What is a Employment Register and what information should be entered onto it? Your answer should include
at least 4 items of information.

The employment register is a registration of an employee and the type’s duties and the Activities the
employee will be performing for the licensee and must be made available at any time for inspection by an
inspector from the office of fair trading, this also includes; A date of commencement and termination of
employment An expiry date for registration and licences certificates Date of the employee’s employment
authority A copy of the employee’s employment authority The date and particulars regarding a change to the
employment authority.It is the registration and licence number of all registered employees. The Act requires a
licensee to keep an employment register at each place of business.

What is the Code of ethics and what professional body does it apply to?

A code of ethics is a voluntary code of conduct observed by members of the Real estate institute of
Queensland
This code of ethics applies to all service providers and real estate sales agents, or any one who is a member of
the REIQ and the code of conduct is the code of conduct about real estate agency practises or Service provider
of professional services associated with the sale, purchase, exchange or lease of property set down by the
property agents and motor dealers Act

List 3 ways that agents can minimise disputes between other real estate agents:

An real estate agent must not induce, or attempt to induce, or interference with, a contract between a client
and a customer or agents
Do not touch other agent’s signs unless written permission is given by the agent.
Never place your sign in front of another agents sign or place obstruction in front of another agents sign.
We must ensure that every agreement or arrangement made with another agent must be in writing
We are required to as an agent to always treat fellow agents ethically and fairly.” How would I feel if it was

Assume that you have just listed a property for sale as a controlled listing (you are the only agency appointed
to sell the property). The property has already been on the market for some considerable time with a least
three other local agents

List below the ethical procedures you would follow in notifying other agents of your appointment. Your
discussion should incorporate the removal of signage and the collection of keys. You should be able to
mention at least 4 issues that need to be addressed with the other agents.

Letter delivered in person if possible as they me be interstate.

I will ask the client to write a letter notifying the other listing agent of my appointment to sell the property and
in the letter to please hand over the keys to the appointed agent in the letter. Ask the client when writing the
letter to also inform the discharged agent to collect their sign at a given date and at last hour of 5pm on that
date. Within the letter that after the time has expired and the sign has not been collected the acting appointed
agent will be authorised to take down the sign on behalf of the other agent. I will contact the agent make a
appointment as stated in the letter and by phone, if is all ok and the agent is not in a disgruntle mood, then I
will personally deliver their letter as well as my letter to the other agent and pick up the keys.
At the same time I would leave a letter of notice to the previous agent as proof of visit and be dated and
witnessed.

appointment Dated 19/07/2003 by Mr Mrs Bloggs at 21 Bloggs st Bloggsville Qld. Mr & Mrs Bloggs have
contacted me for my services and in meeting Mr & Mrs Bloggs I have check the contract between yourself
and Mr & Mrs Bloggs and it shows clearly of its expiry date. Mr & Mrs Bloggs have asked me to inform you
and as stated in their letter if possible could you remove your sign by the 23/07/2003 it would be much
appreciated.
Not only have I delivered Mr & Mrs Bloggs letter I have given you a letter in person or by post informing
yourself of my or this appointment. Therefore if not already before you receive my correspondence I will
come around to your office and pick up the keys under the instructions of Mr Mrs Bloggs. If you like I can be
of service and pick up your sign and deliver it to your office if you wish. If you do so please send written
correspondence or fax instructing me to do so in removing your sign. If you wish to contact me on any of
