DIVISION 1 - GENERAL

SECTION 0100: SCOPE AND SPECIAL CONDITIONS

1.00 INTRODUCTION

The Drawings and the Specifications are complimentary to each other. Drawings
are graphic means of showing work to be done. They are particularly suited to
show where materials are located. Thus, drawings exist essentially to show
dimension, location and placement. Not all works however can be presented in the
drawings. Generalized works are usually in statement form and, hence, the
Contractor is required to read the Specifications carefully.

Specifications, on the other hand, are used to describe the materials, construction
techniques, samples, shop drawings, guarantees and other contract requirements.
Together, the Drawings and the Specifications are used to inform the Contractor.

The work specified herein is for the completion of the proposed


ENTERTAINMENT CITY-MANILA located at Manila Bay, Coastal Area,
Pasay City, Philippines.

2.00 NATIONAL LAWS, LOCAL ORDINANCES AND BUILDING RULES AND


REGULATIONS

Construction of the structure stipulated under these Specifications and related


Contract Documents prepared for this project by EDWIN E. AGUILING +
ASSOCIATES shall be in conformity with National Laws, Local Ordinances and
Building Rules and Regulations.

3.00 REFERENCE TO OTHER RELATED CONTRACT DOCUMENTS

A. Work listed and described in these Specifications are subject to the General
Conditions of the Contract which forms part of this work.

B. Detailed Specifications of more significant or more highly involved phases or


trades of construction work, or those which under certain circumstances are
deemed to require further elaboration or clarification, are also included in this set
of Specifications.

4.00 LANGUAGE OF THE SPECIFICATIONS

The Specifications are of the abbreviated type and include incomplete sentences.
The selection of structure depends on the underlying principles of specifications:

A. That the Technical Specifications are only one part of the Contract Documents;

B. That the Contract is between the Owner and the General Contractor; and

C. That the General Contractor is the only party responsible for completing the
work in accordance with the Contract Documents.

Therefore,

A. Only the General Contractor is referred to in the Specifications so as not to


violate the intent of the Contract and so as not to undermine the proper chain of
command.

B. Any reference to Specialty Trade Contractor in the Technical Specifications is


made only in so far as to selection. The General Contractor assumes all
responsibilities for the execution of the whole project in accordance with the
Contract Documents. Therefore, in the contract between the Owner and the
General Contractor, the Specialty Trade Contractor is not referred to. In all
Contract Documents, the word "Contractor" is meant the General Contractor.

C. The omission of the phrase "The Contractor shall" is intentional because the
whole specification is directed to the Contractor. Omitted words or phrases shall
be supplied by inference in the same manner as they are when a "note" occurs in
the Drawings.

D. Where "as shown", "as indicated", "as detailed" or words of similar import are
used, it shall be understood that the reference to the drawings accompanying the
Specifications is made, unless otherwise stated.

E. Where "as directed", "as required", "as permitted", "as authorized", "as approved",
"as accepted" or words of similar import are used, it shall be understood that the
direction, requirement, permission, authorization, approval or acceptance of the
Architect is intended, unless otherwise specified.

F. As used herein, "provided" shall be understood to mean "provided complete in


place” that is, “furnished and installed.”

G. Most sentences are in the imperative mood. This style is especially suited for
instructions covering installations of products and equipment.

Example: "spread adhesive using notched trowel"


"use a notched trowel"
"install flooring with textures side up"

The verb is the first word of the sentence clearly defining the action to be
performed. This is more concise and, therefore, readily understandable.

5.00 NATURE AND SCOPE OF GENERAL CONSTRUCTION WORK

A. Work contemplated under comprehensive work shall consist of furnishing


materials, labor, plant, equipment, tools, appliances, utilities, transportation,
detailed superintendence and supervision, temporary construction of every
nature, taxes, and satisfactory performance of work and operations necessary
for complete construction of this project and deliver complete in every respect
within the specified time.

B. The following are the divisions of work to be undertaken:

C. EXAMINATION OF SITE: Visit the site of the work and examine the premises to
fully understand all existing conditions relative to the work. No increase in cost
or extension of performance time will be considered for failure to verify and
know actual site conditions.

D. PERMITS & TAXES: Secure and pay for all necessary permits and taxes needed
for the work.

E. INJURY TO PERSONS OR DAMAGE TO PROPERTY: The Contractor shall be


responsible for all injury to persons and damage to property caused by the works
or by the workmen. The Contractor shall be liable for any claims against the
Owner on account of such injury and/or damage. The Contractor shall likewise
take necessary precaution to protect the property of the Owner against rain or
other inclemency of the weather or theft due to the performance of his work. The
Contractor shall be liable for any such damage or loss.

