Question: What was the most critical asset at
Pearl Harbor on 7 Dec 1941?

Official U.S. Navy Photograph, National Archives Collection.

Some military historians have suggested that the destruction of oil tanks and
repair facilities would have crippled the U.S. Pacific Fleet more seriously
than the loss of several battleships.

The Lifecycle Asset Challenge
ISO 55000 = Improve Asset Value & Safety ~ Asset Integrity

Lost asset potential

Repair – Increased scope (cost)
to fix sins of the past

Asset Value
Reduced asset life –
“Loss” (~ 40%)
Construct – Non-optimal field Increases capital cost
changes, “lost” O&M manuals…

Design – Non-optimal facility configuration,

no value engineering process…

Contract – Did not align contractor capabilities

or properly specify sub-systems…
Maintenance – Non-optimal
Planning
maintenance – Did not
strategy andcapture right requirements
or maintenance
execution (faster degradation)lessons learned…

The “Infrastructure” Challenge
Must access and capture QUALITY ASSET DATA…

Asset Data criticality - example
Distribution Integrity Management Program (DIMP)

300+ data Must integrate:

cells !?
• Asset (pipeline) data enables…
 Condition, Location, History, PMs…
 Pipeline segment data
• Master inspection workorder generates…
 Segment Inspection data

 Exposed pipe data

 Initial work completed

• Follow-up workorder actions…

 Track repair and monitoring tasks

 Longterm PM’s generation if needed

• Closeout of Master workorder (done)

Asset Data importance – DIMP example
Must map and implement process/data at the deck-plate level

Streamlined Process captures right data at right time – feeds into DIMP reports

1) Master Pipeline 2) Link Multiple pipe 3) Record inspection

Inspection Workorder segments to workorder details at segment level

2 exposed
pipe locations

6) Close-out master when

follow-up WOs completed.
5) Manage follow-up work – 4) Auto-gen follow up
linked to master WOs for 2 exposed pipes

Asset Information Mgmt – Key Actions
Much more than just “Data Fields”

1) Gain Strategic Buy-in - sell the “Quality Data” ROI:

• Reduce Costs - Increase Wrench Time, “1 Click PO”…
• Improve HSE – Reduce Mistakes, Enable Asset Integrity Plan…
• Other Strategic Goals – Regulatory compliance, enable ISO 55000…
2) Gain Department Buy-in - must have SMEs onboard
• Maintenance – Saves time and cost and deckplate level
• Ops – Maintenance history and data at your fingertips
• Material – Major time savings with asset/part definition
• CIO/IT – Need data quality/cleansing/loading support
Discussed in
3) Develop an Asset Data Management Plan next 2 slides
• Assess current state – identify issues
• Develop Sequenced Plan to build & improve Asset Data
• MAP key data to your processes – improve end-user “capture”
• Prioritize improvements – get initial success
© 2014 Total Resource Management 13
Asset Data Plan – build sequence
Build supporting data, e.g. Locations, Items, prior to Asset entry

1) Primary focus on critical assets

• Identify critical Systems, e.g. gas transmission
• Identify critical Components, e.g. main compressor
2) Define location & system hierarchies
Supporting data
• Critical foundation for asset visibility and roll-up greatly improves
3) Build supporting asset information & standardizes
asset entry and
• Identify basic data requirements first
downstream
• Align Job Plans & PMs to asset types reporting
• Add Failure Codes, Classifications… as needed
4) Build/import material information
• Define ITEM Records – identify ‘rotating’ items
• Define Item Assembly, Spare Parts… as needed

5) Build/import Asset Records (serialized equipment)

• Define and enter key data – Asset ID, Nameplate, Linked Docs…
• Associate with Location, Item, Template, Classification, Failure Tree…

Key: Must map data to your process
MaxAssist Tool enables this step – providing ‘dynamic training guide’
Next step is
highlighted on screen

MaxAssist: Dynamic ‘Check List’

guides User to the right field & action.
Other tools provide advanced app
configuration. (No coding required)

MaxAssist is one tool in TRM’s Maximo suite

Tactic 1: Build a solid Hierarchy
Top rated, flexible solution – enables PW integration

• Why is the Asset Hierarchy important?

• MOST Important Part of a Maximo Implementation
• Essential to “finding” asset through enterprise
• Used to roll-up work, costs and other information
• Enables “asset intelligence” (ISO 55000 & Asset Integrity)

• Key Points
• Ideally, design the optimal Hierarchy before implementation
• Leverage major upgrades to “re-rack” hierarchy (Pain & Gain)
• Take Time to Learn Hierarchy Functionality before building
• Location Identifiers Should Mimic Station “As Builts”
• Avoid Confusing/Complicated Naming Conventions
• Hierarchies very important in a production environment, e.g. refinery
• If component “X” is down, what higher level assets are impacted?

Types of Locations

Placeholders – locations created to support cost

rollups, work usually not done at this level. (Corp.,
Site, or Unit)

No Equipment - Locations where no equipment

will exist but created to track activity on a specific
system. (FW Piping System)

Equipment Locations – Serialized Equipment

install and history is tracked by MAXIMO

Extending “Locations” with GIS & Mobile
Field Enablement is critical for distributed Assets

Business Challenge: Capture good storm water inspection and work data –
link to specific asset segment and improve project prioritization

1) Define asset segments in

Maximo Linear
2) Visualize assets and
work in Spatial 3) Capture work &
inspection data
(in field)

Maximo

Tactic 2: Classifications
What are Classifications?

• Adds object information, e.g. locations, assets, items…

• Can also describe an event
• Can further describe an Object Type (Work Type)
• Can search classifications across the enterprise

© 2014 Total Resource Management 21

Classifications: Inventory Example
Filters
• Benefits
• Eases parts identification and access for crafts ; manage obsolescence
• Allows inventory at Organization Level
• Standardized Naming Convention
• Ability to track and manage items across store rooms
• Manage Inventory Levels, minimize stock levels

Example:
Classification
attributes for filters

Scenario: Search all

filters for obsolete
media type

© 2014 Total Resource Management 22

Classifications: Asset Example
Electrical Breakers

• Benefits
• Support Asset Tracking/Management
• Standardizes Naming
• Addition and valuable asset attributes
• Enhances Purchasing (Precise Nameplate Data)
• Improved Searching Capabilities

Example:
Classification
for breakers

Scenario: Find all Silicon type

breakers to assess
manufacturer recall issue.

Tactic 3: Using Meters for Assets

• Meters application allows you to create a meter,

designate its meter type, designate its reading type,
and its unit of measure.

• Key features:
• Available at the system level - allow you to apply meters to
assets across all organizations.
• Add multiple meters to a single asset (not multiples of same
meter name [vibration]).
• Associate meters with assets as well as locations
• Group meters using the Meter Groups application and apply
meter set to asset/location.
• Read and edit meter's history.
• Assets/Location can inherit readings from parent assets.
© 2014 Total Resource Management 24
Meter Types and Challenges

• Meter Types:
• CONTINUOUS (record run hours and mileage),
• GAUGE (record temps, pressures, levels etc.), and
• CHARACTERISTIC (record color or observations).
• Key challenges:
• Lots of options that need to be managed and controlled
• Define how it fits in Asset Management Plan
• Define how it fits in PM Plans
• Define benefit vs. effort to apply
• Define how to collect Readings (Not conducive to front
end entry, labor intensive)
• Define impact of erroneous readings and system impact
