CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE is made and entered into by and between:

NOEME V. ANDRADE, Filipino, of legal age, and a resident of Block 1, Lot 2,


Rafael Street, Genesis Royale, Barangay San Juan, Cainta, Rizal, hereinafter referred to
as the “LESSOR”;

-and-

LILIBETH V. MAGNO, Filipino, of legal age and a resident of Purok 10


Circumferential Road, Barangay San Roque, Antipolo City, hereinafter referred to as the
“LESSEE”;

WITNESSETH:

That the LESSOR hereby lets and leases unto the LESSEE, and the latter
hereby accepts in lease from the former, a commercial space particularly for her
vulcanizing shop business located at Purok 10 Circumferential Road, Barangay San
Roque, Antipolo City, herein referred to as the Leased Premises;

NOW THEREFORE, in consideration of the foregoing premises, the LESSOR


hereby agrees, to lease unto the LESSEE, the above-mentioned commercial space
under the following terms and conditions:

1. LEASE PERIOD - The lease shall be for a period of two (2) years
commencing on July 19, 2022 until July 18, 2024.

2. RENTAL - The LESSEE binds and obligate himself to pay the LESSOR a
monthly rental for the Leased Premises in the amount of SIX THOUSAND
PESOS(P6,000.00) which shall be payable every 19th day of each and every
month thereafter.

2.1 Upon the execution of this Contract, the Lessee shall pay an amount of
EIGHTEEN THOUSAND PESOS (P18,000.00) representing one (1) month
deposit and two (2) months advance;

3. UTILITIES - The LESSEE shall promptly pay and defray any and all costs for
water, electricity, telephone connection and/or installations to and in the leased
premises.

4. OTHER EXPENSES - Any financial expenses arising from repairs and


renovation in the leased premise within the lease duration. Shall be the sole
responsibility of the Lessee.

5. RENEWAL - Renewal of the Contract and its provisions, if the Lessee wishes
to do so, can be discussed months prior to the end of the lease period (contract
expiration).

6. PRE-TERMINATION - In case the Lessee decides not to push through with


the lease operation, or decides to pre-terminate the contract. After the expiration
of this contract all the improvements made by the Lessee shall form part of the
Leased Premises without the right for reimbursement.

The Lessee must inform the Lessor in writing two months in advance prior to pre-
termination the contract to allow the Lessor to prepare for other
potential/interested
7. MISCELLANEOUS - It is advised that the Lessee comply with applicable
government-mandated requirements relevant with the conduct of business
operation. Any untoward incidents arising from the business operation, shall be
the sole responsibility of the Lessee. That both parties shall religiously comply
with all the terms and conditions of this agreement.
