SPECIAL POWER OF ATTORNEY

KNOW ALL PERSONS BY THESE PRESENTS:

I, MARIA CARMELA R. CAUPAYAN, of legal age, Filipino, single

and presently residing at East Kamias, Quezon City do hereby name,
constitute and appoint my father, RUFINO O. CAUPAYAN, of legal age,
Filipino, married, and a resident of Poblacion 1, Oroquieta City, Misamis
Occidental, to be my true and lawful attorney-in-fact, for me and in my
name, place and stead, and to do the following:

1. To negotiate and buy the real properties known as Lots 5111,

5112, and 5113, CAD-310-D covered under OCT Nos. P- 2695
(Free Patent No. 380496), P-2251(Free Patent No. 376941), and
P-2692 (Free Patent No. 401666) and Tax Declarations No.
249411, 249412, and 249413, respectively, all situated at Bolibol,
Oroquieta City, Misamis Occidental, ;

2. To pay the amount of FOUR HUNDRED SEVENTY-FIVE

THOUSAND PESOS (PHP 475,000.00) as purchase price;

3. To sign and execute documents of whatever nature and kind in

relation to the powers herein granted;

4. Process documents, pay fees, taxes, and transact before

concerned government agencies to facilitate registration/transfer
of title of property under my name; and

5. To do all other acts necessary to give full effect to the authority

granted above.

Hereby giving and granting unto my said attorney full power and
authority to do and perform every act or thing necessary or whatsoever
requisite in or about the premises, as fully and for all intents and purposes,
as I might or could lawfully do if personally present, and hereby ratifying
and confirming all that my said attorney shall lawfully do or cause to be
done by virtue of these presents.
