DEED OF SALE

KNOW ALL BY MEN BY THESE PRESENT:

JOSE FRITZ OSORIO ENDOZO of legal age, Filipino, married to Venevic I. Endozo and resident of
Lot 5, Blk. 12, Northwood Subdivision, Brgy. Magsaysay, Nabunturan, Compostela Valley Province, Philippines,
duly represented by their Attorney-in-fact BECHIE PEARL I. TAYANGTANG per Special Power of Attorney
dated July 25, 2019 denominated as Service No. 95955; Doc. No. 10526; Book No. 01; Fee Paid AED. 100; OR
No. 3935572 before the Vice Consul Elizabeth P. Ramos of the Republic of the Philippines United Arab Emirates,
hereinafter referred to as the VENDOR; and ARIEL DABI MANDAWE of legal age, Filipino, married to Arlean
G. Mandawe and resident of Lot 2, Blk. 5, Northwood Subdivision, Brgy. Magsaysay, Nabunturan, Compostela
Valley Province, hereinafter referred to as the VENDEE;

WITNESSETH:

Whereas, the Vendor is the registered owner of a parcel of land covered by Transfer Certificate of Title No.
T-268611 more particularly described as a certain parcel of land situated at Northwood Country Homes, Brgy.
Magsaysay, Nabunturan, Compostela Valley Province known as (Lot 5, Blk. 12, of the consolidation plans Pcs-11-
003922), being a portion of lots 599-J-2-A; Lot 599-J-2-B; Lot 599-J-2-C; Lot 599-J-2-D; Lot 599-J-2-E; Lot 599-
J-2-F; Lot 599-J-2-G; Lot 599-J-2-H, Psd-11-064157 and containing an area of ONE HUNDRED FORTY FOUR
(144) SQUARE METERS, more or less;

Whereas, the VENDEE has offered to buy the above-mentioned parcel of land including all the
improvements found thereon and the VENDOR has agreed to sell the same for TWO HUNDRED FIFTY
THOUSAND (250,000.00) Pesos.

Wherefore, for and in consideration of the sum TWO HUNDRED FIFTY THOUSAND (250,000.00)
Pesos, Philippine Currency, to me in hand paid by the VENDEE and receipt of which is hereby acknowledged, the
VENDOR hereby SELL, TRANSFER AND CONVEY unto the VENDEE, ARIEL D. MANDAWE, his heirs,
assigns and successors in interest the above described property together with all its improvements and existing
obligations;
