WARDEN OFFICE
WARDEN’S RESIDENCE
The layout of the Warden’s
residence will have a small
bathroom, a kitchenette,
bedroom and workspace.
Layout is to be according
convenience, privacy and
aspect.
KITCHEN
Kitchen to be properly equipped with an adequate number of
utensils which enables, as a minimum, 20% of the maximum
number ,of students to make food at the same time.

A minimum of 4 cooking rings to be provided. Where the total


number of bed spaces exceeds 32 an additional cooking ring
is to be provided for every further 8 bed spaces, up to the
first 100 guests. Example below:
32 Beds - 4 Cooking Rings
40 Beds - 5 Cooking Rings
48 Beds - 6 Cooking Rings
56 Beds - 7 Cooking Rings

Adequate refrigerated food storage space to be available.

An oven or microwave and grill to be provided. Each of these


to be provided at a minimum ratio of 1 per 50 students
accommodated up to the first 100 guests.

Crockery and cutlery to be provided in sufficient range and


quantity as to enable at least 25% of the first 100 students to
eat at the same time.
MESS HALL

Dining:
A minimum of 2 m2 per person will be
required.

Combined Lounge/Dining Areas:


A provision of 4 m2 per person will be
deemed to be adequate if the floor
areas of lounge and dining room are
combined.
STUDENT BEDROOM
All bedrooms to be as follows:

1 person - 8.5m2

2 persons - 11m2

3 persons - 15m2

For each additional person there shall be an additional 4.5m2


of floor area. Measurement of Attic and Similar Rooms with

STUDENT WASHROOM
A readily accessible water closet
compartment shall be provided on every
floor where bedroom accommodation is
located. The water closet shall be sited in a
proper room and shall be provided in the
following ratios for each occupied floor:

1-5 persons - 1 water closet


6-10 persons - 2 water closets
11-15 persons - 3 water closets

-Stacked washer and dryers and combination units required a vertical clearance of 1524 to 1930 mm and a horizontal clearance
of 600 to 750 mm.

-Be sure that the doors to your laundry room and access hallways and stairs, if involved, are wide enough to accommodate the
moving of appliances.

-Ideally, it is best to have 18 to 36-inches of free counter space on one side for your washer for pre-washing preparations like
stain removal treatments.

FIRE DETECTION
Areas to be covered:
i. Heat detectors – Kitchens
ii.Smoke detectors - All other risk rooms, stairway enclosures and any basement/cellar
iii.Location for manual call points - Adjacent to each final exit door. The need for additional call points should be risk assessed

ESCAPE MEASURES
All risk room doors leading onto the escape route to be FD30S (intumescent strips and smoke brushes). Travel distances not to be
excessive. Five storeys Lobby protection to all floors except top floor and secondary means of escape to be provided from top floor.
Six storeys Lobby protection to all floors except top floor and secondary means of escape from the top two storeys.

ARTIFICIAL LIGHTING
All habitable rooms, kitchens, bathrooms, water closet compartments, staircases, landings and passages shall be adequately lighted
by electricity, none of which will be provided via a time switch, and shall be available at all times.

STAIRCASE
In a residential low-rise building, the minimum width for the stairways is
0.9 metres.

For flats, hostels, group housing, guest houses, it is 1.25 metres.
