Nowadays, the installation of mechanical facilities in
a building has become a necessity. The regulation

BACKGROUND OF
CASE STUDY
Berjaya Times Square Hotel is located at the
capital city of Malaysia which is Kuala Lumpur.
The hotel is owned by Berjaya Group. The hotel is
situated at Jalan Imbi, Bukit Bintang in Wilayah
Persekutuan Kuala Lumpur. The KL monorail
station is located along the hotel. It is constructed
in the year of 1997 and completed on 2003 and
leave the remarkable the 38th tallest building in
Malaysia. (Council on Tall Buildings and Urban
Habitat, n.d) It is also known as tenth largest
building in the world by floor area which is
700,000 m² and also had been mentioned as the
world’s largest building ever built in a single
phase (Berjaya Times Square Hotel, 2021)
INSTALLATION PROCESS
01 SITE PREPARATION
First, the technician will make sure that the place you would like the lift
installed is a good option. There should be enough space to work safely
without impacting your workflow. The floors on both levels need to be
sturdy enough to support the lift system when loaded.
They will bolt the columns and guide columns into place. The column will
play the role of accommodating the load that will be channeled from the
elevator component such as cariage and door. A strong column can
provide balance to the movement of the elevator and can withstand
heavy loads.
Outlines will be drawn on the floor and walls to ensure that the carriage is
placed in the correct location to travel up the columns evenly and level.
The carriage is placed inside the columns in the exact position indicated
by the markings.

INSTALLATION PROCESS
The technician will take care of all the wiring that makes your lift
go up and down. This will ensure that the lift is easily operated at
the flick of a switch. They will also make sure that the lift is
working properly and that it can be operated safely by any one of
your employees.

ADVANTAGES
The elevators technology also can give the greater
comfort to the people that want to travel to another
level. It is also can avoid the people from tiredness to
travel to next level. The elevator will provide a
comfortable movement due to its innovative and
flexible design. The mechanical technology will
decrease the vibrations and noise of the movement and
able to give a silent rapid ride for the people in the
hotel. (Vintelev, 2015) People will enjoy the
accommodation since it is comfortable and
convenience to be use. Hence, elevator will enable the
PROBLEMS
The elevator is undeniably one of the best choices elevator to be installed in the
proposed building. But everything came with a cost. The following are the
disadvantages or problems that need to be considered during the installation.
PROBLEMS
02 MAINTENANCE
If we look at the life-cost of the lift, the cost keen to be high and expensive.
Long wait times and frequent breakdowns are inconvenient and a sign of wear.
Overheating, high energy use, and low power factor may not be obvious
problems, but they incur hidden costs. According to Hussey (2019) client
annually spend RM 16,000 to RM 45,000 to maintain the elevator and keep it in
services. The exact numbers are depended on the number of elevators and the
type that they used in the buildings.
Apart from that, the maintenance work also can be considered risky and
dangerous. According to The Centre of Construction Research and Training
(2018), from 2003 to 2016, the total number of deaths during maintenance
works had reach 1800 cases. The cause of deaths usually due to falling from a
height, caught between cab and shaft, struck by object and electrocution.
BERJAYA TIMES SQUARE PAGE 8
PROBLEMS
03 COST
The initial cost for elevator installation during the construction phase is higher
compared to construct stairs. The elevator is one of the services that required a
huge amount of money to be install. For high rise building, the number of
elevators is depending on the storey that plan to be constructed. The taller the
building, the more numbers of elevator need to be installed. So, this indirectly
increases the cost of building services that the client needs to provide.
For the purpose of building, the intended type of elevator that will be used is
the commercial elevators. The characteristic of the commercial elevator is it
bigger and more durable for heavy use. The approximate cost for installation of
a commercial elevator is RM 200,000 to RM 300,000 depend on the size and
height that the elevator needs to travel. This cost covers all the component from
the cab, hoist, motor to the intercom system and controller system.
Furthermore, the client needs to consider another aspect apart from the cost of
the elevator itself. The structure of the building needs capable to withstand the
dead load that will impose by the component of the elevator. So, the structure
such as frame, wall, and slab that the motor will be sitting on need to be taken
into consideration. Usually, the wall that contains the cab is thicker than another
wall. The same goes towards the frame and slab that hold the elevator. Apart
from that, the foundation of the building structure within the elevator area also
needs to strengthen. All of this will incur additional cost to the client hence
increase the total construction cost.

FUNCTION OF ELEVATOR
FUNCTION AS VERTICAL TRANSPORT
Elevator is a machine that can assist to transport people or things to another level
of the building which is by moving vertically between the floor of other structure.
(Elevator, 2021) It serves the building a vertical transportation that move fast to
upper floor with comfort platform. The transport is self-ascending and descending
by using electric in this particular project. It will move automatically after
passengers push the button in the elevator. It does not need human power to lift
the platform due to the electric supply. Furthermore, a modern building often
equipped with an electric power elevator due to the electric that are universally
available. (How Products Are Made, n.d) Britannica, (2019) stated that elevator will
moves in a vertical way to transport people or heavy goods in a multi-storey
building to ease the users of the building. This technology helps people to
transport to another opening at higher buildings. Thus, it will create a role for
urban modern design to the building.
CONNECTION
Module
Module will supply all configurations with the
necessary power regulation circuitry and structural
integrity. For instances, it was utilized to send a
control signal to the elevator's buttons as a results
of the controller's authentication result (Suprema,
2021).

elevator can be brought up to a balcony, a
corridor, a private repos, or direct building
access. This Position is use when you want to
maximize the use of space inside of the building.
BERJAYA TIMES SQUARE PAGE 12
SPACE IMPLICATIONS
The first thing to be considered in elevators
installation are the practical requirements of
the building itself, such as the space within
the building. Generally, taller buildings or a
high rise buildings need a greater proportion
of core space to accommodate the elevators.
This core space can be reduced by applying
different strategies and technologies during
the planning of the building. For the low rise
buildings which are not more than 4 floors,
there is normally a single elevator group
which serves every floor in the building.
Besides, in the high rise buildings which are
over 12 floors and above, elevators are often
arranged in several zones (Peters, 2019).
REGULATIONS
was established under the Factory and Machineries Act 1967.
The regulations for the lift installation were enforced on Feb
1st, 1970 for Passenger and Goods lifts. Since the establishment of the Lift Regulations, the building
services which it is based on has undergone many revisions for a better regulation. The Department
of Occupational Safety and Health (DOSH) is the regulatory authority which enforces the Lift
Regulations and has issued directives to incorporate some important requirements that are in the
latest standards which are not in the Lift Regulations. (Azmi, 2016). One of many DOSH roles is to
issue a permit to operate (PMA) to Elevators and Escalator owners.

CONCLUSION
Berjaya Times Square is our case study and it is a building that have many attractions in
Malaysia as it had plethora of functions such as hotel, mall, condominium and also
amusement park. The hotel had 6 number of elevator. the elevator is the most important
services that must be install for high rise building. This is because the elevator function as
a vertical transport that is necessary for a tall building for people to move to upper floor
and can help people to carry heavy things move to another level of the building. The
elevator also can help people to move to the upper floor level without having much time
and also can prevent people from tiredness. Hence, having elevator at the high-rise
building will produce a lot of benefit to people in the building and can be a symbol of
modern building. Although, it has plenty of advantages it also has some disadvantages of
having an elevator in the building which are problems with passenger that have special
needs, high maintenenace cost and cost for installation.
