authorized representative/s for construction works within the Premises by
accomplishing the Authorized Signatories and Emergency Contacts Form attached as Annex “F” indicating their respective
contact numbers and signatures for better control and security. All contact information shall be kept in strict confidence
under the responsibility of the LESSOR.

A.10 Utility Tapping Permit

LESSEE shall secure a tapping permit from LESSOR prior to tapping to all building utility provision and supervised by LESSOR
(i.e. electricity, water, exhaust, fresh air, chilled water, gas, etc.).

LESSEE shall provide a temporary electricity and water meter with a Certificate of Calibration from the pertinent regulatory
bodies.

B LEED OVERVIEW (refer to Annex H: LEED Tenant Design and Construction Guidelines)

C REQUIREMENTS FOR REVIEW (Construction Plans Detailed Requirements)

Within seven (7) working days from the date of receipt of LESSEE’s construction plans, LESSEE will be advised of approval
OR revisions to the plans. LESSOR will process resubmitted Plans with incorporated revisions within seven (7) working days
from the date of receipt.

Approved construction plans are required to commence fit-out works. Any additional revisions to the approved plans shall
require another approval in writing of LESSOR. The approval of plans does not in any way imply the suitability of
specifications nor guarantee the adequacy of materials used.

All plans shall:

a. contain a legend of symbols;


b. indicate the specification of materials used; and
c. be signed and sealed by duly-licensed professional Architects and Engineers

LESSOR shall return to LESSEE nine (9) sets of the approved Construction Plans:

- Seven (7) sets for Building permit application,


- Two (2) sets for LESSEE’s use and implementation. LESSEE shall keep one copy at the Leased Premises during fit-
out at all times.

LESSOR accepts no responsibility for ensuring that the proposals are neither suitable for the LESSEE’s purposes nor imply
that LESSEE’s proposals will be acceptable to the relevant local Government Authorities.

C.1 Architectural Plans – 10 sets

C.1.1 Architectural Drawings.

a. Floor plan;
- Internal layout including fittings and fixtures specifying materials to be used.
- Any wall or partition that LESSEE wishes to build or dismantle specifying materials to be used.
b. Interior elevations;
c. Sections;
d. Floor pattern layout;
e. Reflected ceiling plan;
- Details and location of proposed lighting, sprinkler and FDAS layout, air diffusers, level of
false ceiling and P.A. system, etc
- Any partition which penetrates into the ceiling void and detail of work inside the ceiling void
and material used.

f. Perspective / 3D views (interior and exterior);
g. Shopfront elevation;
h. Materials / finishes sample board; and
i. Fitout schedule of work.
j. The location of any unusual heavy loads

C.1.2 Signage Drawings.

a. Front and side views of signage box, indicating the size of letters;
b. Isometric drawing showing the details of signage face and lighting; and
c. Specifications of materials used for lighting, box, and letters.
d. The Detailed Specifications and Measurements
e. The Power Load schedule

C.1.3 Structural Drawings. For the mezzanine, vault areas, medical facilities, ceiling/roof mounted equipment,
or for such other installations as may be required by LESSOR, shall consist of the following:

a. Design and structural load computations for mezzanine and vault areas (duly certified by a
Structural/Civil Engineer) subject to review and approval of SM- EDD Design;
b. Structural details and material specifications; and
c. Floor Framing Plan, which shall include details of connection to existing structures.
d. Proposed works required to spread the loading of heavy equipment, if any, complete with
calculations

C.2 Mechanical Plans – 11 sets

C.2.1 Airconditioning Plans.

a. Ducting system and accessories layout and shop drawings;


b. Chilled water piping and accessories layout and shop drawings
c. Reflected Ceiling Plan (supply and return air diffusers) and return air grilles and air flow volumes
for all control valves.;
d. Control Schematic Diagram showing all fan coil units complete with specifications of all major
components including sizing information;
e. Mechanical Equipment Schedule and Specifications;
f. Cooling Load Estimation Data for each air conditioned area;
g. Modifications to branch ductwork and/or ceiling diffusers must be clearly indicated on the
submitted plans, which shall be for LESSOR’s advance written approval. These modifications shall
be undertaken at LESSEE’s expense; and
h. All chilled water branch line piping and equipment (e.g. fan coils, control valves, etc.).
i. The Plan View indicating duct work, main duct, branch ducts to main, new ducts to be installed,
sizes for all ductwork shown, location of manual balancing dampers, point of connection for new
duct to existing duct, outdoor unit characteristics, refrigerant piping to be installed ,piping to be
installed, sizes of all piping shown, location of all piping accessories (i.e.; isolation valves, control
valves, pressure gauges, y-strainers and temperature gauges), proposed tapping point to mains, fan
coil units and detailed drawing of hangers and supports.
j. Proposed independent unit (e.g. FCU) for the LESSEE’s computer room.

C.2.2 Ventilation Plans.

a. Exhaust System Plan


- Exhaust ducting system and accessories layout and shop drawings;
- Detailed drawing of motors and blowers, showing the manner of installation and connections;
- Equipment schedule with complete specifications for all exhaust and fresh air fans; and
- The Detailed Exhaust Duct Connection to Main Plan showing elevations of connections
exhaust branch duct to exhaust main
- The Ductwork showing the main ducts, branch ducts to main, new ducts to be installed, sizes
for all ductwork shown, air velocity in each section of the duct, location and size of all grease
duct cleanout access panels, location of grease reservoirs, slope of bottom of duct for all
sections and point of connection for new duct to existing duct.

b. Fresh Air System Plan

- Fresh air ducting system and accessories layout and shop drawings;
- Detailed drawing of motors and blowers, showing the manner of installation and connections;

and
- Equipment schedule.

C.3 Electrical Plans – 10 sets

a. Single line riser diagram showing the proposed power and lighting circuits. The diagrams shall
indicate the size of the cables, rating of breakers, wattages of light fittings, sources of power for
normal and emergency lighting and location of electrical meter(s).;
b. Schedule of loads; and
c. Power and lighting layout.
d. Rating, type and location of the main switch board and any local switch boards
e. The Electrical maximum demand calculation shall also be indicated.
f. Calculations of total power consumption of all electrical equipment.
g. The location of the LESSEE’s circuit breaker board and power points.

C.4 Plumbing/Sanitary Plans – 10 sets

a. Cold water and sanitary piping layout and all related shop drawings;
b. Pipe schedule and specifications;
c. Isometric layout of plumbing/sanitary lines and accessories; and
d. Shop drawing and specifications of grease traps.
e. Proposed plumbing and drainage connection points with preferred pipe diameters and materials.
f. Additional plumbing requirements such as backing through the walls or floor slabs and piping route
must be clearly marked. Drawings must show sections and details of penetrations through affected
wall and floor slabs. All drawings for plumbing works must be endorsed by the LESSEE’s
licensed/registered plumber and structural engineer. In addition, LESSEE shall undertake in writing
to maintain the pipes and fittings and to be responsible for any leak or damage caused by the
installation of these additional pipes and fittings.
g. The location of proposed sanitary fittings, if any.

C.5 Fire Protection Plans – 10 sets

C.5.1 Sprinkler Plans.

a. Sprinkler plan layout showing existing provisions, including main pipes and branch lines;
b. Details of pipes and hangers supports and sprinkler heads termination;
c. Ceiling and partitions layout, which shall indicate distance between room partitions;
d. Type of ceiling (open, closed, and/or drop/accent ceiling), indicating the ceiling materials to be
used.
e. The Isometric Drawings showing the location and size of cross main line, location and size of
branch line, existing location of sprinkler heads, proposed new location of sprinkler heads and
location of additional sprinkler heads.
f. The System Design indicating the distance between sprinkler heads and lease line and
specifications.

C.6 Auxiliary Plans – 10 sets

C.6.1 Voice and Data, Smoke Detector, and CCTV Plans.

a. Single line riser diagram for smoke detectors; and


b. Wiring layout.
c. Proposed detectors for the Lessee’s computer rooms to be connected to the Building’s alarm
system. Special fire suppression equipment for the computer room shall be an independent unit.

C.7 Other Service Plans and mark thereon

Details of any special services shall be shown in a separate drawing. The location of the Building’s and the LESSEE’s signal
interface point, location run and associated details, where applicable, must be indicated.

D LIST OF GOVERNMENT REQUIREMENTS

LESSEE shall comply with all government requirements for construction and operation, including securing of necessary
permits, licenses, and registrations. These shall include:

a. Building Permit;
b. Electrical Wiring Permit;
c. Certificate of Final Electrical Inspection (“CFEI”);
d. Fire Safety Inspection Certificate (“FSIC”);
e. Signage Permit;
f. Sanitary/Plumbing Permit; and
g. Other permits, licenses, and registrations required by existing laws and regulations.

LESSOR shall issue a Lease Certification as required by the pertinent local government unit.

E COMMENCEMENT

E.1 Coordination
LESSEE will be in charge of coordination with its employed contractors (including base building) and will make sure that all
areas leading to common areas, staircases, elevators and parking areas are accessible.

