CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL are made and executed this __________________ by and between:

SPS. BENJAMIN LAURINARIA LEANDER and MARIA PALMYRA TOLEDO LEANDER,


Filipino, of legal age, married with postal address at 3 Sherwood st. Greenwoods Cainta Rizal
as hereinafter referred to as the SELLER;

“Hereinafter referred to as the property”

WHEREAS, the BUYER has offer to buy a portion of THREE HUNDRED SEVENTEEN (317) square
meter more or less and the SELLER agreed to sell. The Buyer agrred to buy the aforesaid property subject
to the following terms and conditions.

That for and consideration of the agreement of sale the above mentioned property, the BUYER hereby
agrees and obliges to pay the SELLER of the sum SEVEN MILLION TWO HUNDRED NINETY
ONE THOUSAND PESOS ONLY (PHP 7,291,000.00).

a. That upon signing of this contract, the BUYER will pay in the sum of SEVEN MILLION TWO
HUNDRED NINETY ONE THOUSAND PESOS ONLY (PHP 7,291,000.00).
b. That the SELLER will shoulder the Capital Gain Tax, update Real Property Tax.
c. That the BUYER will shoulder Documentary Stamp, Registration Fee, Transfer Tax and other
miscellaneous fees and expenses.
d. That the SELLER shall allow the BUYER to occupy the property once payment has been made.
e. That this Contract shall insure to the benefit of and be binding upon the parties hereto and thier
respective heirs, succeccors, and assign, the SELLER hereby promise that upon receive of the full
payment, the SELLER will execute the DEED OF ABSOLUTE SALE in favor of the BUYER to
the effect that the corresponding Transfer Certificate of Title may be issued in favor of BUYER.
f. That all any violation has made between this contracts shall subject the guilty party for the cost of
law suit and for the damage fee.
