Rumah Susun Sederhana

Abstrak
Kepadatan penduduk yang tinggi merupakan satu kondisi yang kerap dijumpai di wilayah perkotaan.
Tingginya jumlah penduduk dihadapkan dengan ketersediaan lahanyang terbatas,ditambah lagi harga
tanah yang kian meroket, dengan adanya rumah susun sederhana sewa dapat membantu Masyarakat
kategori berpenghasilan Rendah. Kondisi seperti ini cukup jauh dari harapan efisiensi energi dan justru
cenderung pada pemborosan, ditemukan indikasi bahwa selubung bangunan berkaitan erat dengan
efisiensi energi.Sehubungan antara desain bukaan pada selubung bangunan dan efisiensi energi pada
rumah, dan bagaimana mengarahkan faktor-faktor tersebut menuju peningkatan efisiensi energi pada
sebuah bangunan.Manfaat yang ingin dicapai melalui tulisan ini secara konsepnya adalah melengkapi
teori bangunan efisien energi, secara spesifik dalam hal desain bukaan pada selubung bangunan, dalam
konteks pada bangunan dengan fungsi hunian.

High population density is a condition that is often found in urban areas. The high number of residents is
faced with the limited availability of land, plus the skyrocketing land price, with the simple rental
apartment that can help people with low income category (MBR). Conditions like this are quite far from
expectations of energy efficiency and tend to be wasteful, indications are found. that the building
envelope is closely related to energy efficiency. The relationship between the design of openings in the
building envelope and the energy efficiency of the house, and how to direct these factors towards
increasing energy efficiency in a building. The conceptual benefits to be achieved through this paper are
to complement building theory energy efficient, specifically in terms of the design of openings in the
building envelope, in the context of buildings with a residential function.

PRELIMINARY
A simple rental apartment is a building with a residential function designed to be affordable for
people with low income categories. This group of people is considered economically vulnerable so
that it requires more support from the government in terms of meeting basic needs, it can be seen
in Yogyakarta City that there are many vacant land with land. this can be used to build simple flats
for people with low income categories

TINJAUAN PUSTAKA
SIMPLE RENT HOUSE
The definition of rented simple flats, based on the Regulation of the Minister of Public Housing of the
Republic of Indonesia Number 14 of 2007 concerning Management of rent simple flats, namely multi-
storey buildings built in an environment which is divided into sections that are functionally structured in
horizontal and vertical directions and are units -Each unit is used separately, the status of the control is
leased and is built using the Government Revenue and Expenditure Budget with its main function as a
residence. Because the management of the flat is using funds sourced from the Government Budget, so
the efficiency factor here becomes important.

Based on Permenpera No. 27 of 2012 and Permenpera No. 28 of 2012 states that what is meant by MBR
are people who have an income of up to Rp. 3,500,000 and up to Rp. 5,500,000, - per month.

Engel's theory states that the lower the level of income, the percentage of household expenditure is
mostly focused on meeting food needs. In other words, the percentage of expenditure on food
consumption will be much higher than non-food expenditure (clothing, shelter, etc.)

A WESOME DESIGN
Architects are required to technically master site climatic conditions, thermal comfort, heat addition and
reduction, innovative and alternative energy systems, and building economics which will be the basis for
developing new aesthetic applications in more energy-conscious designs. In practice, this concept is
more of a process quantitative design, with a variable indicator of the amount of energy consumption per
square meter per year.

The demand for efficient buildings covers the aspects of construction implementation to operation. In
building operations, usage becomes the main benchmark for energy consumption, although there are
also other energy uses such as fuel oil and gas. Electricity use is used to run lighting systems (lights), air
conditioning (AC, fans), and other equipment (refrigerators). , sound system, television, information
technology, etc.).

BUILDING ENVIRONMENT FACTORS


Several factors that affect building efficiency, especially those related to ventilation, are divided into 2
groups (Latifah, 2015), namely those outside the building and those inside the building. External factors
include the orientation and shape of the building, dimensions and proportions of the building, roof slope.
buildings, configuration of building groups, and environmental conditions. While the factors in the
building include the following:
1.Opening orientation
2 Location of the opening
3. Dimensions and ratio of opening area
4. Type of opening, guide the opening
CONCLUSION
In order to achieve the efficiency of simple rental homes in unit operations, it is necessary to consider the
design aspects of the openings in the building envelope that are responsive to weather conditions and
local climate conditions. the area should be adjusted in such a way as to allow the airflow capacity
proportional to the size of the room. The design of the aperture guide is easy to choose with the widest
possible opening so that the airflow into the space is easy.