E.2 Regulations

LESSEE shall ensure that their consultants / contractors are informed of the following:

1. Material used for any installation in the ceiling void should be non-combustible and asbestos-free.
2. Working hours is 24/7. Noisy works such as drilling, hammering, etc. is not allowed during regular business hours
and should be requested one week prior to the scheduled work to avoid inconvenience to other LESSEEs unless
otherwise authorized.
3. Work area should be fully boarded from floor to ceiling to avoid release of odor, dust and other materials to
adjacent areas.
4. LESSEE to provide its own Security Personnel to ensure that all workers are compliant with rules and regulations.
5. LESSOR is not liable for any loss of tools, equipment or building materials. The contractor is solely responsible for
the security of their tools equipment and materials. In case of loss or theft, the contractor shall report the case to
LESSOR for investigation.
6. LESSEE to submit list of names of personnel authorized to work in their premises. All workers shall wear their
company I.D.’s while on duty. No personnel shall be allowed to work without a company I.D.
7. LESSEE to provide name / contact details of liaison for easy communication. The liaison shall be responsible for
all fit out related coordination and project execution.
8. Corridor, elevator lobby or any public and common areas shall be free of building materials and must be kept
within LESSEE’s premises.
9. Contractors shall use LESSOR assigned elevator for ingress, egress and delivery of materials.
10. Work permits should be posted on work site. Contractors without a work permit will not be allowed entry or
will be requested to exit the premises.
11. A “Gate Pass” approved by LESSOR is required to pull out machines, tools, equipment, parcel or building materials.
Pull out of any materials without an approved gate pass is not allowed.
12. Contractors are required to wear Personnel Protective Equipment (PPE) while inside the premises.
13. Prior approval from LESOR is required for any inflammable and hazardous materials brought in the building and
must be stored in accordance with LESSOR’s requirements.
14. LESSEE to provide adequate protection to prevent damage to any of the fixtures, fittings and finishes of the public
and common areas. All costs incurred to repair such damage shall be borne by LESSEE and can be deducted from
the Construction Bond.
15. One (1) 10-lb ABC dry chemical type Fire Extinguisher per 50 sqm of work area must be provided at all times
within the premises.
16. Display of signs, posters, notices or promotional announcements are not allowed on the corridors, lobbies or
exterior portion of the building.
17. Welding work is subject for approval of LESSOR and will be allowed within a specified period.
18. Contractors must use the specified comfort room facilities, water or waste disposal point in the building.
19. The following are strictly prohibited:
- Bathing, washing, drying of clothes in the comfort rooms
- Cooking and sleeping within the premises of LESSOR
- Bringing of deadly weapons in any part of the building
- Gambling, drinking of liquor, smoking, loitering and bringing in and / or using of prohibited drugs

- Discharging of waste materials into toilets or hand basins.
20. LESSOR reserves the right to impose additional regulations which it may consider necessary and reasonable at any
time.

E.3 Materials Delivery

LESSEE shall advise commencement of its fit-out works and dates of goods and materials delivery with consideration to the
following:
 Time of deliveries
 Allocation of loading area
 Allocation of freight elevator
 Date of connection and disconnection of temporary power supply

E.4 Waste Materials

Waste materials should be removed from the premises daily or as required by LESSOR.

Waste materials shall be segregated as “Recyclable” and “Non- recyclable” before these are disposed. Green waste bins are
for recyclable materials and black waste bins for non-recyclable materials.

Ceiling void and meter room should be cleaned after completion of fit-out works. Otherwise, LESSOR will
proceed with cleaning at LESSEE’s expense and deducted from the Construction Bond.

E.5 Completion

LESSEE will trigger request for final inspection from LESSOR upon completion of fit-out. All works on approved drawings
must be carried out to the satisfaction of LESSOR.

LESSOR reserves the right to require LESSEE to make any alterations as LESSOR may deem fit, notwithstanding the
completion of the proposed and approved works. Any such requirements must be complied within the period specified in
the written notice served to the LESSEE.

The LESSEE must submit Occupancy Permit, three (3) sets of As-built Plans for Electrical, Mechanical, Fire Sprinkler and
Sanitary Installations to LESSOR.

Relevant deposit will be released upon completion of all punch-listed items.

F CONSTRUCTION REQUIREMENTS

F.1 Architectural Guidelines

F.1.1 Signage

- Width shall comply with the Building’s design criteria and should be high quality.
- Include a self-timer switch with separate circuit breaker. Moving, rotating, flashing, odor-
producing or noise-making signs shall not be permitted.
- Must be illuminated, using LED-type lights or similar materials.
- Signages at Entrance / Shop Fronts should be designed to match the ambiance of the building
- Wording of sign shall be limited to store's trade name and logo only. Sign letters shall fall
within the signage band
- Exterior signages along the curtain wall is not allowed. Same is applied to interior signages
seen from the outside.

F.1.2 Entrance Door & Glass Panels

- Should follow building’s design criteria, which shall be made of 12mm thick tempered glass.
- Provide structural design for the glass panels. Design should conform to height requirements
of the building. Glass doors shall have a minimum height of 2.4 meters
- Provide main and emergency exit doors leading to common area corridors in accordance
with the standard building door design.
- All entrances should be flushed along the corridor walls. No element of the leased premises

shall project across the boundary line of the common area.
- Electronic Locks may be installed at LESSEE’s expense. These should be equipped with “fail-
safe” features during emergencies.
- Elevator Lobby and Fire Exit doors shall have “fail-safe” features from both sides of the door

F.1.3 Ceiling

- Use only non-combustible ceiling materials. Use of combustible materials treated with fire-
retardant chemicals is prohibited.
- Provide hangers made of 10mm threaded round bars at 2-meter spacing.
- If located beneath steel roofs, LESSEE to construct independent steel framework to support
and carry their ceilings. Attachment to roof trusses and purlins is not allowed.
- A 60cm x 60cm access manhole with a lock mechanism should be provided at the most
convenient area and a catwalk for servicing of utilities
- Typical ceilings shall be constructed of suspended acoustic tile. Preferred ceiling height is 3m.
Suspended gypsum board ceilings may be used for bulkheads, accent areas, or special use
areas requiring fire rating or security protection.
- Concealed spline ceiling systems requiring special tools for tile removal are not acceptable.
Other ceiling elements, such as soffits, perimeter coves, recess and reveals shall be provided
as required to integrate heating, ventilation and air-conditioning, lighting and sound system
into a harmonious design.
- Coordination with lighting fixtures, access panels, sprinklers, diffusers, and fire alarm devices
shall be considered during design.
- Ceiling surface shall not be used for the direct support of other elements, except for
sprinkler escutcheons which may be friction held from the ceiling surface. These items shall
be secured through the ceiling to secondary support members.
- Heavy equipment and equipment tracks shall be securely suspended from independent
structural assemblies attached directly to the structural floor and framing members overhead.
- Floor and Ceiling Runners shall be accurately aligned and securely attached to slabs and to
structural ceilings or roof deck except where partition-ceiling runners are applied directly to
finish .
- Consider consistent visual appearance of the exterior of the building, offsetting ceiling should
be done if necessary.

F.1.4 Paint / Sealant, Adhesives and Compounds (If applicable)

Contractors to do painting works on prefabricated materials prior to delivery. Retouching can be done on site.

All paints, thinner, linseed oils, and varnishes to be used shall be "low volatile organic compound high quality painting system”
high quality painting system or approved equal. All paints shall contain an effective amount of fungicide and mildew-proofing
agent.

U.L. labels on fire-rated doors and frames, door hinges, and hardware shall not be painted.

All sealants, adhesives and compound products used shall be non-toxic, low odor and solvent free and shall be antimicrobial
with no hazardous vapors and contain no carcinogenic materials.

F.1.5 Window Treatment

Use roller shade window treatment to maintain consistent visual appearance on the exterior of the building. Window
treatment shall be coordinated with heating and air conditioning to avoid interference with designed airflows.

F.1.6 Walls

Use of vinyl wall coverings is discouraged except in specific applications where enhanced wall protection is required, or for
special uses that cannot be achieved with a painted finish. All interior finish materials shall be fire retardant or chemically

a. For CHB walls:

- Finishes on existing CHB wall is allowed subject to actual site verification. Chipping is not
allowed.
- LESSEE shall provide a separate anchorage for load-bearing displays if it will be constructed
alongside the existing CHB.
- Kitchen and comfort room walls shall be made of CHB constructed from floor up to 200mm
above the ceiling line.

b. For Drywall:

- LESSEE shall not puncture/chip nor make any attachment to the existing partition.
- LESSEE must provide its own independent wall, using non-combustible materials. The wall
shall be attached only to the floor and ceiling slab.
- Metal framing for non-load-bearing walls and partitions shall be screw-applied to concrete.
Metal furrings for ceiling and walls as well as ceiling frame system shall be screw applied to
concrete
- Cold-formed galvanized framing studs, tracks, and furring channels for gypsum board
partitions shall be 0.68mm thickness (22 gauge, 0.0269”), 92 mm (3 5/8”) in depth, and spaced
at 406 mm (16”) on-center. Other framing components such as furring channels shall also be
a minimum of 0.84mm thick. Gypsum wallboard shall be a minimum of 16mm (5/8”) thick

F.1.7 Flooring

a. LESSEE’s flooring shall be of the same elevation as that of the building’s common area.
b. Concrete elevated flooring is not allowed.
c. Provide 3mm aluminum strip terminated in between building’s common area and LESSEE’s
premises.
d. Use drills or coring machine to bore a hole for drainage outlets.
e. Should LESSEE require additional concealed piping, these shall run on the surface of the floor slab
and/or structural wall covered by cement screening or furring wall subject to LESSOR’s approval.
F.1.8 Carpet

a. Shall be classified for medium to heavy traffic areas. High traffic areas may require heavier carpet
with higher quality pile and shall be cut by the die cut method only.
b. Shall be direct glue-down installation utilizing non-asbestos containing adhesive.
c. Shall comply with all flammability requirements outlined in applicable codes.
d. When used in corridors adjacent to building entrances, walk-off mats shall be provided to extend
the life of the carpet installation.
e. Adhesive shall be water resistant, mildew resistant, non-staining and non-gassing type.

