EXISTING TRANSIT-ORIENTED DEVELOPMENT IN THE PHILIPPINES

A lot of real-estate developers are focusing on putting up residential condominiums


around big transport hubs and terminals recently. These transit-oriented developments, or
TODs, have actually begun to play a huge role in reshaping the urban landscape while creating
value for their stakeholders in a unique and beneficial way. A residential community that

project right at the heart of Araneta Center that would seamlessly integrate with the city’s
mass-transit system. In achieving this goal, Megaworld built a 720-meter elevated
garden walkway that not only connects the project’s 20 towers but also links the
condominium complex to the Light Rail Transit (LRT) 2 and Metro Rail Transit (MRT) 3
systems, allowing residents easy access to trains bound for other parts of the city.
2. SAN LORENZO PLACE
Set at the junction of EDSA and Chino Roces Avenue extension in Makati City, is
the latest in Empire East's three-shot salvo in transit-oriented development. San Lorenzo
Place boasts not only a direct connection to the second level of the MRT-3 Magallanes
station but also a superlative location in Makati's central business district.
3. ETON CENTRIS - ONE CENTRIS PLACE
One Centris Place is a 26-storey residential condominium with a modern and
contemporary architectural design. One-bedroom and two-bedroom units will be
available. The condominium’s ground floor will house commercial establishments. Being
a resident in one of the units means all-year access to amenities like swimming pools for
children and adults, multi-purpose area, landscaped gardens, children’s play areas, gym,
among others.
A walkway connects the condominium to Centris Station, a two-level
transit-oriented commercial center in Eton Centris that is directly linked to MRT station,
allowing tenants a quick and easy access to schools, hospitals, malls, business centers,
government offices and entertainment spots.

FUTURE TRANSIT-ORIENTED DEVELOPMENT


More than just enhancing property value to achieve marketing objectives, transit-oriented
development actually serves other, higher purposes such as it empowers residents, promotes
inclusion and increases the quality of their residents’ lives. Transit-oriented development helps
solve the growing problem of climate change by creating compact, “walkable” communities near
light-rail transit systems, consequently reducing the need for and use of gas-powered private
vehicles.
1. NEOPOLITAN BUSINESS PARK
With the completion of the MRT-LRT loop and the planned MRT-7 running from
Quezon City to San Jose del Monte, Bulacan, premier Philippine developer Sta. Lucia
Land is poised to unveil the next super city in the metro: the Neopolitan Business Park in
Fairview.
Responding to this urban development, Sta. Lucia takes on the challenge of
Transit-Oriented Development (TOD), which refers to the creation of walkable
communities centered around high quality train systems. Neopolitan is also near
community malls such as SM City Fairview, Robinsons Place Novaliches and the
upcoming Fairview Terraces. Commonwealth Hospital & Medical Center is right beside
the development, while Our Lady of Fatima University and Mary the Queen Parish are
also nearby.
2. BASES CONVERSION AND DEVELOPMENT AUTHORITY (BCDA), BGC, TAGUIG
The Japan International Cooperation Agency (JICA) and the Bases Conversion
and Development Authority (BCDA) signed a technical cooperation agreement that will
help BCDA develop the areas in and around railway stations being built by the
Department of Transportation (DOTr). These sites are located in Fort Bonifacio and will
serve as models of the Philippines’ Transit-Oriented Developments (TODs), as well as
prototypes of sustainable mixed-use communities with access to high-quality train
systems. The conceptual and business plans will then be used by BCDA as critical
parameters in the design of the redevelopment of Market! Market! in the 99,000-sqm
super block in BGC, improving its commercial viability and the quality of urban life of
those working and living in Fort Bonifacio and its surrounding areas. These will also
serve as a framework for the seamless integration of the proposed Senate-DepEd
station to the NSCR line and the Ninoy Aquino International Airport, ensuring smooth
transfer and mobility of commuters.
3. Metro Manila Subway Project (Phase 1) (II)
The Project aims to take measures for the increasing demand for transportation
by developing a subway in Metro Manila and contributes to the mitigation of severe
traffic congestion in the metropolitan area, as well as to the alleviation of air pollution and
climate change. Therefore, the Project is aligned with the Philippines' development
policy and Japan's and JICA's country assistance policies. Furthermore, the Project is
expected to contribute to Sustainable Development Goals (SDGs) Goal 9 (Build resilient
infrastructure), Goal 11 (Make cities and human settlements inclusive, safe, resilient and
sustainable) and Goal 13 (Take urgent action to combat climate change and its impacts),
making JICA's support of the Project necessary and relevant.
4. The Oriana - DMCI Condo Homes
The Oriana is Quadruple A developer DMCI Homes’ newest project located along
Aurora Boulevard, Quezon City. Bounded by the thriving neighborhoods of Katipunan
Avenue, Anonas, and Araneta City, The Oriana is sitting at the center of a
transit-oriented community.
