and encouragement without-which this ON The Job Training would have come forth.

We owe a deep sense of gratitude to the head of Registry of Deeds, Tagum City, Davao del

Norte, ATTY. JOHN PAUL O. DEVILLERES, for his keen interest on us at every details and stages of

our On-the-Job Training.

To the ROD family, especially Ma’am Ivy Sheryl Bayona, Ma’am Jean Tuyor , Ma’am Jenny-Viv De

Leon, Sir June Rafael and Sir LouiPandac, thank you for the one of a kind experience you have shared

with us being an OJT in your office. For imparting your knowledge to us that will be useful for our future

career and for sharing good memories and harmonious relationship that I will treasure in our entire life.

To the GIP’s ,Sheng, Adam, Christian, Jack and Earl, thank you for the knowledge you have shared to us,

for the memories and unforgettable experience.

To my friends and co-OJT’s, thank you for the happy memories that we have shared, for being there even

in difficult times and the friendship we have built during our OJT period.
CHAPTER I

INTRODUCTION

On-the-Job training is a way by which students are given an opportunity to apply the

things that they have learned from school. It also aids the students to achieve relevant knowledge

and skills through the actual experience in working in the field of their profession. Thus, the

workplace and the field serve as a new venue of learning for the student.Students are required to

undertake such training within a specific number of hours as part of the curriculum.

The company serves as the training ground of the students to learn more

knowledge and develop their skills. On the other hand, the students provides

additional manpower to the company without expecting salary to pay back.

During the period of training, the supervisors guides the students through the

task and process for them to know how to perform the obligation and to what

standard. The supervisors also observes the students while they perform their duties

and gives the feedbacks on their performance.

Generally, the On-the-Job-Training becomes an avenue in training for future

employees and managers. Thus, experience is vital to one’s improvement and

preparing students to their career is the best way to set them on success.

BACKGROUND OF THE COMPANY

HISTORY OF THE REGISTRY OF DEEDS OF DAVAO/DAVAO DEL NORTE

The registry of Deeds for Mindanao was originally found in Zamboanga, and that

was long before the World War II, but however, not long after the Second World War, Davao

has its own Registry at last. This registry continues serving the whole Davao for a quite long

time.

In the year 1986, Davao was divided into 3 big Provinces namely Davao del Sur,

Davao del Norte and Davao Oriental, and each province have its own registry also at last with

the existing original registry found at the heart of the city. So all belongs to Davao del Norte was

then separated and brought to Magugpo (now Tagum City) in the same year.

The first office of the Davao del Norte Registry of Deeds was found at the east

side of the old Magugpo Gymnasium, the site where the Freedom Park is now located, headed

by. Atty. Jovencio Borneo. Davao del Norte continues to grow, and records by this time need a

better place and a bigger space to accommodate trhe fast growing number of records. So on

December 8, 1970, the registry was again transferred to the old Provincial Engineering building

found besides the old Tagum Rotary Club building where the City Barangay Hall is now located.

When Atty. Jovencia Borneo died, Atty. Jovito S. Bermudez took over as acting registrar of

Deeds.

During the early part of 1973 the office of the Registry of Deeds is again

transferred to the Capitol building where Atty. Jovito S. Bermudez serves as acting Registrar of

Deeds with Atty. VinaCasaway as Deputy Registrar of Deeds. When Atty. Jovito S. Bermudez

died on January 21, 1987, the Deputy Registrar of Deeds also took over. When Atty. Vina U.

Casaway became the Registrar of Deeds of Davao del Norte she saw the needs for a bigger and

safer place for her stuffs and records of the office. The cramp was steady showing the delivery of

Public service.
When she realized that there was no chance to expand the area they were

occupying

inside the provincial Capital building, she sought the assistance of the Land.Registration

Authority for a possible solution. Receiving a negative response, she made representation with

the Provincial Governor and the SangguniangPanlalawigan of Davao del Norte for a donation of

a portion of land inside the Government Center, and for funding the construction of Registry of

Deeds building.

Her efforts were awarded. A donation of Two Thousand Seven Hundred Seven

Hundred square meters (2700 sqm.) of the registered property of the Provincial Government

which was chosen by Atty. VinaCasaway was made. Said portion is now in the name of the Land

Registration Authority.

Funds for the construction of the Registry of Deeds building were provided by

Senator JovitoSalonga, Senator Rene Saguisag, Congressman Baltazar Salton, Congressman

Rodolfo Del Rosario, Congressman Lorenzo Sarmiento, the Provincial Governor, the

SangguniangPanlalawagin and Bankers Club of Davao del Norte. Sad to note, only the vault

door was given by the land Registration of Deeds.

When Atty. Vina U. Casaway retired on August 12, 2001, Mr. RusselFlor E.

Malalis the deputy Registrar of Deeds took over for a period of about 2 years before Atty. John

Paul O. Devilleres got in as the Registrar of Deeds.

As times goes by, the growing number of records and land title is the major

problem of the Registry, because up to this date, despite the creation of 3 big cities, the Panabo

City and the Island Garden City of Samal and Tagum City itself. The creation of 2 big Provinces,

the Davaodel Norte with 9 municipalities including Panabo and Tagum cities and the

Compostela Valley Provinces.

CHAPTER II

WORK EXPERIENCED
October 9, 2017 when we started working at Registry of Deeds office as a trainee. We are very

excited and quite nervous because of the new environment and new people surrounding us.

After we are introduced to the head Atty. John Paul O. Devilleres, he then introduced us to our

designated departments. We also introduced ourselves in all the employees in the office.

To start our work, I was first assigned to IT department but eventually I joined Bellie at the

Registered Land Section-(Uploading/ Encoding). At first week, we were trained on how to do

such specific task that were given to us. We do encoding of the technical descriptions of the

registered land. We also do some sorting of documents according to date and year, trace the

transaction in every land and releasing ccv forms. At the following weeks, they gave us some

additional task, like pasting documentary stamp on different documents, trace and screenshot

some information of the lands and encoding chattel mortgage.

In working on the tasks that were given to us were not that easy, but with the help of our

supervisors, we managed to do our tasks properly. By observing and learning from them, we

learned different types of skills and valuable lessons.

Working on the Registry of Deeds office was one the best experience in our life. We were very

happy on the things that we have learned and experienced in the 200 hours of our training. We

are forever begrateful to the knowledge that are shared to us and the memories we have during

OJT period.

CHAPTER III

SUMMARY AND CONCLUSION


This On-The-Training was the perfect experience to use as the tool to improve our skill

for being an Information Technology student. This experience is our bridge to our dreams to

become an Information Technologist. This training gives us the inspiration more severe and

focused in our studies. As we were in our training it gives us an idea about how an Information

Technologist work in a company. So that, we were inspired to become one of them someday.

In spite of a short period of time in our training, it was a meaningful one. The training

that we undergone enhanced my confidence to be an upright employee someday. This training

has a big impact to us as a Bachelor of Science in Information Technology student. It made a

civil servant in both action and words.

This training made us realize it is really good to know what doing. What we can do for

now as a student is to learn more whatever we can in our school, be inspired, love what you are

doing, have a positive outlook in life, and love the path what you are taking. We realized we

have to focus in our studies we all our heart and do whatever we can.

Learning does not happen all at once, but it builds upon and is shaped by previous

knowledge. To that end, learning may be viewed as a process, rather than a collection

of factual and procedural knowledge. Learning produces changes in the organism and

the changes produced are relatively permanent. Human learning may occur as part of

education, personal development, schooling, or training. It may be goal-oriented and

may be aided by motivation. As it says, learning by doing is the great commonsense

that every individual must possess.