F.1.9 Interior Finishes and Materials

Interior finish criteria provide a standard that applies to typical SM projects. These finishes represent a quality level, and are
not intended to dictate specific design solutions or treatments. If design objectives lead to the selection of alternate systems,
submit justification for the alternative design to LESSOR.

F.1.10 Structural Guidelines

a. Submit load computations for heavy installations for LESSOR’s approval. LESSEE shall bear all
additional costs for additional structures.
b. LESSEE’S design live load should not exceed current building design.
c. Building gaps shall be free from any alteration, punctures, and shall not carry any load.

F.1.11 Curtain Wall

Any work (fixing, chasing, painting etc.) in the curtain wall frame or glass area is not allowed. LESSEE will be liable to
reinstate any damaged area. LESSOR may suspend work if approved work permit is not followed through.

No work including fixing, chasing, painting, etc. is permitted to the glass area or frame of the curtain wall and LESSEE will
be liable to reinstate, at LESSEE’s expense, all damaged areas. If any such contravention is noted, LESSOR may stop all fit-
out works at the leased premises until full assessment of the damage is carried out.

F.2 Mechanical Guidelines

Air-conditioning system is designed to provide sufficient cooling capacity to maintain temperatures within the premises for
normal business activities. Provision of supplemental cooling requirements such as air supply grilles, flexible ducting, controls,
additional FCUs and any AC related accessories with higher than normal office heat loads shall be at the LESSEE’s expense.
All AC and sprinkler valves should not be located inside the server rooms.

F.2.1 Air Conditioning Guidelines

For LESSEEs that are required to utilize the centralized aircon duct:

a. Ducting Installations
- Conform to the latest Sheet Metal and Airconditioning Contractors’ National Association
(“SMACNA”) guidelines and the HVAC Duct Construction Standards.
- Ducting connections shall be properly sealed to prevent air leakage.
- Tap only to the side of the nearest branch provision. The following shall be prohibited:
 Bottom tapping;
 Tapping to duct elbows and duct reducers; and
 Tapping to ducts serving the common area and to ducts outside the
Premises.
- Tapping to the main ducts shall be at 45° take off and properly sealed. Splitter dampers are
not allowed. LESSEE shall install a Manual Volume Balancing Damper.
- Provide a manually adjustable Opposed Volume Blade Damper (“OVBD”) per diffuser.
- Use duct elbows for changes in direction.
- Maximum length of flexible duct shall be 1.5 meters. All supports and connections shall be
properly installed to prevent kinks and air blockages.
- Use a hard sheet-metal collar to connect the flexible duct to the diffuser.
- Provide a sufficient number of Return Air Grills (“RAG”).
- Install a hanger for every duct bend, drop collar, and for every two (2)- meter duct run.
- Hanger shall be trapeze type, and follow standard sizing of round and angular bar support.

b. Ducting insulation
- Use 40mm thick styrofoam for insulation with GI continuous corner beads.
- Use only non-combustible adhesives.
All modification and additional tapping to the existing chilled water system may be allowed upon submission of approved
construction plans to LESSOR. LESSEE to shoulder any supervision fee by the accredited contractor as well as the additional
unit’s repairs and maintenance thereafter. Please use building chilled water design parameters.

Temperature control shall allow all areas to maintain room temperatures at ±24ºC with a maximum variance of ±1º.
Equipment loads shall be offset by means of the primary cooling equipment.

LESSEE Provided Supplemental Air-conditioning


(to be included in the detailed structural plan submission)

Fan Coil Units FCU installation


(Centralized Chilled Water) - Ceiling-mounted, ceiling-concealed, or floor mounted.
- For ceiling-concealed FCU, LESSEE shall install air return plenum ducts with
ceiling type grills.
- Shall not be installed near the exhaust system. Consider air balancing.

Pipes and Accessories


- Use BI schedule 40 pipes and fittings. All pipe connections shall be fully welded.
- Install isolation valves before and after (supply and return) the FCU.
- FCU shall be installed with two (2)-way control valves properly sized for the
CV corresponding to the flow it serves and a wide open pressure drop of 10
FTWG with wye-strainer before the FCU.
- Chilled water (supply and return) branch lines shall be adequately insulated to
prevent condensation and water damage to the spaces through which they pass.
Use 40mm thick cylindrical rubber insulation, properly wrapped with blue
polyethylene tape.
- Install temperature and pressure gauges before and after the FCU.
- Install a drain pipe with a minimum size of 25mm, with condensate traps and
shall be connected to condense water drain stub out. Drain pipe shall be
insulated with rubber insulation, and properly wrapped with blue polyethylene
tape.

Split Type / Direct Expansion - Approval is required for all Outdoor units (Condensers, Heat-emitting
(“DX”) equipment) and the locations of the riser/sleeves where the pipings will pass
VRF System (vertical and horizontal) through going to the leased premises.
- All main and branch line piping, power requirement and equipment (e.g.;

ACCU, FCUs, control valves, etc.) including repairs and maintenance shall be at
the LESSEE’s expense and must be clearly and fully specified on submitted plans.
- Copper tubing shall be insulated with rubber insulation, and properly wrapped
with blue polyethylene tape.
- Provide a concrete pad for floor mounted equipment. Puncturing, chipping, or
boring of holes on the concrete flooring or floor slab is strictly prohibited.
- For waterproofing of concrete slab, modification / restoration affected by the
piping layout shall be restored by the LESSEE through accredited contractor.
- Precision Air Conditioning Units for Data/ Server Rooms and other special use
area should be provided by the LESSEE. Insulation barriers must be properly
installed to protect other tenants from condensation. Equipment repair and
other incidental costs resulting from condensation damages shall be charged to
the LESSEE.
- LESSEE shall be required to install Energy Recovery Ventilators (Pre-cooler,
Heat Exchanger, etc.) of approved specification through nearest tapping points
provided for fresh air supply and return ducts that are strategically located per
floor to serve each LESSEE area. (For VRF Provided system)

F.3 Electrical Guidelines

LESSEE shall design their electrical layout based on the prescribed building design; any additional load or revision to the
existing design will be for the LESSEE’s account and subject for LESSOR’s review.

The LESSEE shall provide their own distribution panels and wirings. Compression type fitting EMT for low/non-current carrying
wires may be allowed. Wires shall be color coded as follows: Phase A – Red; Phase B – Yellow; Phase C – Blue; Neutral –
White; Ground – Green.

Electrical Installation Requirements;

a. Electrical Installations
- All electrical installation shall be in accordance with Philippine Electrical Code, any
subsequent amendment thereto shall be followed. No wiring is to be chased into any part of
the building without prior approval from LESSOR and signed and sealed by a duly Registered
Professional Electrical Engineer.
- Connected and actual load should not exceed 80% of the rating of the over current device
and capacity of the cable.
- Electrical conductors / wires should be high in temperature rating such as THHN / THWN
type and should be in RSC, IMC or EMT conduit.
- Use bolt-on type electrical panel board. Circuit breakers should also be sized based on
system calculations. Number of overcurrent device and construction of electrical panel board
shall conform to code standards (capacity of busbar should be sized and cut based on
standard, crimp busbar is not allowed.
- Open wirings, open pull-box and junction-box, BX wires and PVG conduit are not allowed.
- Provide independent rigid supports and hangers. For round bar, use minimum 10mm
diameter with maximum 3 -meters spacing.
- Provide metal backing for the wiring installation of Panaflex signages.
- Provide a separate ground bus marked with green stripe following code guidelines.
- An insulated equipment-grounding conductor shall be provided in all feeder and branch circuits,
including lighting circuits.
- Lighting and power circuit breakers shall not be less than 10 kAIC.
- Breakers or outlets with ground fault circuit interrupters (GFCI) shall be used for branch
circuits serving comfort rooms, cooking equipment and outdoor electrical loads and signages.
- Fittings & connectors shall be as follows:
1. For 400V/230V system, LESSEE shall use compression type;
2. For 460V/230V system, LESSEE may use screw type.

b. Panel Board
- The number of branch circuit breakers shall not exceed 42 poles.
- Bus bar shall be sized based on standard ampacity. Crimping of bus bar shall not be
permitted.
- The panel board shall be located in an area accessible for operation & maintenance. Panel
boards shall not be installed in storage rooms.
- Permanent labels of branch circuits shall be provided and dead front cover should be in place
- Unused breaker slots & knockouts shall be covered and enclosure shall be at least Nema 1

class and properly connected to ground wire.
- Neutral bus & ground bus, where applicable, shall be properly sized.

c. Electrical Main Panel Board

- Main Panel board should be equipped with an MTS / double throw switch that will disengage
power provision and re-route to alternate power source. Please see illustration.

d. Auxilliaries

- CCTV System
1. LESSEE shall provide high definition IP cameras both at selling and storage areas,
with a minimum 30-day memory storage.
- Smoke and Heat Detectors (where applicable) LESSEE shall:
1. Install strategically located smoke detectors at enclosed areas, e.g. storage room,
back office, pantry, electrical room.
2. Use smoke and heat detectors, which are compatible with the Building’s Fire
Detection and Alarm System (FDAS).
3. Use TF or twisted wire, and shall be in PVC conduit.

