CONTRACT OF LEASE

KNOW ALL MEN BY THERE PRESENTS:

This Contract of Lease made and entered into by and

between:

ESTARLITO D. MORENO, of legal age, Filipino, married,

and resident of P-5 Barobo, Surigao del Sur, duly known as
the “LESSOR”
And

CHERRY BEBS B. RAPER and TRISTAN JEVAN L. LARIDA, all of

legal ages, Filipinos, and residents of Tagbina, Surigao del
Sur, hereinafter referred to as the “LESSEE”

-WITNESSETH, that:

WHEREAS, the LESSOR is the owner of a commercial

building situated at P-5, Barobo, Surigao del Sur, under TD
No. ________________, in the name of _____________ containing
an area of _______________ Square Meters ;

WHEREAS, the LESSEE are desirous of leasing from the

LESSOR, a portion of the above-described commercial space ;

NOW THEREFORE, for and in consideration of the

foregoing, LESSOR does hereby let, lease and demise unto
LESSEE the above-described property under terms and
conditions and stipulations as follows:

1. That the LESSEE shall pay the LESSOR a monthly

rental in the amount of Twelve Thousand
(P12,000.00) Pesos, for a period of 2 years
starting _______________ to ________________, for
a total of Two Hundred Eighty Eight Thousand Pesos
(P288,000.00);

2. That the LESSEE shall pay the amount of Fifty

Seven Thousand (P57,000.00) Pesos, as advance
payment to the LESSOR, and that the remaining net
monthly rental will be Nine Thousand Six Hundred
Twenty Five (P9,625.00);

3. That the water and electric bills shall be for the

account of the LESSEE ;

4. That no improvements and repairs shall be done

without the permission of the LESSOR. Any
improvement and repair shall be on the account of
the LESSEE without reimbursement from the LESSOR ;

5. That all improvements therein shall belong to the

LESSOR ;
 6. That agreement and contract is for the reference
during the liquidation of the herein LESSOR.

IN WITNESS WHEREOF, the premises hereto have hereunto

set their hands this 15th day of September 2017 at San
Francisco, Agusan del Sur.
