This is to authorize you to offer to sell my property described


below on an exclusive authority to sell my property as described
below, to wit:

broker/representative and shall be entitled to 5% broker’s

from incurring such advances;

6. Such commission due to the broker/representative shall be


given to her within a period of three (3) days as soon as
payment is made by the buyer. In the event that payment is
made is partial or on installments the corresponding
commission of the broker/representative in proportion to the
payment shall still be given to him within the herein same
period;
7. Non-compete clause. I hereby undertake that I nor I will
cause someone to directly deal with the buyer referred to me
by ____________. In the event that the same shall take
place I still undertake to pay _______________ of his 5%
broker’s commission;

8. Validity: This authority is valid for a period of _______


days or until _____, 20___ or unless sooner revoked by me;

9. Hold-Over Clause: Your association and its members will


still be credited with the sale of this property and
therefore entitled to all the commissions and the fruits of
this transaction even if the sale is consummated after the
expiration of this Authority provided the buyer was formally
registered by you to us within the prescribed period of
validity of this authority;
I hereby certify that I am the OWNER in fee simple and/or the
authorized representative of the owner (with Special Power of
Attorney) of said property and that said property is free and
clear from any liens or encumbrances other than those annotated
in the original copy of the title on file with the proper
Registry of Deeds.