F.4 Plumbing and Sanitary Guidelines

All plumbing materials and installation shall conform to the latest edition of the National Plumbing Code of the
Philippines and shall be supervised by a registered Master Plumber/Sanitary Engineer.

a. Cold Water Line


- Use white polypropylene random (“PPR”) pipes for cold water lines. Use PPR PN20 or Zero
leak fusion type.
- Provide gate valve and a check valve before and after the water meter, respectively.
- Location of water meter is accessible and free from obstructions.
- Water meter mounted horizontally with maximum mounting height of 1.20 meters.
- Do not install water meter and water outlets beside an electrical panel and control box.

b. Grease Traps and Sinks


- Provide a stainless-steel grease trap, with 4 chambers and 3 partitions, for every sink,
following the capacity, dimensions, and specifications set forth by LESSOR.
- The grease trap shall have a basket-type stainless steel strainer.
- All sinks shall have a basket-type stainless steel strainer and p-trap.
- A clean-out shall be provided for every grease trap. Floor Clean-out for every change in direction
and for every 3-length of pipe for straight-line connection
- Provide a clearance of at least 300mm between the bottom of the sink and the top cover of the
grease trap. Building floor cleanout should not be fully covered with tiles

c. Drainage System
- Use PVC pipes, series 1000, for kitchen and domestic waste.
- Sizes of the pipes shall be as follows:
1. Kitchen and domestic waste pipes: 100mm min. diameter;

2. Drain line pipes: 50mm min. diameter; and
3. Vent pipes: 50mm min. diameter..
- Floor drains shall be provided with p-traps and bolted strainers.
- Provide rigid pipe support/hanger for every pipe bend, fitting, joints, and for every 1.5 meter run of
pipe.
- Observe the following pipe labelling:

a. Others
- Additional private toilets composed of water closet, lavatory and floor drain/pantry with lavatory
may be constructed by LESSEEs. All design and cost for such additional toilets and pantry shall be
for the LESSEEs' account.
- All slabs coring for pipe penetration shall be epoxy sealed, properly restored and waterproofed
subject to approval by LESSOR.
- No plumbing fixture shall be designated on top of any beam.

F.5 Fire Protection Guidelines

F.5.1 Sprinkler Guidelines -

a. Pipes
- Use BI schedule 40 sprinkler pipes and fittings.
- Pipes should be painted with red primer, and top-coated with QDE International Red

b. Sprinkler Heads
- Upright sprinkler heads shall be installed for open ceilings. Pendent type sprinkler heads shall be
installed for closed ceilings
- Sprinkler heads shall be rated at 165°F.
- Maximum distance between sprinkler heads shall be 3 meters. Max distance of a sprinkler head to
a wall / partition shall be 1.5 meters.
- Minimum distance of a pendent type sprinkler head to the nearest lighting fixture, diffuser, or any
ceiling-mounted accessory shall be 30 centimeters.
- Provide a sprinkler head for every enclosed area, except electrical rooms.
- Install in areas where its activation will not be blocked nor hindered by existing utilities and ceiling
design. Install metal sprinkler head guards for sprinkler heads.

c. Hangers and Supports


- Any relocation due to partition or replacement of heads as maybe required by the LESSEE shall be
installed by authorized sprinkler contractors only. Hangers made of 10mm round bar arm and
25mm x 3mm thick flat bar catch support for every pipe bend, fitting connection, and for every
1.5-meter run of pipe.
- LESSOR must be notified in writing to prepare requirements prior to shutting-off and opening of
the sprinkler control valve affected by the interruption
- Any hanging material such as lighting fixture, decorative elements and alike shall not be attached to
the sprinkler heads or any part of the sprinkler system.
- Lighting fixtures, air ducts shall be installed away from sprinkler heads. The minimum distance
permitted is 300mm away from light to sprinkler heads.
- The contractor is required to closely coordinate with LESSOR one week prior to start of work.
- LESSEE shall install
1. Pipe hangers made of 10mm round bar arm and 25mm x 3mm thick flat bar catch
support for every pipe bend, fitting connection, and for every 1.5-meter run of pipe.
2. Horizontal steel supports for long pipe dropping and pipe hangers 300mm (maximum)
from pipe droppings

F.5.2 Fire Alarm System

The building is fitted with smoke detectors. EMT conduit shall be used in all horizontal wiring for Fire Alarm
System. Conduits shall be directly fastened on to concrete slab above.

Manual Pull Stations shall be located within 5ft of the exit doorway at each fire exit. All components to be used

shall be fully compatible with the Base Building System brand

F.5.3 Security System

Although the security system is provided for the benefit of the building LESSEEs, neither LESSOR nor their
representatives shall be held responsible for the security of the leased premises or any part thereof or the
safekeeping of the contents of any LESSEE area within the building.

LESSEE is advised to install their own access control system at the main entrance and rear door of their premises.

F.5.4 Telephone Services

All telephone services requirements are to be coordinated with LESSOR. LESSEE to apply directly to the accredited
telecommunications company service providers and shall inform LESSOR of its Telco Provider for coordination.

LESSEE shall provide cable tray or wire management systems for installation of communication and data wiring.
IMC conduit shall be used in all horizontal wiring for telephones. Conduits shall be directly fastened on to concrete
slab above.

F.6 General Guidelines

LESSEE shall provide sufficient access to LESSOR and its representatives in order that regular maintenance and repair of the
common areas, facilities, equipment and services situated in or passing through the premises can be carried out without
detriment to the fitting-out works.

LESSEE shall have full responsibility for any and all damages to existing Bulding facilities, utilities, and/or any portion of the
Building’s common area, due to the Works undertaken by LESSEE, whether accidental or intentional. LESSOR shall have the
option to (a) require LESSEE to undertake the necessary repairs, subject to the supervision and approval of LESSOR, or to
(b) undertake the necessary repairs and charge LESSEE all corresponding expenses therefor.

Electricity and water consumed during construction shall be charged to LESSEE.

LESSEE shall indemnify and hold LESSOR, its affiliates, officers, directors, stockholders, employees, agents, and/or
representatives, free and harmless from and against any injury, losses, claims, damages, liabilities, expenses, and/or costs of
litigation, resulting from or arising out of the Works undertaken by LESSEE.

LESSEE shall comply with the Construction House Rules attached to and made an integral part of these Rules as Annex
“G” (the “House Rules”).

F.6.1 Fit-Out Restriction and Consideration

LESSEE shall ensure that his Designer / Technical Consultants are aware of his needs and the installations and designs comply
with the National Building Code (P.D. No. 1096). Any part of the work which fails to comply with this Code may need to
be adjusted or replaced at the LESSEE’s own costs.

In the event of a fit-out proposal necessitating resubmission for approval of plans already approved, LESSOR accepts no
liability for delay caused to any fit-out work.

LESSEE is reminded that all designs of E&M (electrical and mechanical) services within their premises must be
designed by the LESSEE’s consultant and submitted to LESSOR for approval

F.6.2 Vetting Fee

A Vetting Fee will be charged for the involvement of LESSOR and/or its designated Consultants in the review and approval
of any LESSEE’s fit-out plans, drawings, and specifications. The Vetting Fee equivalent to the amount specified in the
Contract of Lease/TOR shall be included on the first monthly billing of the LESSEE, upon rental commencement.

G POST – INSTALLATION REQUIREMENTS

G.1 General Requirements

All certificates and reports required under Post-Installation Requirements shall be submitted prior to LESSEE’s operations in
the Leased Premises, and signed and acknowledged by: (a) LESSEE’s contractor, and (b) LESSEE’s authorized representative.

The LESSEE’s contractor shall inform LESSOR (through a written request) to witness the following.

G.2 Air-Conditioning System

a. Conduct a light or smoke test of ductworks prior to tapping to main duct and installation of
insulation; and
b. Measure air flow at each supply diffuser (air balancing) using balometer.

For Chilled Water Supply


a. Conduct a leak test prior to tapping to the Building provision;
b. Measure the Air Flow chilled water pressure, temperature of supply air leaving each fan coil unit
and temperature entering and leaving fan coil units;
c. For ducted systems, measure the air flow at each supply air diffuser; and
d. For free blow systems, measure the air flow at each fan coil unit.
e. Electric current drawn by each fan coil unit.
f. Manufacturer's Certificate and Literature complete with specifications of FCU if third party
supplied.
g. Manufacturer’s Certificate and Literature complete with specifications of FCU.
a. Certificate of Commissioning for all air-conditioning works with final readings after balancing.

G.3 Electrical System

LESSEE shall conduct the following tests:


a. Insulation resistance test (Megger Testing) prior to energization (main and branches);
b. Current reading during lean and peak loads (main and branches); and
c. Voltage reading (line to line, line to neutral, and line to ground, where applicable).
d. Balancing of load; and Tagging of loads using manual or electronic Dymo Machine.
e. Submit Certificate of Commissioning for all electrical works and compilation of factory testing of
electrical equipment used witnessed by LESSOR.

G.4 Plumbing and Sanitary System

f. Conduct a 24-hour flood testing of waterproofing prior to floor topping; and


g. Conduct hydrostatic leak test of piping works prior to tapping to the main stub-out.
h. Submit Certificate of flood testing to the area waterproofed and Certificate of Commissioning for
all plumbing works.

