A place who have so many choices food


and beverages. In general, foodcourt always
have “monoton” perspective because there
are a lot of foodstores and usually the
building is not open space.

I want to change that perspective, like give


the limit of the stores, “eco-friendly” because
there are a lot of open space site and our
management will set the money for landscape
and hardscape.
PONDASI

Why PONDASI? Because this building is


base structure of my businesses.

Why PONDASI? Because this building is


base/pioneer of foodcourt modern in East
Bekasi and I believe this building will be
famous, especially in East Bekasi and
arounded.

Why PONDASI? Because there are 3


syllables and one rhythm, it’s same like the
location of building “BE KA SI” and it’s
make an easy to remember.

out or just chit-chat with his/her friend and

Our segmented for the middle class until the high


class and from our research from nearest competitor
for getting best average start price and the result is
starting from 18k+ and our assumptions a person
spend 25k – 60k for 60–90minutes. This below is our
segmented.

Our Strength :
• Think Outside The Box. From our research in East
Bekasi we got the conclusion. That conclusion is “in East
Bekasi, the place and coffeshop very limited and but if
there is a place like that it’s very “monoton” because there
is just in “Ruko”. So, this is our big opportunities to
provide good concept with good design.
• Good Concept with Eco-Friendly Building. Good
design and good concept have own attractive from
customers. Our management will be used industrialist with
wide open space for the building design. Our public area
have really good sirculation because there is no border
wall just using roaster for more beauty.
• Strategic Location. Our building have strategic location
it’s because there are so much Courses, Junior and Senior
High School, Private University, Office, and Residence
with 5km radius. So, there is match with our goals.
• Have a Spacious Parking. This point is very important
to consider because our competitor just have limited space
for parking.
STRENGTH

• Cleaning Service. it’s for cleaning the public area and


keep public area clean. If we have a clean place it will
be get fanatic customer (its like come and back again)
and get the grows.
• Security 24 Hours Non Stop. it’s for securing this
building from robbery. It works will be start from
morning until tomorrow morning again. If we have a
safe place it will be get the trusted from customer.
• Get Free Charge Electric and PDAM for Public
Area. It’s because our management running in place
provider it has a safe place. So, It should be our
management Responsibilities.
• Get Free Charge from Community Organizations.
Every location certainly have Community
Organization, like FBR(Forum Betawi Rempug),
PP(Pemuda Pancasila), and Gibas(Gabungan Inisiatif
Barisan Anak Siliwangi) for helping secure our place.
WEAKNESS

Our Weakness :
• Limited Access Because Weather. It’s gonna
happen if we get rainy high intensity it might be
decreasing traffic just because we have limited
access.
• Near From X Junction. It takes 20m-30m from
our location. Why I said it is a weakness? Because
over there have middle level for traffic andthen
when someone riding or driving they will be focused
on her/his doing and that’s make her/his get limited
view.
OPPORTUNITIES

Our Opportunities :
• Share The Other Access. We can share the other
access in our Instagram which is that makes easy for
customer to come.
• Having Daily Routine of Entertainment.
THREATS

Our Threats :
Traffic Competition At The Weekend.

area 267,6𝑚2 , there are a lot section of our building

We have 2 different type of price, just


because any different of height (1st floor
and 2nd floor). Our sales area is 31,5𝑚2
and we can customize sales area if you
want but there is for more from 31.5𝑚2 .
