Property Renovation, Management, Marketing & Subletting

Dear Gede,

we are pleased to offer you our services as follows:

Property Renovation
To set up your villa to be ready to host guests, Coastal Grand Villas will

● Set up a renovation concept paper together with you and give you an estimation of the
effort, the costs and renovation time
● Set up a renovation team, consisting of freelance workers and contractors
● Coordinate all renovation efforts
● Find and purchase furniture, fixtures, amenities, decorations, and other items if needed

For this service, Coastal Grand Villas charges 20% commission which will be added on top of all
renovation costs.

Property Management
Let us handle the day-to-day business of your villa. We are pleased to offer you to:

● Handle all maintenance issues: our dedicated villa manager will take care of anything that
needs to be fixed in the villa (e.g. broken A/Cs, plumbing issues, pool issues, electricity
outages, water pump malfunctions, and other maintenance topics)
● Hire, train and supervise a housekeeper who:
o Speaks English
o Knows professional cleaning routines
o Can assist you with shopping locally
o Knows how to order shopping items online on Lazada
● Hire, train and supervise a gardener and a pool maintainer
● Handle the villa’s staff payroll
● Handle the payment of all utility bills, including: Electricity, Internet, Banjar fees, Trash
pickup, and others

● Control the staff’s operational expenses (“petty cash”), which they use to pay for expenses
such as laundry costs, water gallons, cleaning chemicals, pool chemicals, and other
household items
● Handle the villa’s book-keeping and proper filing of receipts and bills
● Create a monthly report of all costs that occurred in the villa
● Manage and assist in all other questions and issues that occur in and around the property
to provide a “hands-off”, full-service experience for you.
● Conduct regular inspections of the property and keep track of all maintenance efforts in our
task management system, and coordinate all maintenance efforts accordingly

For this service, Coastal Grand Villas charges a monthly fee of 190€. In case the villa has been
rented out to guests, this fee is already included in the revenue share detailed in the next chapter.

Property Marketing & Subletting


In the time that you are not personally residing at the property, PT. Coastal Grand Villas will:

● Find guests who are willing to occupy the property, by listing the property on short-term
rental booking platforms such as Airbnb.com, Booking.com, Homeaway.com, Agoda.com
and so on
● Provide pre-booking customer service, e.g. to provide the guests with all information
necessary to check-in to the property, and answer all questions they might have prior to
booking
● Organize Airport-Pickups and drop-offs for the guests
● Coordinate the check-ins and check-outs of the guests
● Coordinate day-to-day guest-handling and answering guest’s requests
● Assist to connect the guests with providers of extra services, such as: Chef on Demand,
Scooter / Car Rentals, sightseeing tours, massage at the villa, and so on
● Handle all guest communication and requests during the time of their stay
● Provide a monthly report of all bookings and costs
● Make a monthly payout of the profits of the short-term rentals

For these services, PT. Coastal Grand Villas charges 30% commission of the revenue of all
short-term rentals.

This offer is valid until the 16 th of December 2021 and is signed by Oliver Plehn, Director PT. Coastal Grand
Villas