G.5 Sprinkler System

a. Conduct hydrostatic leak testing at 150psi for two (2) hours prior to tapping.
b. Certificate of hydrostatic test for sprinkler pipe and Certificate of Commissioning for the sprinkler
system.

G.6 Request for Final Inspection

LESSEE shall submit its written request for a final inspection to the Administration Office at least seven (7) days prior to
operations.

The Parties shall use the Site Inspection Construction Checklist (“SICC”) attached to these Rules as Annex “I”. The SICC
shall document LESSEE’s compliance of LESSOR’s specific requirements.

LESSEE will be issued a Temporary or Final Clearance to Operate (TCO/FCO), based on the following guidelines:

a. A Final Clearance to Operate will be issued upon complete submission by LESSEE of all pre-
operation requirements and there being no finding of any deficiencies during the final inspection.

b. At the sole discretion of LESSOR, a Temporary Clearance to Operate may be issued:


- In case of a finding of minor deficiencies during the final inspection, and provided that the Leased
premises is deemed safe by LESSOR to operate notwithstanding said minor deficiencies; and/or
- LESSEE has not submitted all pre-operation requirements.

A Final Clearance to Operate shall be issued once LESSEE has rectified all minor deficiencies within the period required by
LESSOR, and/or has submitted all pre- operation requirements.

c. In case of a finding of major deficiencies, LESSEE will not be allowed to operate. LESSEE shall rectify
all major deficiencies immediately, at its expense. After rectification, LESSEE shall request for
another inspection.

Any exception of the above shall require the written approval of LESSOR. However, LESSOR shall not be liable for any
damage/s incurred by any contractor concerned.

H MISCELLANEOUS PROVISIONS

LESSOR reserves the right, at its sole discretion, to make any changes to this FOG, and shall use reasonable efforts to
provide LESSEEs with accurate and timely information regarding any changes thereto.

LESSOR may issue additional and/or supplemental rules from time to time, at its discretion. Any such supplemental rules
shall be deemed part of and incorporated into this FOG as an integral part hereof and shall require strict compliance from
LESSEEs.

Any breach of this FOG, whether intentional or otherwise, may result in termination of the Lease Contract, without
prejudice to all other remedies the Building may have under the Lease Contract and/or existing laws, rules, and regulations.

Failure of LESSOR to enforce a particular condition or requirement under this FOG shall not constitute a waiver of such
condition or requirement.

Every LESSEE is enjoined to observe and help enforce this FOG, for the mutual benefit of management and the LESSEEs, and
the best interest of the Building.

GENERAL INFORMATION

The Mega Tower aspires to be an imposing icon to the ever-growing development of the Mega Tower Complex. Through
this mega−structure’s innovative design and elegant S−shape silhouette, it hopes to represent Growth and Development as
well as to serve as a stepping stone for the evolution, and betterment of the architectural landscape in the Philippines.

It is a 50−storey high building, with three (3) basement and seven (7) podium levels. The basement and podium levels are
composed mainly of parking and commercial spaces. The office tower is divided into three zones: namely, Low, Mid and
High Zone with a helipad on top of the tower. It is also designed for office spaces to have daylighting and views.

The Project is situated within the Central Business District of Ortigas, which is walking distance to various institutional,
office, commercial sectors, and condominiums. It is strategically located on EDSA, a major thoroughfare of Metro Manila
providing easy access to several public transportation terminals and stops such as MRT, city and provincial buses, jeepneys
and AUV’s (Asian Utility Vehicles) for daily commuters. To further encourage the use of alternative transportation, several
parking slots are also reserved for low-emitting and fuel-efficient vehicles. The project is also limiting the parking capacity to
that required by the Mandaluyong City ordinance. All parking will be in the basement to reduce the heat island effect.

The building is designed to consume at least 14% less energy compared to the baseline case. The passive feature includes,
among others, a double-glazed façade to minimize solar heat gain while the active features include, among others, energy
efficient air-conditioning equipment, lighting loads/fixtures, and lifts and escalators. A commissioning authority is also involved
in the project from the beginning to ensure that the MEPF systems are designed and installed correctly. The refrigerants and
fire suppressants are designed to contain no ozone-depleting substances and halons. The indoor thermal comfort of the
occupants is designed to meet the requirements of ASHRAE 55-2004. A building management system (BMS) will be installed
for both the base building and tenants.

In terms of water usage, the building is designed to consume at least 30% less water through the specification of water
efficient fixtures and use of non-potable water such as harvested rainwater, treated grey water and recycled condensate.
Landscaping will use non-potable water for irrigation and will be planted with plant species that are native and indigenous so
that it will require less maintenance and water. The plants will help manage the storm water and reduce the heat island effect.

Sustainable construction practices will be enforced for the duration of the project. Erosion and sedimentation control
measures will be set in the site. Construction waste materials will be recycled, reused or salvaged. An indoor air quality
management plan during construction will be implemented. Construction materials will be sourced so that they contain
recycled content and are regional. To ensure a good indoor environmental quality, low-emitting materials for adhesives and
sealants, paints and coatings, will be specified.

CORE AND SHELL (BASE BUILDING) DESIGN AND CONSTRUCTION FEATURES
AND LEED COMMERCIAL INTERIOR (CI) CERTIFICATION
The Mega Tower has set a goal of achieving Gold for the base building using LEED for Core and Shell (LEED-CS). We can
only design and build the building, however, it is up to the tenants to fit it out and operate it in an environmental friendly
way. Tenants at Mega Tower have a remarkable opportunity to help lead the shift to sustainability in buildings. To do this,
we recommend you to use the LEED for Commercial Interiors rating system (LEED-CI). The intent of LEED-CI is to assist
in the creation of high-performance, healthy, durable, affordable and environmentally sound commercial interiors.

The Tenant Guidelines that follow summarize the measures Mega Tower has undertaken to achieve LEED Gold certification.
These guidelines are intended to help tenants in:

 Understanding and taking full advantage of the high-performance features of the building
 Providing guidance in ways such that tenants can reinforce these features in their own spaces
 Providing tenants with guidance and information on achievement of LEED for Commercial Interiors (LEED-CI).
 NOTE: For projects registered after October 31, 2016, LEED-CI v4 requirement will apply.

1. SUSTAINABLE SITES (SS)

The LEED requirements for the Sustainable Sites category are predominantly base-building responsibilities. A tenant applying
for LEED for Commercial Interiors (LEED-CI) certification automatically gains credits simply by choosing to be a tenant in
the LEED-CS certified building at Mega Tower.

SSp1: Erosion and Sedimentation Control

Intent: Reduce pollution from construction activities by controlling soil erosion, waterway sedimentation and airborne dust
generation.

Tenant Operational/ Environmental Benefits: Tenants benefit by knowing that the construction process of Mega Tower had
implemented an Erosion and Sedimentation Control Plan for all construction activities conforming to the 2003 EPA
Construction General Permit thus had minimal negative impact on the local environment in terms of loss of soil,
sedimentation of local storm-sewer systems, and localized air pollution.

LEED-CI: No related LEED-CI credit.

SSc1: Site Selection

Intent: Avoid development of inappropriate sites and reduce the environmental impact from the location of a building on the
site.

Tenant Operational/ Environmental Benefits: Mega Tower is not developed on prime farmland, within a floodplain or wetlands
area, within a protected habitat, or former public parkland. Location by the tenant in Mega Tower helps preserve these
valuable environmental resources.

LEED-CI: Tenants attempting LEED-CI at Mega Tower will earn five points for locating in a LEED-CS building. This is
associated with LEED-CI SSc1: Site Selection.

SSc2: Development Density and Community Connectivity

Intent: Channel development to urban areas with existing infrastructure to protect greenfields, and preserve habitat and
natural resources.

Tenant Operational/ Environmental Benefits: Mega Tower is located on a previously developed site, within one-half mile of
a dense residential zone and within close pedestrian access to more than ten basic community services. Pedestrians also have
easy access to numerous services including major developments such as Mega Tower, restaurants, parks, school, among
others. The close proximity of neighborhood and community services help to reduce pollution caused by the use of motor
vehicles.

LEED-CI: Tenants attempting LEED-CI at Mega Tower will earn six LEED-CI points through SSc2: Development Density and
Community Connectivity.

SSc4.1: Alternative Transportation—Public Transportation Access (LEED-CI SSc3.1)

Intent: Locate project near public transportation to reduce the number of vehicles on the road and to reduce land
development for parking.

Tenant Operational/ Environmental Benefits: Mega Tower is located within one-quarter mile walking distance of two bus
lines. Locating in close proximity to multiple bus lines is beneficial to tenants and visitors because of convenient access to
public transit. This also reduces the need to drive cars to the site, thereby reducing environmental impacts associated with
pollution and development.

LEED-CI: Tenants attempting LEED-CI at Mega Tower will earn six points meeting the credit requirements of SSc3.1:
Alternative Transportation—Public Transportation Access in the LEED-CI rating system.

SSc4.3: Alternative Transportation—Low-Emitting and Fuel-Efficient Vehicles

Intent: Encourage the use of low-emitting and fuel-efficient (LE/FE) vehicles by providing preferred parking spaces for LE/FE

Tenant Operational/ Environmental Benefits: Mega Tower provided preferred parking spaces for 5% of the total parking

SSc4.4: Alternative Transportation—Parking Capacity

Intent: Minimize parking spaces and provide preference to carpool and vanpool vehicles, in an effort to reduce the number
of vehicles on the road and to reduce land development for parking.

