I. The Building
1. Building Name: SERENITY DORMITORY

People frequently exhibit overwhelming feelings as a result of the stresses that are a
part of modern life. Stress is a common occurrence in life. When people have too much to
accomplish or when they haven't slept well, people can feel tension in their body. Frequent
victims of stress are students. They are more prone to stress due to loads of schoolwork and
that is why their dormitory or home should be relaxing, it should lessen the stress they feel from
a whole tiring day. And for that, Serenity Dormitory existed. According to oxford dictionary,
serenity is the state of being calm, peaceful and untroubled. It is the reason why this dormitory
is named Serenity, people can find peace and tranquility in here. It can help people, specially
students, to lessen their stress at work or at school.
Serenity Dormitory is a 5-storey building that provides not just a sleeping and residential
quarters, but also entertainment and other services that is primarily intended to bring ease and
to experience the communal life. Included also in this building is a roof deck that provides
additional entertainment and a place where people can find fresh air. This dormitory comprises
a total of 43×27 meters. The difference of this dormitory to other dormitory is that each floor
consists of three to four unique units. The ground floor has four units, each unit is different from
each other. Located also in the ground floor is a laundry area and a living area which are
accessible to all. The second floor also has four units and a living area. The third floor consists

of three units together with a laundry area and a fitness gym which are all accessible for
everyone in the building. The other two floors, offers a much more unique units and also
requires higher amount. There are two rooms in fifth floor that have a balcony. Every unit in this
building is made different from each other but, one thing is for sure, these units are all safe and
relaxing.

2. Significance and Background of the Project


This academic year starts the end of over two years of online learning. It means that,
students, specially college students, will again be required to attend the class in their school.
But, as what always happen on a face-to-face class, a lot of students are struggling to attend
the class on time due to their locations from school. Therefore, before the start of the academic
year, students are to find dormitories which will be beneficial not just in time, but also in money.
It is expected to experience a lacking number of dormitories because, there will be a vast of
students that needs it. It is the reason why this project will be beneficial to the students as well
as the workers near the location.

Living in a dormitory helps students to have the chance to engage in community life
while maintaining discipline and fostering character development in settings that are conducive
to academic endeavors. Students are generally the reason why this project is built. The project
will be 10-15 minutes away from the college universities which is a very good location for a
dormitory. The project itself, is built to be a relaxing place for the students to be inspired more
for their studies. There are also nearby working place or company, and for that reason, workers
can also occupy the project.

3. Project Location
The project is located at Matandang Balara, Commonwealth Avenue, Quezon City, 1121
Metro Manila. The site is beside the Shanghai Vida, diagonally across Diliman Doctors Hospital
and is also across Protek Telcom. It is a great location for a dormitory, for it is just 11 minutes
away from UP Diliman and 13 minutes away FEU Diliman.

IV. Building Codes

1. SECTION 701. Occupancy Classified

Group B – Residentials, Hotels and Apartments Group B Occupancies shall be multiple


dwelling units including boarding or lodging houses, hotels, apartment buildings, row
houses, convents, monasteries and other similar building each of which accommodates
more than 10 persons.

2. SECTION 704. Location on Property


(a) General
No building shall be constructed unless it adjoins or has direct access to a public
space, yard or street on at least one of its sides. For the purpose of this Section, the
center line of an adjoining street or alley shall be considered an adjacent property line.
Eaves over required windows shall not be less than 750 millimeters from the side and
rear property lines.

3. SECTION 805. Ceiling Heights


Habitable rooms provided with artificial ventilation shall have ceiling heights not
less than 2.40 meters measured from the floor to the ceiling; Provided that for buildings
of more than one-storey, the minimum ceiling height of the first storey shall be 2.70
meters and that for the second storey 2.40 meters and succeeding storeys shall have
an unobstructed typical head-room clearance of not less than 2.10 meters above the
finished floor. Above stated rooms with a natural ventilation shall have ceiling heights
not less than 2.70 meters.

4. SECTION 808. Window Openings


Every room intended for any use, not provided with artificial ventilation system
as herein specified in this Code, shall be provided with a window or windows with a total
free area of openings and equal to at least ten percent of the floor area of room, and
such window shall open directly to a court, yard, public street or alley, or open water
courses.

5. SECTION 1002. Projection into Alleys or Streets


(a) No part of any structure or its appendage shall project into any alley or street,
national road or public highway except as provided in this Code.
(b) Footings located at least 2.40 meters below grade along national roads or public
highway may project not more than 300 millimeters beyond the property line.
(c) Foundations may be permitted to encroach into public sidewalk areas to a width not
exceeding 500 millimeters; provided, that the top of the said foundations is not less than
600 millimeters below the established grade; and provided further, that said projection
does not obstruct any existing utility such as power, communication, gas, water, or
sewer lines, unless the owner concerned shall pay the corresponding entities for the
rerouting of the parts of the affected utilities.

6. SECTION 1007. Doors, Windows, and the like


Doors, windows, and the like less than 2.40 meters above the pavement or groundline
shall not, when fully opened or upon opening, project beyond the property line except fire exit
doors.

7. SECTION 1205. Floor Construction


(a) Floors shall be of such materials and construction as specified under Chapter 5 Fire
Zones and Fire-Resistive Standards and under Chapter 6 – Types of Construction.
(b) All floors shall be so framed and secured into the framework and supporting walls
as to form an integral part of the whole building.
(c) The types of floor construction used shall provide means to keep the beam and
girders from lateral buckling.

8. SECTION 1207. Stairs, Exits, and Occupant Loads


(b) Exits
The National Building Code (P.D. 1096) 32 (1) Number of Exits. Every building
or usable portion thereof shall have at least one exit. In all occupancies, floors above
the first storey having an occupant load of more than 10 shall not have less than two
exits. Each mezzanine floor used for other than storage purposes, if greater in area
than 185 square meters or more than 18.00 meters in any dimension, shall have at least
two stairways to an adjacent floor. Every storey or portion thereof, having an occupant
load of 500 to 999 shall have at least three exits. Every storey or portion thereof having
an occupant load of 1000 or more shall have at least four (4) exits. The number of exits
required from any storey of a building shall be determined by using the occupant loads
of floors which exit through the level under consideration as follows: 50 percent of the
occupant load in the first adjacent storey above (and the first adjacent storey below,
when a storey below exits through the level under consideration) and 25 percent of the
occupant load in the storey immediately beyond the first adjacent storey. The maximum
number of exits required for any storey shall be maintained until egress is provided from
the structures. For purposes of this Section basement or cellars and occupied roofs
shall be provided with exits as required for storeys. Floors above the second storey,
basements and cellars used for other than service of the building shall have not less
than two exits.

9. SECTION 708. Minimum Requirements for Group A Dwellings

Footings shall be of sufficient size and strength to support the load of the dwelling and
shall be at least 250 millimeters thick and 600 millimeters below the surface of the ground.
