HALFACRE
Beautifully positioned in a very
sought after community, this
3600 sq ft, five bedroom family
home has been renovated to
the highest standards, with just
under half an acre of gardens
and located just ten minutes
from the city of Oxford.
This exquisite 3600 sq foot detached five bedroom family home has been
wonderfully looked after and completely remodelled from top to bottom and
is spread over two floors with a large open plan kitchen and dining area, which
was designed and installed by Tom Howley and features the most luxurious nine
Miele appliances throughout. The walk-in pantry makes an eye catching style
statement and is paired with beautiful finishing touches to match the five star
kitchen. To the first floor are four double bedrooms, two having full en-suites.
Outside to the front of the property is a generous driveway with a double garage
and to the rear is a large yet private garden, mainly laid to lawn.

Ground Floor
The ground floor is split level and has a perfect family room and a sitting room
with underfloor heating which is spread throughout six individual zones. There
are bi-fold doors which allow access to the beautiful garden which sits at just
under half an acre.

This very clean, fresh and inviting home feels very light and airy throughout, due to
vaulted ceilings, and ample windows including a wonderful sky light. The ground
floor also benefits from having the fifth bedroom which is currently being used
as an office being perfected suited for a family who work from home, who can
utilise both indoor and outdoor office spaces.

There is also a large utility room and cloakroom on the ground floor with a
wonderful polished prison cell door thought to be from Norwich prison, making
a unique feature.
Seller Insight
Beautifully positioned in a picturesque semirural location, just three miles
from Oxford city centre is Halfacre, a stunning five-bedroom detached family
home that has been stylishly remodelled by the current owners. “The house
was originally a rather modest bungalow that was built back in 1982, and I think that
it’s fair to say that in its previous incarnation it was the worst-looking property on one
of the nicest roads in the area. However, we could see that with a bit of hard work and
imagination it wouldn’t be too difficult to transform it into a beautiful home, much more
befitting of this lovely setting, and that’s exactly what we’ve done,” says the owner.

“We began by removing the roof, we added an extra floor and we extended out so
the house is now almost double its original size. Externally we’ve used a mix of really
attractive pale grey cladding and red brick so it has an almost New England style, and
internally we’ve created a layout that is much more conducive to modern family life. The
kitchen, the dining area and the garden room all merge into one another so that’s the
focal point of the house and a great space for both day-to-day life and entertaining,
and we’ve added a large set of bi-folding doors so when the sun is shining the garden
essentially becomes an extension of that living space. We’re thrilled with the way the
house has turned out. It’s spacious, light and bright, the underfloor heating keeps it at a
constant temperature so it’s always lovely and warm, and it’s really attractive, both inside
and out. If we did it all again, I don’t think we’d change a single thing.”

“Another huge selling point when we initially came across the property was the garden,
which is a great size and features some magnificent trees so the outlook is just lovely.
We’ve got a nice big patio just outside the bi folds, there’s a huge area of lawn and we
recently added a vegetable patch, which has been very productive. I’d describe it as a
family-friendly space and ideal for summer entertaining, and because it’s surrounded by
a mature border of shrubs and trees it’s totally private.”

“The whole house is lovely, but one of my favourite rooms is the garden room, which is
just off the kitchen. It has a huge bi-fold window that beautifully frames a view of the
whole garden, and when the weather is warm we can open it up and bring the outside
in.”

“This is definitely a place where we’ve been able to enjoy the best of everything. I work
in London and the rail links from here are absolutely superb so I enjoy a really easy
commute. There are some excellent schools in the local area, we’re just over an hour
from four major airports, Oxford city centre, which is only a ten-minute drive from here
has all the shops and amenities we could possibly wish for, and to top it all we have mile
upon mile of beautiful open countryside practically on the doorstep.”

“Another really nice feature of the house is the reception hall. It’s very large and it flows
seamlessly into the open-plan kitchen, so the minute you walk through the front door you
get this amazing view right the way through the house all the way to the garden beyond.”

“The house is just lovely, but it’s the location that I think we’ll miss the most when we
leave,” says the owner. “It’s a place where we’ve been able to enjoy the absolute best
of both worlds.” *

First Floor
A handmade, bespoke oak staircase leads you to the first floor landing where you are greeted with four very large bedrooms, two with full en-suites and two with walk in dressing rooms. The views
from the principle bedroom are outstanding as you can look over the wonderful garden and fruit trees.

This home really is spectacular and the attention to detail and work that has gone into it is second to none. There are beautiful oak doors throughout, natural stone and brand new timber double
glazed windows with maintenance free colour coded ppc aluminium external trims, along with all new plumbing, heating and wiring throughout.

There’s an energy efficient pressurised water and heating system and 2 mechanical ventilation and heat recovery units that extract moist air from the kitchen and bathroom and circulate warmed
filtered fresh air to other rooms in the home.
Outside
The wonderful garden sits on just under half an acre, a very private retreat, with fruit trees, a green house, a patio with the potential of an outdoor living area, a 160 sq ft building to the rear of the
garden which is currently used for storage but is insulated and ready to be converted. Another fantastic feature of the property is the outdoor insulated office with power and light. To the front of
the property is the double garage and ample parking for five cars.

There are country walks all around this home, a wonderful golf course and also sports facilities, such as a pool, a gym and classes, all available to local residents. The Westway shopping centre is
close by, there is also a Saturday farmers market available as well as a fantastic gastropub within walking distance.

Tennis and Rugby clubs are within walking distance and a bus to the City of Oxford conveniently stops on the very quiet road outside of the home. The Oxford city council own the beautiful