Tenant Operational/ Environmental Benefits: Mega Tower provided parking capacity limited to that required by the
Mandaluyong City ordinance. Parking capacity was minimized in an effort to reduce land development.

LEED-CI: Tenants attempting LEED-CI at Mega Tower may be able to earn two points for LEED-CI SSc3.3: Alternative
Transportation—Parking Availability, which requires minimized parking for tenants and preferred parking for carpools and
vanpools. Tenants in a LEED-CS building do not automatically meet this credit and will have to determine the maximum
number of parking spaces available to them and provide the preferred parking spaces. The LEED-CI credit requirements are
dependent upon the percent of the building the tenant occupies. See the LEED-CI Rating System for exact requirements.

SSc5.2: Site Development—Maximize Open Space

Intent: Provide a high ratio of open space to development footprint to promote biodiversity.

Tenant Operational/ Environmental Benefit: The current City Zoning Ordinance covering the Mega Tower site prescribed
to Case 3 of the LEED standards by providing open space equal to a minimum of 20% of the project site area. Increasing the
amount of vegetated open space at Mega Tower provides tenants and visitors with added amenities and park space.

LEED-CI: No related LEED-CI credit.

SSc7.1: Heat Island Effect—Nonroof

Intent: Reduce heat island effect (thermal gradient differences between developed and undeveloped areas) to minimize impact
on microclimate, and human and wildlife habitat.

Tenant Operational/ Environmental Benefits: Parking spaces of the Mega Tower are located at the basement area which is
entirely covered to reduce the heat island effect.

By placing the majority of parking spaces under cover in the basement, the Mega Tower is able to reduce the amount of
asphalt required for the same number of parking spaces and therefore minimize local heat island effects.

LEED-CI: The heat island effect is covered under LEED-CI SSc1: Site Selection, where tenants earn five points for locating in
a LEED-CS building.

SSc7.2: Heat Island Effect—Roof

Intent: Reduce heat island effect (thermal gradient differences between developed and undeveloped areas) to minimize impact
on microclimate, and human and wildlife habitat.

Tenant Operational/ Environmental Benefits: Mega Tower has a high albedo that covers the total roof area and reduces the
heat island effect. Tenants will benefit from more efficient operations of the HVAC system in the building, which is passed
on to tenants in reduced energy costs.

LEED-CI: The heat island effect is covered under LEED-CI SSc1: Site Selection, where tenants earn five points for locating in
a LEED-CS building.

SSc9: Tenant Design and Construction Guidelines

Intent: Provide tenants with a descriptive tool that both educates and helps implement sustainable design and constructions
features in their tenant improvement build-out.

Tenant Operational/ Environmental Benefits: Tenant Design and Construction Guidelines (such as the ones you are reading
now) benefit the LEED-CS certified project for two important reasons. First, the Guidelines help tenants design and build
sustainable interiors and adopt green building practices; second, the Guidelines help in coordinating LEED-CI and LEED-CS
certifications. These guidelines are a tool to enable tenants of Mega Tower to design and implement sustainable, green
building interiors that will benefit the overall health and quality of life for building occupants.

2. WATER EFFICIENCY (WE)

WEp1 and WEc3: Water Use Reduction

Intent: Maximize water efficiency within buildings to reduce the burden on municipal water supply and wastewater systems.

Tenant Operational/ Environmental Benefits: Water use calculations based on the initial Full-Time Equivalent (FTE) and
fixture flow rates, both for baseline and those specified for actual use Mega Tower reveal that the total water use is reduced
by a minimum of 20% compared with the baseline water use. The core building’s plumbing fixtures include low-flow lavatories,
low-flow showers, low-flush toilets and low-flush urinals.

The tenant's participation in this credit guideline could further support the reduction of water use and the associated burden
of the building's plumbing systems on the city's wastewater systems. Tenants are required to employ the use of water efficient
fixtures that do not exceed the description of base building fixtures that has been included in Construction Materials’
Specification (pp. 14-16).

LEED-CI: If applicable, similar strategies should be employed for the tenant space. The tenant has the opportunity to achieve
ten - twelve points (WEc1.1, WEc1.2 and ID) within the LEED-CI rating system.

Required Water Fixtures Specifications (if applicable):

• Low Flow Water Closets (4.5 lpf) or Dual Flush Water Closets (6 lpf, full flush /3 lpf, reduced flush)
• Waterless Urinals or Pint Flush Urinals (1.0 lpf)
• Ultra Low Flow Lavatories (1.5 lpm)
• Ultra Low Flow Kitchen and Janitorial Sinks (4.8 lpm)
• Commercial Dishwashers (1.0 gallons/rack)

WEc1: Water Efficient Landscaping

Intent: Reduce water potable water consumption for irrigation through the use of high-efficient technologies and low-water
consuming plants.

Tenant Operational/ Environmental Benefits: Mega Tower installed drought-resistant plants and will be reusing treated
wastewater for all irrigation needs. These measures will result in a more than 100% potable water use reduction for irrigation.

LEED-CI: Water-efficient landscaping is covered under LEED-CI SSc1: Site Selection, where tenants earn five points for
locating in a LEED-CS building.

WEc2: Innovative Wastewater Technologies

Intent: Reduce wastewater generation and minimize the impact on municipal wastewater treatment plants.

Tenant Operational/ Environmental Benefit: Mega Tower reduced potable water use for building conveyance by at least 50%
through the use of high-efficiency flush fixtures (water closets, urinals) and/or nonpotable water (captured rainwater, and
recycled greywater).

LEED-CI: Innovative wastewater technologies are covered under LEED-CI SSc1: Site Selection, where tenants earn five points
for locating in a LEED-CS building.

3. ENERGY AND ATMOSPHERE (EA)

EAp1: Fundamental Commissioning and EAc3: Enhanced Commissioning (LEED-CI, EAc2: Enhanced
Commissioning)

Intent: To verify that the project’s energy-related systems are installed, calibrated and will perform according to the owner’s
project requirements, basis of design and construction documents.

Enhanced: To begin the commissioning process early in the design process and execute additional activities after systems
performance verification is completed.

Tenant Operational/ Environmental Benefit: Mega Tower performed enhanced commissioning of all base building energy
systems, including base building HVAC system and controls, domestic hot water system, core and lobby lighting systems and
controls and building management system. This process helped to assure all energy-related systems are operating as intended.

LEED-CI: Tenants attempting LEED-CI at Mega Tower are required to perform fundamental commissioning for their energy-
related systems. Additionally, tenants can achieve five points if they elect to perform enhanced commissioning (EAc2).

EAp2 and EAc1: Energy Performance

Intent: Improve the energy efficiency of the building systems and equipment. This requires compliance with ASHRAE 90.1-
2007.

Tenant Operational/ Environmental Benefit: Based on the specifications defined by the mechanical engineer and the facade
technology consultant, and the energy modeling software, Mega Tower Mixed- Use Development Project showed that the
building performed at least 16% more efficiently (in terms of annual operating costs) than the baseline in ASHRAE 90.1-2007.
This assures that the building HVAC and electrical systems, among others, are operating efficiently, which contributes to the
overall efficiency and energy cost reductions of the building systems, savings from which are passed on the tenant. The base
building energy improvements include lighting, heating, cooling, and ventilation:

 Improved Insulation – Walls with a U-value if 0.53 w/ m2k


 Upgraded Glazing – Low-e double glazed with U-value up to 2.63 w/m2k and SHGC of 0.17 or lower
 Efficient Retail lighting at 10.0 w/m2
 Efficient Office lighting at 7.0 w/m2

Tenants are required to employ energy efficient lighting to achieve 7.0 w/m2 in office spaces and 10.0 w/m2 in retail spaces.

LEED-CI: A Minimum Energy Performance of the tenant space is a prerequisite in the LEED CI rating system (EAp2). The
tenant can also optimize energy performance and achieve up to eight additional points (EAc1). To achieve additional points
the tenant can further improve the energy efficiency of building systems equipment in a variety of ways:

- Prerequisite: Comply with ANSI/ ASHRAE/ IESNA Standard 90.1-2007 (EAp2)


- HVAC Recommendations: Conserve more energy by installing efficient equipment, zoning and using controls, or
reduce design energy costs by 15% - 30% better than a system in minimum compliance with ANSI/ ASHRAE/
IESNA Standard 90.1-2007 (EAc1.3 up to 10 points)

- Goals for Tenant HVAC Systems:

 High SEER condensing units


 Electronically Controlled Motors (ECM) in fan coils
 Demand ventilation controls with CO2 sensors

 Custom overhead architectural shading on the exterior; to shade windows from heat gain

EAc1.2: Optimize Energy Performance - Lighting Controls. Projects that install lighting controls such as daylight and occupancy
sensors can achieve up to three points in and contribute towards increased energy conservation.

Recommendations for Tenant Lighting Controls:


 Install daylight responsive controls in all regularly occupied spaces within 15 feet of windows and under skylights

EAc1.3: Optimize Energy Performance - HVAC. Through increased HVAC equipment efficiencies and appropriate zoning and
controls, which result in HVAC performance above ASHRAE 90.1-2007, projects are eligible for up to 10 points.

