2. Safety and Security - establishments that ensure safety and security should be
nearby such as Police Stations and Fire Stations. The presence of the said structures
means faster response time should danger occur. In the case of police stations, the
crime rate would drop because of the presence of police patrols.
3. Finances - an obvious factor to consider when choosing a unit or lot is whether the
price is something that is attainable depending on one’s budget. In addition, the price
that is offered should be justifiable in terms of location, structure’s durability,
amenities, prestige, etc.
4. History - before inquiring about certain lots and units, doing background research is
a must in order to find out the reputation of the establishment that one wants to
inquire about. This includes customers’ experiences, staff responses, and other
history of concern.
5. Noise - noise has become a major factor when it comes to choosing an ideal unit
and lot especially here in Metro Manila where it has become very dense and hence
noisy. This includes proximity to major highways which causes traffic and noise from
vehicles, proximity to major transportation hubs such as airports and train stations,
and even proximity to neighborhood activities without considering the time of day
such as karaoke and use of firecrackers.

Remarks
1. For the last place, the Blue Residences has equal value and amenities as The Arton
and Primehomes but what sets it apart was its history of being built near an
earthquake fault line namely the West Valley Fault. Because of this, the structure is
prone to earthquakes in the future which compromises safety. It is near a major road
which is the Katipunan Avenue which is beneficial for accessibility but it has negative
impacts in terms of noise and pollution.
2. The Arton by Rockwell has similar issues as Blue Residences since they are near
each other but the noise on the side of The Arton is less because it is situated in a
less but still busy area of Aurora Boulevard.
3. The Primehomes Capitol Hills is the highest rated because although the price range
is not as low as the Blue Residences, it offers a well-rounded criteria in terms of all
the factors mentioned above. It may not be as accessible compared to the other two
when it comes to places near Katipunan Avenue but it is near enough to travel to
both the side of Katipunan Avenue and Commonwealth Avenue. It is located in a
developed and more secluded area which makes noise levels lower and it has a
good reputation according to customer reviews and experiences.
