DEED OF ABSOLUTE SALE

WITH ASSUMPTION OF MORTGAGE

KNOW ALL MEN BY THESE PRESENTS:

This “Deed of Absolute Sale with Assumption of Mortgage”, made and


executed by and between:

ELENIA ERIKA DE JESUS DELA ROSA, of legal age, Filipino, and


with postal address at B15 L10 Sunflower St., Camella Homes, San
Antonio, San Pedro City, Laguna, Philippines, hereinafter referred
to as the “VENDOR”;

-and-

RAMADAN LUCES AMBAS, of legal age, Filipino, and with postal


address at Block 18, Lot 10, Acacia Subd., Banay-Banay, Cabuyao,
Laguna, Philippines, hereinafter referred to as the “VENDEE”.

WITNESSETH That:

1. WHEREAS, the VENDOR has an interest and right over a parcel of


land situated in Brgy. Canlalay, Biñan City, Laguna with a total area of 120
square meters, or which is specifically described as Block 64 Lot 7 Phase 1 South
Spring Subdivision, Canlalay, Biñan, Laguna. The subject parcel of land is
covered by TCT No. 725606 registered with the Registry of Deeds for the
Calamba City.

2. WHEREAS, the VENDOR desires to sell, cede, convey, and transfer


absolutely in favor of the VENDEE all of his interest and right over the subject
property, including all/any of the improvements thereon, for the sum of FIVE
HUNDRED THOUSAND PESOS (P500,000.00), and the VENDEE is able,
willing, and ready to purchase the same subject to the existing mortgage
constituted over the property also in the amount of FIVE HUNDRED
THOUSAND PESOS (P500,000.00).

NOW, THEREFORE, for and in consideration of the sum above-written,


receipt in full is hereby acknowledged by the VENDOR to her satisfaction, the
VENDOR SELL, CEDE, TRANSFER and CONVEY in a manner that is absolute
and irrevocable her right and interest on the above-mentioned lot and
improvements thereon, if any, unto the VENDEE, and the VENDEE assumes the
remaining loan obligation under in-house financing until full payment, and
forever releases the VENDOR of any liability concerning the subject property.

IN WITNESS WHEREOF, we have hereunto set our hands