Recommendations for Tenant HVAC Systems:


 High SEER condensing units – minimum 14 SEER
 Air source heat pump heating
 Electronically Controlled Motors (ECM) in fan coils
 Demand ventilation controls with CO2 sensors

EAc1.4: Optimize Energy Performance - Equipment and Appliances. Selecting energy-efficient equipment and appliances, as
qualified by EPA’s Energy Star Program, can contribute to up to 4 points.

Eap3 and EAc4: Fundamental Refrigerant Management and Enhanced Refrigerant Management

Intent: To reduce ozone depletion and support early compliance with the Montreal Protocol while minimizing direct
contributions to climate change.

Tenant Operational/Environmental Benefit: Mega Tower has eliminated the use of any CFC-based refrigerants in the base
building HVAC systems. It also utilizes refrigerants that are non-ozone depleting and cause fewer greenhouse gas emitting
chemicals, specifically HCFC- and Halon-based substances, in the base building HVAC and fire suppression systems. Such
refrigerant used is R-134a which has a near-zero ozone depletion potential and very low global warming potential. Reduction
of CFCs, HCFCs and Halons protects against ozone layer degradation in the stratosphere, thus helping to maintain the
atmosphere's ability to protect people from harmful, cancer-causing UV rays, and reduces the effect of humans on global
warming.

LEED-CI: CFC Elimination in HVAC&R Equipment is a prerequisite in the LEED CI rating system (EAp3).

EAc5: Measurement and Verification (M&V) (LEED-CI, EAc3)

Intent: To provide for the ongoing accountability of building energy consumption over time.

Tenant Operational/ Environmental Benefit: Mega Tower has implemented a measurement and verification plan in accordance
with the Calibrated Simulation of the International Performance Measurement & Verification Protocol. This plan will be in
effect for a period of not less than 1 year of post construction occupancy and corrective actions of the base building systems
will be made should the M&V plan indicate that energy savings are not being achieved. Furthermore, Mega Tower has installed
a centrally monitored electronic metering network capable of accommodating sub-metering for tenants of the building. A
tenant M&V plan has been developed to guide tenants in the implementation of these measures.

LEED-CI: Tenants attempting LEED-CI at Mega Tower can earn points by providing ongoing accountability and optimization
of their energy and water consumption over time. The Mega Tower has provided the tenants a lease agreement in which
energy costs are paid by the tenant and not included in the base rent, making the tenant eligible for three points in LEED-CI
(EAc3 - Measurement & Verification). Furthermore, the base building central monitoring system allows tenants the ability to
easily install sub-metering devices within their space. See the tenant M&V plan for more detail.

4. MATERIALS AND RESOURCES (MR)

MRp1: Storage and Collection of Recyclables

Intent: Facilitate the reduction of waste generated by building occupants that is hauled to and disposed of in landfills.
LEED-CS Mega Tower provides a centrally located, easily accessible area for recycling of paper, cardboard, glass, plastics and
metals, for the base building and tenant occupants. The recycling storage area is located at the Basement 1 of the building.

Tenant Operational/ Environmental Benefits: Tenants attempting LEED-CI at Mega Tower are provided with an easily
accessible dedicated area for tenant recycling (paper, corrugated cardboard, glass, plastics and metals), with provisions for
garbage truck parking. This is a prerequisite in the LEED-CI rating system (MRp1) and LEED-CI projects will automatically
earn this prerequisite.

MRc1.1: Tenant Space—Long-Term Commitment (LEED-CI Only)

Intent: To encourage choices that conserve resources, reduce waste and the environmental impacts of tenants related to
materials, manufacturing, and transportation.

LEED-CI: Tenants attempting LEED-CI at Mega Tower are encouraged to pursue a ten-year lease. Doing so will help earn
LEED-CI MRc1.1.

MRc2: Construction Waste Management

Intent: Divert construction and demolition debris from disposal in landfills and incinerators. Redirect recyclable recovered
resources back to the manufacturing process. Redirect reusable materials to appropriate sites.

Tenant Operational/ Environmental Benefit: Mega Tower implemented a Construction Waste Management Plan that resulted
in diverting at least 75% of the project’s construction and demolition waste from being disposed in landfills.

LEED-CI: Tenants attempting LEED-CI at Mega Tower can develop and implement their own construction waste management
plan during the construction of the tenant space, and by recycling 50% or 75% of construction, demolition, and packaging
debris, tenants can qualify for up to two points for MRc2.1: Construction Waste Management.

MRc3.2: Materials Reuse—Furniture and Furnishings (LEED-CI Only)

Intent: To reduce the environmental impact of new construction by salvaging materials.

LEED-CI: Tenants attempting LEED-CI at Mega Tower can refurnish, reuse, or salvage 30% of their total furniture cost to
earn an additional LEED-CI point.

MRc4: Recycled Content

Intent: Increase demand for building products that incorporate recycled content materials, thereby reducing impacts resulting
from extraction and processing of virgin materials.

Tenant Operational/ Environmental Benefit: Mega Tower specified the use of a minimum of 20% of building materials (by
cost) as recycled materials, containing post- consumer and pre-consumer (post-industrial recycled content) Furthermore,
the Project focused on big ticket items such as steel and concrete.

LEED-CI: At Mega Tower, we have specified products with high recycled content (such as structural steel, gypsum board,
and concrete) that will amount to 30% of the material costs of the building. − By specifying 10 – 20% recycled materials, out
of the total amount of construction materials and furnishings, the tenant can achieve two LEED points (MRc4.1 – 4.2). − In
addition, tenants can specify from 5 – 10% of salvaged, refurbished or reused materials of building construction materials for
the build out of their space (MRc3.1 and 3.2) − Additionally, tenants qualify for another LEED point (Mrc3.3) if 30% of the
total furniture and furnishings budget are salvaged or refurbished.

MRc5: Regional Materials

Intent: Increase demand for building materials and products that are extracted and manufactured within the region, thereby
supporting the use of indigenous resources and reducing the environmental impacts resulting from transportation.

Tenant Operational/ Environmental Benefit: Mega Tower specified the use of a minimum of 20% of building materials (by
cost) to be regionally extracted and manufactured within 800 kilometers (500 miles) of the site.

LEED-CI: Tenants attempting LEED-CI at Mega Tower can specify 20% of the combined value of construction materials and
furnishings to be manufactured regionally, that is within 800 km (500 miles) of the site to earn a LEED-CI point for MRc5:
Regional Materials. If 10% of those materials are also extracted, harvested or recovered from within 800 km of the project,
tenants earn an additional point under MRc5, Option 2.

MRc6: Rapidly Renewable Materials (LEED-CI Only)

Intent: To reduce the environmental impact of finite raw materials that have long-cycles of growth.

LEED-CI: Tenants attempting LEED-CI at Mega Tower are encouraged to specify a minimum of 5% of the total value of all
building materials from rapidly renewable sources to earn a LEED-CI point through MRc6: Rapidly Renewable Materials.
Rapidly renewable materials are agricultural products, either fiber or animal, which take ten years or less to grow or raise
and are then harvested in an ongoing and sustainable fashion. Bamboo, wool carpets, cork, rubber, strawboard, and
wheatboard are all examples of rapidly renewable resources.

MRc7: Certified Wood (LEED-CI, MRc7)

Intent: Encourage environmentally responsible forest management.

LEED-CS: Mega Tower specified a minimum of 50% of wood-based products to be harvested in accordance with the Forest
Stewardship Council’s (FSC) Principles and Criteria, for base building wood components. FSC certification means that the
forest managers employed environmentally and socially responsible forest management practices. FSC wood has been
specified for base building finishes such as doors, trim and cabinetry.

LEED-CI: Tenants attempting LEED-CI at Mega Tower are encouraged to specify certified wood for new wood-based
products and materials for their tenant space. A minimum of 50% of certified wood used in the project is required to achieve
a LEED-CI point through MRc7: Certified Wood. Note that FSC 100% (previously FSC Pure), FSC Mix Credit and FSC Mix
(XX%) contribute to credit compliance. FSC Recycled and FSC Recycled Credit do not contribute to credit requirements.

5. INDOOR ENVIRONMENTAL QUALITY (IEQ)

IEQp1: Minimum Indoor Air Quality Performance

Intent: To establish minimum indoor air quality (IAQ) performance to enhance indoor air quality in buildings, thus
contributing to the comfort and well-being of the occupants.

Tenant Operational/ Environmental Benefit: Mega Tower has met the requirements of ASHRAE Standard 62.1-2007 and goes
beyond the ventilation rates required by 30% more. The tenants benefit from this by increased productivity and enjoyment
of their environment.

LEED-CI: By providing tenant spaces with ventilation rates that meet the requirements of ASHRAE 62.1-2007, tenants will
meet this prerequisite (EQp1). By going above the ASHRAE 62.1-2007 requirements by increasing ventilation rates by 30%,
tenants will meet this LEED CI credit (EQc2).

IEQp2: Environmental Tobacco Smoke Control

Intent: To minimize exposure of building occupants, indoor surfaces, and ventilation air distribution systems to environmental
tobacco smoke (ETS).

Tenant Operational/ Environmental Benefit: Mega Tower has prohibited smoking inside the building, and prohibited smoking
on the property from within 25 feet of entries, outdoor air intakes and operable windows. Designated smoking areas have
been provided on the building grounds.

LEED-CI: Tenants attempting LEED-CI at Mega Tower will automatically comply with this prerequisite, through LEED-CI
IEQp2: Environmental Tobacco Smoke Control, due to the building’s no smoking policy. Tenants are prohibited from smoking
within the building and have been provided designated smoking areas which are at least 25 feet away from building entries,

outdoor air intakes and operable windows. Signage indicating that smoking is not allowed within 25 feet of all entrances will
be provided for the entire building.

