WITH ASSUMPTION OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This Deed is made and executed by and between:

ANDRE DAVID VINCENT ADANZA NICHOLSON, of legal age, Filipino and a resident of
8876 SAMPALOC ST. SAN ANTONIO VILL. MAKATI CITY , hereinafter referred to as the
VENDOR; and

RALPH NICOLE CABONITA DELA TINA, of legal age, Filipino, single, and a resident of
PUROK SUNSHINE2 SUBD. MANGGA VISAYAN VILLAGE TAGUM CITY , hereinafter known
and referred to as the VENDEE;

WITNESSETH

That the VENDOR is the lawful owner a Mitsubishi 2019 mirage G4 GLS 1.2 CVY
SUNDANCE ORANGE PRODUCTION NO: 689974 particularly described as follows:

That the above-described property is currently mortgaged to PAG-IBIG FUND, Tagum City, Davao
del Norte with the total loan value of Php 400,000.00;

WHEREAS, the VENDOR has offered to sell and the VENDEE has agreed to buy the above-described
vehicle for the total price of FOUR HUNDRED THOUSAND (P400,000.00) PESOS ONLY;

Therefore, for and in consideration of the amount of FOUR HUNDRED THOUSAND (P400,000.00)
PESOS, Philippine currency, the said VENDOR does hereby sell, transfer and convey in a manner of
absolute and irrevocable unto the VENDEE, her heirs and assigns the personal property above-mentioned
together with all its improvements and existing obligations;

That the Vendee does hereby accept this sale and binds himself to assume as he hereby assumes the
payment of the monthly amortization as of this date in favor of the afore-named mortgagee and does hereby
further agree to be bound by the precise terms and conditions therein contained.

That the Vendor shall secure the approval of the Mortgagee to the assumption by the Vendee of the
mortgage over the subject vehicle;

IN WITNESS WHEREOF, the parties have hereunto set their hands this ____________________ in

personally appeared the Vendor Andre David Vincent Adanza Nicholson and Vendee Ralph Nicole
Cabonita Dela Tina with their respective competent proof of identities, known to me to be the same
persons who executed the foregoing instrument and they acknowledge to me that the same is their own, free,
voluntary act and deed.

This instrument, Deed of Absolute Sale with Assumption of Mortgage, consists of two (2) pages
including this page whereon the acknowledgement is written and signed by the parties and witnesses on each
