DEED OF ABSOLUTE SALE OF

A REAL PROPERTY

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, entered and executed by and between:
 
THE PARTIES

HEIRS OF MARGARITA HAMOY EGUIA-DALMAN, herein represented by Ms.


Rubie J. Cartagenas, of legal age, Filipino, single and a resident of Brgy. Sta. Filomena, Dipolog
City by virtue of a Special Power of Attorney otherwise known as Doc. No. 257; Page No. 53;
Book No. XXIV; Series of 2022 before the faith of Lester O. Abog, RN., Notary Public, hereinafter
referred to as the "SELLER”;

-AND-
 
_______________________, of legal age, Filipino, married to ______________________
and a resident of Brgy. ___________________, Dapitan City, Zamboanga del Norte, hereinafter
referred to as the “BUYER”.
 
WITNESSETH;
 
        WHEREAS, the SELLER is the absolute and legal owner and possessor of a parcel of land
known as Lot 475, situated at Brgy. Dawo, Dapitan City, Zamboanga del Norte, declared for tax
purposes under the name of Margarita Hamoy Eguia- Dalman under TD No. 05-01004-01193,
which is more particularly described as follows, to wit:

Location: Dawo, Dapitan City, Zamboanga del Norte
Bounded on

E: ___________________ WEST: ___________________
Area: 468 square meters”

WHEREAS, the BUYER has offered to buy the entire 468 sq.m., more or less of the
parcel of land described above, including the improvements found thereon for a total
consideration of FIVE HUNDRED THOUSAND PESOS (P500,000.00), Philippine currency;

WHEREAS, The SELLER has agreed to sell the entire 468 sq.m., more or less of the
parcel of land described above, including the improvements found thereon for a total
consideration of FIVE HUNDRED THOUSAND PESOS (P500,000.00), Philippine currency;
 
        NOW THEREFORE, for and in consideration of the total sum of FIVE HUNDRED
THOUSAND PESOS (P500,000.00) Philippine Currency, receipt of which is hereby
acknowledged to the satisfaction of the SELLER, said SELLER hereby SELL, TRANSFER and
CONVEY, in an absolute and irrevocable manner unto the herein BUYER, his heirs, successors
and assigns, the entire 20,103 sq.m., more or less of the parcel of land described above,
including the improvements found thereon;

The SELLER hereby warrant peaceful possession of the above-described property herein
sold and CONVEYED to the herein BUYER, of which said SELLER declare that the same is free
from all liens, encumbrances and servitude of any kind whatsoever. Further, the said land is not
tenanted and the SELLER will defend the same from any third party.

ACKNOWLEDGMENT

BEFORE ME, this _________________________ in Dipolog City, personally appeared the SELLER
and the BUYER, who exhibited to me proof of their Identities, bearing their names and signatures
KNOWN TO ME AND TO ME PERSONALLY KNOWN to be the same persons who executed the
foregoing instrument, a DEED OF SALE, consisting of two (2) pages, including this page on which this
acknowledgment is written, signed, by them and their witnesses and sealed with my notarial seal, and
further hereby acknowledge to me that the same is their free and voluntary act and deed.
