EXTRAJUDICIAL SETTLEMENT OF ESTATE

WITH WAIVER OF RIGHTS

KNOWN ALL MEN BY THESE PRESENTS:
This EXTRAJUCIAL SETTLEMENT, made and entered into by and among:
MERLITA A. ROSALES, widow; MICHAEL CARMELO A. ROSALES, married; JENNIFER MARIE A. ROSALES,
married; MARK ROBERT A. ROSALES, married; all of legal age, Filipino and residents of 1238 Almond St. L&S
Subdivision, Angeles City.
That we are the surviving heirs of the deceased: AUSBERTO L. ROSALES who died at Jose B. Lingad Memorial
General Hospital, City of San Fernando, Pampanga on October 13, 2005, copy of his death certificate hereto attached
and made an integral part of this document;
That to the best knowledge and information of the parties hereto, the said deceased died intestate, without
Will or testament and without any known debts of obligation in favor of any person or entity;
That the deceased left one (1) parcel of land, together with the existing improvements thereon, which are
more particularly described as follows:
Transfer Certificate Title (TCT) No.: 52735
A parcel of land (Lot 21 Block 22) of the subdivision plan (LRC)PSD – 27625 being a portion of the parcel land
described in TCT No. 33946-R. LRC (GLRO Record No. 8714) situated in the Bo. of Sto. Domingo, Mun. of Angeles, Prov.
of Pampanga with an area of FOUR HUNDRED THIRTEEN (413) SQUARE METERS more or less.
WHEREAS, in view of the above facts and circumstances, we are therefore co-owners and to terminate co-
ownership over the same time, we hereby adjudicate over the same in pro-indiviso sharing pursuant to Section 1,
Rule 47 of the Rules of Court of the Philippines, subject to the liabilities imposed by Section 4, of the same Rule;
WAIVER OF RIGHTS
WHEREAS, MERLITA A. ROSALES, widow; MICHAEL CARMELO A. ROSALES, married; JENNIFER MARIE A.
ROSALES, married; waive, transfer and convey his share over the abovementioned parcel of land, together with the
existing improvements thereon unto, MARK ROBERT A. ROSALES, married; assigns heirs and successor-in-interest,
free from all liens and encumbrances of any kind whatsoever;
That the above waiver and quit claim executed herein by heirs MERLITA A. ROSALES, widow; MICHAEL
CARMELO A. ROSALES, married; JENNIFER MARIE A. ROSALES, married; over the above described property shall
now be solely in the name of MARK ROBERT A. ROSALES, married.
IN WITNESS WHEREOF, we hereunto set our hands this at City of San Fernando,
Pampanga.