IEQc3: Construction Indoor Air Quality Management Plan—During Construction (LEED-CI, IEQc3.1)

Intent: To reduce indoor air quality (IAQ) problems resulting from construction or renovation and promote the comfort
and well-being of construction workers and building occupants.

Tenant Operational/ Environmental Benefit: Mega Tower has implemented an IAQ Management Plan. The IAQ plan includes:
the protection of HVAC equipment, sealing duct work, preventing contamination, routine jobsite cleaning, protecting
absorptive materials and replacement of filters prior to occupancy. The tenant will move in to an environmentally clean
building as the direct result of the construction phase IAQ program.

LEED-CI: Tenants can implement a similar construction IAQ management plan during the construction of the tenant space
to achieve one point in the LEED CI rating system (Eqc3.1). After construction ends, tenants can also flush out the air in the
tenant space, or conduct baseline IAQ testing as proscribed by the U.S. Environmental Protection Agency for an additional
LEED CI point (EQ c3.2).

IEQc4.1: Low-Emitting Materials—Adhesives & Sealants

Intent: To reduce the quantity of indoor air contaminants that are odorous, irritating and/or harmful to the comfort and
well-being of installers and occupants.

Tenant Operational/ Environmental Benefit: Mega Tower has complied with the applicable volatile organic compound (VOC)
requirements for all adhesives and sealants installed within the weather barrier for the base building. As a result, the base
building has provided a healthy indoor environment for tenants as they commence occupancy in their space.

LEED-CI: Tenants attempting LEED-CI at Mega Tower may achieve one point by ensuring that all adhesives and sealants
installed within the tenant space comply with the applicable VOC limits.

IEQc4.2: Low-Emitting Materials—Paints and Coatings

Intent: To reduce the quantity of indoor air contaminant that are odorous, irritating and/or harmful to the comfort and well-
being of installers and occupants.

Tenant Operational/ Environmental Benefit: Mega Tower has complied with the applicable volatile organic compound (VOC)
requirements for all paints and coatings installed within the weather barrier for the base building. As a result, the base building
has provided a healthy indoor environment for tenants as they commence occupancy in their space.

LEED-CI: Tenants attempting LEED-CI at Mega Tower may achieve one point by ensuring that all paints and coatings installed
within the tenant space comply with the applicable VOC limits.

IEQc4.3: Low-Emitting Materials—Flooring Systems

Intent: To reduce the quantity of indoor air contaminants that are odorous, irritating and/or harmful to the comfort and
well-being of installers and occupants.

Tenant Operational/ Environmental Benefit: Mega Tower has complied with the applicable standards for all flooring systems
installed for the base building. As a result, the base building has provided a healthy indoor environment for tenants as they
commence occupancy in their space.

LEED-CI: Tenants attempting LEED-CI at Mega Tower may achieve one point by ensuring that all flooring systems installed
within the tenant space comply with the applicable standards.

IEQc4.5: Low-Emitting Materials—Systems Furniture and Seating (LEED-CI Only)

Intent: To reduce the quantity of indoor air contaminant that are odorous, irritating and/or harmful to the comfort and well-
being of installers and occupants.

LEED-CI: Tenants attempting LEED-CI at Mega Tower may achieve one point by ensuring that all systems furniture and
seating installed within the tenant space comply with the applicable standards.

IEQc5: Low-Emitting Materials—Indoor Chemical and Pollutant Source Control

Intent: To minimize building occupant exposure to potentially hazardous particulates and chemical pollutants.

LEED-CS: Mega Tower has complied with the applicable measures for indoor chemical and pollutant source control for the
base building. The base building has provided an entryway system at all major entrances, sufficient exhaust and sealing of
housekeeping and janitorial rooms, MERV-13 filtration on air handling units and closed containment systems for all hazardous
liquid wastes.

LEED-CI: Tenants attempting LEED-CI at Mega Tower may achieve one point by minimizing and controlling the entry of
pollutants into the tenant space through the employment of all applicable requirements of LEED-CI IEQc5: Indoor Chemical
and Pollutant Source Control. In addition, tenants are required to provide a 10-foot long entryway system for all main
entrances. Mega Tower has provided specification for the entryway system to be used, see Construction Materials’
Specification (pp. 14-16.) for more details.

IEQc6: Controllability of Systems—Lighting and Thermal Comfort (LEED CI only)

Intent: To provide a high level of lighting and thermal system control by individual occupants or groups in multi-occupant
spaces (e.g., classrooms and conference areas) and promote their productivity, comfort and well-being.

LEED-CI: Tenants attempting LEED-CI at Mega Tower may achieve one point by providing individual lighting and thermal
control for at least 90% and 50% respectively of occupants of the tenant space and for all multi-occupant spaces.

IEQc7: Thermal Comfort—Design (LEED-CI, IEQc7.1)

Intent: To provide a comfortable thermal environment that promotes occupant productivity and wellbeing.

Tenant Operational/ Environmental Benefit: Mega Tower has designed and installed the HVAC system and building envelope
to meet the requirements of ASHRAE-55-2004 for the base building. ASHRAE-55 requires the regulation of temperature
and humidity levels within the building based on climate zone. The base building has provided the ability for tenants to comply
with the requirements of ASHRAE 55-2004 during build-out of their tenant space.

LEED-CI: Tenants attempting LEED-CI at Mega Tower will achieve one point by demonstrating that the HVAC system meets
the requirements of ASHRAE-55-2004.

IEQc8.2: Daylight and Views—Views

Intent: To provide occupants with a connection between indoor spaces and the outdoors through the introduction of daylight
and views into the regularly occupied areas of the building.

Tenant Operational/ Environmental Benefits: Mega Tower has achieved direct views to the outdoor environment through
vision glazing for at least 90% of regularly occupied areas.

LEED-CI: Tenants attempting LEED-CI at Mega Tower will achieve one point by providing direct views to the outdoor
environment through vision glazing for at least 90% of regularly occupied areas. To do so, tenants must be sure that their fit-
out does not compromise the views provided by the base building. Tenants should consider using an open plan, desk
partitions less than 42” in height in areas where views to the outside are possible, and glass partitions around common
meeting areas.

6. INNOVATION IN DESIGN (ID)

IDc1: Innovation in Design

Intent: To provide design teams and projects the opportunity to be awarded points for exceptional performance above the
requirements set by LEED and to develop innovative ideas in green building categories not specifically addressed by LEED.

Tenant Operational/ Environmental Benefit: Mega Tower has five points in the LEED ID category. Points have been awarded
for the following:
 The base building exceeds the minimum design criteria under Credit SS c5.2 Maximize Open Space (85% open
spaces).

LEED-CI: Tenants attempting LEED-CI at Mega Tower are encouraged to achieve all five ID credits through creative design
and management of their built-out space.

IDc2: LEED Accredited Professional

Intent: To support and encourage the design integration required by LEED green buildings and to streamline the application
and certification process.

Tenant Operational/ Environmental Benefit: Mega Tower has accomplished this through the participation of two LEED
Accredited Professionals on the design team. The use of a LEED-AP as a responsible member of the design team for the base
building and any tenant improvements will help ensure that the design and material specifications for the project will properly
address the established sustainable design criteria for the project.

LEED-CI: Tenants attempting LEED-CI at Mega Tower are encouraged to include at least one principal participant on the
project team, who has successfully completed the LEED Accredited Professional exam. Tenants can achieve one point for
LEED-CI.

CONSTRUCTION MATERIALS’ SPECIFICATION

At the Mega Tower, some tenant spaces have their own dedicated units serving the heating and cooling, lighting and plumbing
(if applicable) needs of the space. Tenants are responsible for purchase and installation of these units for their spaces.

The building is targeting both LEED-Gold certifications. Tenants are required to comply with these requirements.

1. Mechanical Specifications

The basic mechanical systems for your retail and office are large contributors to energy and resource use. Tenants are
encouraged to incorporate sustainability into the upkeep and upgrading of your space heating and cooling units.

The majority of materials used at the Mega Tower contain recycled content. Some of those materials include
structural steel, insulation, fly ash, etc. Tenants are encouraged to consider building materials made with recycled
content. For example, some building materials that often contain recycled content are metal studs, drywall, and
carpet. Not all brands have the same amounts of recycled content and therefore ask for products that have recycled
content and are locally manufactured. By using locally extracted and regionally manufactured products,
environmental impacts resulting from transportation are reduced, and purchasing local materials for renovations
can save transportation costs.

 Choose low-VOC Products

VOCs or Volatile Organic Compounds are chemicals that can enter and contaminate the surrounding atmosphere
under normal conditions. VOCs can be damaging to the respiratory system. Information regarding the VOC
content of a specific product are available to consumers in the form of a Material Safety Data Sheet (MSDS). Such
sheets can be obtained by calling a manufacturer directly and requesting the material, or by simply visiting the
manufacturer's website. The following list contains few examples of low-VOC products for common surface
finishing needs. There are many more options available, and you are encouraged to research on your own, or ask
your contractor to specify low VOC products.

 Paints and Finishes

Low VOC paints and surface coatings release fewer toxins as they cure and have a noticeably less
irritating smell (sample products).

VOCs after final installation. Adhesives and/or sealants used to install any kind of tile floor covering also
