Private Land Acquisition Steps:

➢ Identify the available land options.


➢ Get site locations along with .kmz (google earth) and proceed for desktop study including slope
analysis, PV syst analysis, review of revenue map, risk analysis (Approach, flooding, nearby
canal, highway extension etc.)
➢ Based on selected site options physical visit for shortlisted parcels to be conducted.
➢ Based on review and analysis of desktop study, physical site survey final inputs to be
consolidated for detailed report preparation.
➢ Based on all technical and commercial inputs final cost benefit analysis to be done to proceed
with finalization of land parcel.
➢ Once land parcel is selected out of available land bank options, we have to proceed further
regarding acquisition process.
➢ Execution of notarized (UR) ATS / ATL with sellers.
➢ Document collection and submission for Due Diligence (DD).
➢ Clearance against submitted documents.
➢ Land DD completion along with final sign sealed TSR.
➢ Sale/ Lease deed draft to be circulated to all stakeholders and finalization for the same to be done.
➢ DD’s/Cheques. to be prepared in advance.
➢ Reach out to SRO office to plan for land registration and take tokens for registry accordingly.
➢ Prior to registration make sure that all DD’s and statutory fees calculations are correct like stamp
duty, registration fees, scanning charges etc. and verified by SRO office to avoid any last moment
changes.
➢ All challans should have proper indent and seal from bank (wherever applicable) with success
status attached for reference.
➢ Once all documents like ATS/GPA/Sale Deed/ ATL (whichever applicable) are ready; plan for
registry as per Land registration plan.
➢ Take 2 witness to sign and execute.
➢ Once registration done; DD handover to be completed.
➢ Post this the mutation process will start as per the mode through which land has been acquired.
