Manufacturing in India, "Make in India
is the motto for current business and
political leaders in India. Cost
advantage and new market
opportunities are tempting global
companies to operate in India. The
benefits of local assembly production,
faster production and faster go to the
market to the customers' are the key
reasons. If you are a global player and
if you have a manufacturing facility, It
gives local customers the confidence
of your long-term commitment of
support. However, right from the
sourcing licenses, contractors,
approvals, vendors, procurement,
quality of construction with global
standards, one-time completion, and
other documentation needs a
collaborative support system.

Selection of a site is a vital

decision for any industry. The INDUSTRIAL LAND

based on multiple factors such

highways, availability of
required land and many more
that depends on the location.

The process selection of

industrial sites includes a
complex array of factors
involving economic, social,
technical, environmental, and
political issues that
may result in conflicting
objectives. Nowadays, in the
post-industrial society
and knowledge-based society,
people become the most
critical resource.
INDUSTRIAL
CORRIDORS

A plot of land could be purchased from any of the following:

1. Each State has its own Authority for Industrial Areas such as
SIPCOT, KIADB, APSIIC, GIDC, MIDC and many more

2. There are many private players who develop Industrial Areas such as Mahindra World City, One Hub,
and Sricity

3. Many corridor’s have also been designated Industrial Corridors Eg: Mumbai-Delhi Industrial Corridor,
Bangalore- Chennai Industrial Region and Chennai- Vizag Industrial Region

The purchase of plot in industrial areas ensures that the facilities required for the industry is available easily.
An area earmarked for industries is always beneficial because the developer also provides the infrastructure.
The areas are usually earmarked in terms of type of industry, grade of pollution etc. Some areas are
segregated for non-polluting industries. Certain companies have their ancillaries also in the vicinity to reduce
time and money for transportation.

Sizes of the projects:

Size of the plots vary based on requirements.

There are options for small plots especially for
small scale industries with authorities like SIDCO
etc. Large scale industries like Hyundai, Tata,
BMW and Maruti get a large parcel of area so
that their ancillaries can also put up their
factories in the vicinity. Various verticals have
been given areas depending on availability of
raw materials or proximity to ports.
In a greenfield project a research is essential
prior to purchase of the plot. The following
hurdles could come in the way of an industry:

1. The production related issues like The bottle necks are to be

a) procurement of raw materials,
b) difficulty in supply of finished goods, anticipated and solved.
c) Getting good manpower
The design has to have long
d) Difficulty in reaching the location due to
unavailability of public transport term relevance.

Industry Trends

Shifting the gear to energy savings

Global Perspective for developing countries:

For industrial buildings with a large size, both economic and environmental aspect of the
structure plays an important role. For large spaces, the dimensioning is optimized to
reduce the use of materials, costs and assembly work. Buildings designs are designed to
reduce energy costs drastically and be very environmentally friendly. Industrial buildings
are composed of frames and metal cladding of all types. The technique makes it possible
to create large open volumes that are efficient, easy to maintain and adaptable to changes
in demand. Steel is chosen for economic reasons, but also other purposes such as fire
resistance, architectural quality and respect for the environment.

The aim is, therefore, to reduce the energy impact of buildings. The effect over their entire
lifetime, while optimizing economic viability, comfort, safety and health of the occupants.
Energy efficiency is, therefore, a priority for any industrial construction project. In India,
Industrial buildings require air conditioning and artificial lighting. However, other
architectural approaches can lead to higher user comfort without resorting to it by
improving the design, design and materials used. Such methods require thought at the
design stage and the desire to increase the initial investment cost in the order of 10 to 15%
-as it depreciated during the building's operational phase.
Changing trends
Bioclimatic architecture for Industries.

Responding to optimal comfort and limiting the call to primary resources to the maximum,
forces us to leave out the voracious energy solutions. Bioclimatic architecture tries to answer
this challenge in the most natural way possible. It requires a holistic approach, involving a
reflection on both the form and layout of buildings and materials, inspired by a traditional and
vernacular architecture while using appropriate and innovative technologies. It defines as an
architectural approach to take advantage of the conditions of a site and its environments such
as the climate and the microclimate, geography, morphology and topography while guarding
the constraints they induce. It aims at adequate comfort conditions such as temperatures,
humidity levels, luminosity and insalubrity.

When needed, renewable energies are favoured, such as solar, solar thermal or wind power.
Bio-climatic uses many strategies, techniques and construction systems that can cool, ventilate
and illuminate the interior atmosphere of a building. These techniques generally utilize locally
available know-how and materials as well as simple technology-based systems, although more
and more electronics are being used for their control and automated management.

The "bioclimatic design" or "eco-construction" therefore refers to all the strategies, solutions
and architectural techniques implemented in a project that is aware of its ecological footprint.
Bringing answers to the aspirations of comfort through this approach sometimes requires
actions. Contradictory, the contribution of natural light induces an increase of the risks of
overheating by the rays of the sun. The fact of maximizing the natural ventilation favours the
propagation of the noises. The challenge will, therefore, be to achieve the best possible
balance between these different aspirations through the introduction of palliative elements,
such as sunshades or sound traps, and to prioritize the demands. Today the principles of
architecture traditionally come as a source of inspiration. Bioclimatic architecture aims to
optimize old techniques without denying the contribution of modern technologies.
Drivers of design change
The concept of designing a industry has also gone through
many changes in the last decade. The present industries
gives an insight to the ethos of the company. It is no longer
just a mere structure where things are produced. A few
trends in industrial designs are:

BIM modelling: this technology helps visualise the entire

facility and anticipates any fouling during construction.
Digital twin technology: Utilizing digital twin platforms and
reality-capture solutions reduces rework by creating an
active view of the project’s progress to be tracked and
compared in real-time.
Green Design: Green design is essential not only for a
Green Certified building but also industries who are not
targeting Certification. Sustainable sources of energy like
solar power, wind energy, bio energy are considered as a
primary source of power. Net metering & Reduced carbon
footprint are trending in the industrial sector.
Zero Discharge: The Effluent Treatment and zero
discharge industries help build a environment friendly
brand for the industry. Water reuse helps reduce
requirement of water.
Manufacturing Practices such as Lean Manufacturing, Six
Sigma, 7 S and Kaizen are considered
Industrial Architecture
Design- the best practices
There are no two opinions that a greenfield project has
to be planned well in all aspects before the construction
process starts.

All the stakeholders of the industry - Operations,

Marketing, HR, Projects, Safety - should participate
while creating the objectives of the project.

The timeline and budget should be planned.

Any project that is planned well is executed well.
The design consultants should be involved in the project
conception stage. This provides with the Consultant with
a firm roadmap while creating the Masterplan for the
next 5-10 years.

The Consultant incorporates all the requirements of the

stakeholders pertaining to multiple disciplines. In
industries, it always helps to have a Consulting team
who have multi-disciplinary members. The coordination
between multiple Consultants is reduced when a Holistic
design is provided by a single consultant.

A proper tender for each discipline with all the drawings

helps provide the bidder with all necessary information.

The bidder can quote and plan his manpower & material
purchase schedule accordingly. The bidder can be tied
to a project cost & schedule if the tender issued is
detailed and accurate.

A center of excellence at the design consultants, with

the best practices will be a great initiative which
enhance the design thinking, creativity, global standards
and reduces the learning curve for each new project.
