SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That I, EMERSON LEGASPI TOLENTINO, of legal age, married, Filipino and resident of
Block 9, Lot 4, Vallerosa Subd., Barangay Balayong, Malolos City, Bulacan, do hereby name, constitute
and appoint my wife, ROMINA ACIBAR TOLENTINO, of legal age, married, Filipino and resident of
SAME ADDRESS to be my true and lawful attorney-in-fact, for me and in my name, place and stead, to
do and perform the following powers, to wit:

1) To authorize with full consent and authority for and in my behalf to sell, assign and
dispose of a parcel of land together with all the improvements erected thereon
covered and embraced by Transfer Certificate of Title No. 076-2018002770, situated
at Barangay of Esperanza, Municipality of Alfonso, Province of Cavite under such
terms and conditions acceptable to my Attorney-in-Fact;

2) To sign, execute and deliver the necessary Deed of Absolute Sale covering such sale
including any and all documents that may be necessary or required thereto and to
deliver possession of the property to said buyer;

3) To receive the proceeds of the sale, either in cash or in check and to pay expenses for
capital gains, real property tax and any and all such expenses that may be agreed
upon between the buyer;

4) To do and perform such other acts and powers for the expeditious execution of the
foregoing special powers.

HEREBY GIVING AND GRANTING unto our said attorney-in-fact full power and authority to
do and perform all and every act and thing whatsoever requisite, necessary or proper to be done in and
about the premises as fully to all intents and purposes as we might or could do if personally present and
acting in person; and HEREBY RATIFYING AND CONFIRMING all that our said attorney-in-fact shall
lawfully do or cause to be done under and by virtue of these presents.

IN WITNESS WHEREOF, we have hereunto set our hands this 25 th day of March, 2022 in the
