Whereas the first party is holding the power of attorney issued by SHARMILA CHAUHAN who is

the owner of the first residential building in the second floor of the building bearing flat no. 2B of
EMKY's Mint Kuzhuveli Temple Road,Chalikkavattom,vyttila, P.O 682028 Kanayannur Taluk,
Ernakulam District.

AND WHEREAS the second party (Lessee) having approached the owner to give on lease the
building with all fixtures and furniture and fittings for the exclusive use of residential purpose to the
lessee and the first party (owner) having agreed to the same and offered to lease the aforesaid
building with effect from 01/07/2021 for a period of 11 (eleven) months as per the terms and
conditions mutually agreed between to as furnished hereunder.

Now it is expressly agreed and declared by and between the lessor and lessee herein as follows:
1.The lessee, the second party is permitted to use the above premises and all its fittings and
fixtures thereon for his family and residential purpose only for a period of 11 (Eleven)
months from 01/07/2021.it is mutually agreed that the lesse shall pay an increase of 10% of
the rent mentioned above if the lesse is permitted to continue the occupation in the house
beyond the period of 11 months mentioned in this Agreement.

2.The lessee shall pay to the owner, the 1st party, a sum of Rs.10,000/- (Ten Thousand Only)
rupees rent per month for the use of the building premises which shall be payable within the
5th day of every month without fail. The monthly prevailing common maintenance charge
and common water charge implemented by flat Association will be paid by the Lessor.

3.The lessee hereby agrees to pay an amount of Rs.20000/- only to the lessor towards security
deposit on 1St September 2021 which shall remain with the lessor. The above security
deposit shall be refund to the lessee without intrest at the time of vacating the house and
giving possession of the same to the lessor. Any rent due from the lessee and any pending
payment of electricity,water and other statutory charges if any and the cost of repairs
and replacement if any that may be necessitated shall be recovered from the security
amount stated above. The Lesse hereby agrees to take possession of the furniture and other
utensils kept in the house listed in annexure one of this agreement which forms the part of
it,on july 2021.

4.Afterl 1 months the Monthly rent will be increased by 10%.This agreement may be extended
for further period on terms and conditions mutually agreed upon at the relevant time on
completion of 11 months, now agreed to, any litigation that may arise in connection with the
implementation or interpretation of any of the clause of this agreement shall be under the
jurisdiction of the court at the concerned location only.
