CONTRACT OF LEASE

KNOW ALL MEN BY THERE PRESENTS:

This Contract of Lease made and entered into by and

between:

JAY-AR A. TECSON, of legal age, Filipino, and a resident

of Prosperidad, Agusan del Sur, duly known as the “LESSOR”
And

FREEDOM LIFE GENERAL SERVICES, a company duly organized

and exist under the law of the Republic of the Philippines,
with business address at Door A3, ECA Building, National
Highway, General Santos City, represented by: RANDY B.
SUNICO, hereinafter referred to as the “LESSEE”

-WITNESSETH, that:

WHEREAS, the LESSOR is the owner of a Funeral Building

located at P-23 Poblacion, Prosperidad, Agusan del Sur, with
an area of 22 x 14 or 308 sq. meters ;

WHEREAS, the LESSEE is desirous of leasing from the

LESSOR, the above-described building for a period of ten (10)
years ;

NOW THEREFORE, for and in consideration of the

foregoing, LESSOR does hereby let, lease and demise unto
LESSEE the above-described building under terms and
conditions and stipulations as follows:

1. That the LESSEE shall pay the LESSOR a monthly

rental in the amount of Thirty Thousand
(P30,000.00) Pesos ;

2. That the LESSEE shall pay the amount of Three

Hundred Sixty Thousand Pesos (P360,000.00), as one
(1) year advance payment deposit ;

3. That the water and electric bills shall be for the

account of the LESSEE ;

4. That no improvements and repairs shall be done

without the permission of the LESSOR. Any
improvement and repair shall be on the account of
the LESSEE without reimbursement from the LESSOR ;

5. That all improvements therein shall belong to the

LESSOR ;

6. That agreement and contract is for the reference

during the liquidation of the herein LESSOR.

7. That this agreement should effect upon signing of

this agreement.
 IN WITNESS WHEREOF, the premises hereto have hereunto
set their hands this 3rd day of April 2019 at San Francisco,
Agusan del Sur.
