Notes
This will be three bedrooms three and a half bathrooms upon completion with a split floor plan. Two identical
bedrooms, each with their own full bathrooms including a standup shower, toilet and vanity with sink, at one end
and a master suite on the other. There will be a set of stairs with rails on both sides to get to the 10X10 front porch,
stairs going up to a deck, in between the converted outside workshop that is now a gameroom, and the side of the
home connecting the two structures and allowing access to the deck that will be the legnth of the gameroom and
studio along with the width of the home that will also be connected to the Brand New back deck that will run the
backside of the home up to the opposite side of the Brand New french doors installed on the back exterior wall.
There will be three exits, including the front entrance, the Brand New french doors on the back exterior wall that is
direct access to the back deck and also a set of Brand New french doors from the master that is direct access to
the back/side deck. All electrical is Brand New and all lighting will be Brand New recessed LED lighting, outside of
the chandelier in the master (if I still decide to hang it once comepleted) and the 3-5 pendants over the kitchen
island that houses a stove with a Brand New commercial hood above it and will allow for six barstools that will act
as our way of dining. The kitchen sink is centered below the six foot bay window on the back exterior wall with
cabinets on either side that houses a dishwasher, double oven, and refirdgerator. All countertops are Brand New
granite tops. There is a custom built floor to ceiling pantry between the exterior wall of the half bath and the
doorway to the utility room. All New engineered floating floors with Brand New area rugs where needed will be
installed in every room except the master bath, as it will be a Newly tiled floor and rain shower, will include two toilet
rooms, entrance to the master walkin closet and two individual Brand New vanities with their own sinks. All
subfloor that had to be replaced was done so using Brand New "zipsystem" plywood. All replaced roof sheathing
was done so, 200 squre feet at a time, using Brand New "zip system" plywood placing 4 inch ringschank 8 penny
nails every 6 inches. All drywall that had to be replaced was done so with Brand New pieces after removing and
replacing any old insulation with Brand New pieces. The portion of the roof covering that had to be replaced was
done so with Brand New standing seam metal from Baker Metal. Two accent walls in the open area will have Brand
New shiplap over the drywall halfway up each of them and all four of the walls in each of the two identical
bedrooms will as well. Most every window that was kept has been replaced with Brand New windows inside of their
own vinyl casing, any Newly placed windows installed are the same outside of the custom built bay windows in
kitchen and master. All new plumbing has been installed using Brand New pex piping and a Brand New water pump
for the well. There were no structural walls removed and each wall, ceailing, structural support was repaired in a
manner to meet all load testing, inclusive of the wind zone in mind. Although we do welcome the county building
inspectors to run their own testing, we have taken upon ourselves to have a private inspector to ensure that we
meet all manufacturer specs and local codes needed. We will be glad to submit our private inspector credentials