F. TEMPORARY FACILITIES: The Contractor shall make all arrangement and pay
for the provisions of the necessary electricity and water supply required for the
work and shall clear away all temporary installation before or upon completion
of the work.

G. DEMOLITION AND PROTECTION OF EXISITING FACILI'TIES: Protect


existing work, structures, utilities, etc. which are to remain in place. Promptly
remove all debris and other products of construction such as waste, dirt, garbage
from the job site for the Contractor's account.

H. DISPOSAL OF MATERIALS: All materials having salvage value shall be


carefully removed to avoid damage and shall be placed in neat piles at a
designated location. Approved salvaged materials shall be used in other works if
found suitable; otherwise, these materials shall be disposed of in such a manner
as to prevent damage to property, create unsightly conditions or obstruction.

I. STANDARD OF MATERIALS & PRODUCTS: All materials and products shall


be new and of the standard or premium products of reputable manufacturer
approved by the Architect. The approval shall not relieve the Contractor of the
responsibility of inspecting such materials for defects or non-conformity of the
specification. Materials and products shall bear the trademark of the
manufacturer.

Substitution of specified products shall have prior written approval of the


Architect or Engineer.

J. SUSPENSION OR DELAYS: The Contractor shall not suspend or fail to make


proper progress with the work without justifiable cause. In the event of delays or
suspension of the work still persisting after written complaint, the Architect or
Owner shall have the right to take over the work and all the materials on the site
and make arrangements that are necessary to have the work completed by
others.

K. GUARANTEE: The Contractor shall guarantee to make good any defects in the
work of the project arising or discovered within one year after completion and
acceptance of the project by the Owner.

L. SHOP &WINGS AND "AS-BUILT" DRAWINGS: The Contractor shall submit to


the Architect with such promptness as not to cause delay in his work or that of
any Contractor two copies of all shop drawings and the schedule required by the
work. The Contractor shall make any corrections required by the Architect and
submit two corrected copies and other copies as needed.

The Architect approval of such drawings shall not relieve the Contractor of
responsibility for the deviations from the drawings and specifications unless he
has in writing called attention to such deviation at the time of submission, nor
shall it relieve him of responsibility for errors of any sort.

Upon completion of the project, the Contractor shall submit to the Owner three
sets of "AS-BUILT" drawings. It shall identical with the Contract Drawings
except for the said changes and deviations. Where the changes and deviations
are substantial, the Contractor shall also submit additional sets of "AS-BUILT"
drawing for submission to the Government Approving Authorities

6.00 SUBMITTALS

The following are items for submission by the Contractor for the Architect's
approval prior to order, purchase, work or manufacture.

DIVISION 2 – SITE WORK

SECTION 0200: CLEARING OF THE SITE

1.00 GENERAL

1.01 EXAMINATION OF SITE


Visit the site of the work and examine the premises to fully understand all
existing conditions relative to the work. No increase in cost or extension of
performance time will be considered for failure to verify and know actual site
conditions.

1.02 PERMITS
Secure and pay for all necessary permits needed for the work.

1.03 PROTECTION
Protect adjacent properties, persons, shrubs, trees, lawns, structures, and
utilities therein against harm or damage.

2.00 EXECUTION

2.01 RESPONSIBILITIES

The Contractor shall be liable and hereby assumes full responsibility for and
shall hold the Owner free and harmless from any and all claims arising out of
or in connection with any injury or damage that may be sustained by any
person or property in carrying out the works contracted for under this
Agreement.

Damage caused by the Contractor, whether by accident or negligence in


connection with the work on any of the company's properties shall
immediately be made good at the Contractor's expense, and in the event the
Contractor fails or neglects to do so, the cost of such damages shall be deducted
from any payment due the Contractor.

SECTION 0210: EARTHWORK

1.00 GENERAL

1.0 PROTECTION

• Provide adequate protective measures to protect materials, men and


adjoining property.

• Provide shoring, sheeting, and bracing to prevent caving, erosion of sides of


excavation.

• Provide bracing and cribbing when required to maintain earth in position.

• Keep safe and drained embankment and excavation during construction.

2.00 EXECUTION

2.01 BACKFILLING AND COMPACTION

A. Backfill around structures only after concrete walls and piers have attained
full design strength to resist lateral pressure resulting from backfill and/or
as directed by the Architect or Engineer.

B. Filling shall be placed symmetrically on all sides in loose layers not


exceeding 300 millimeters in thickness, each layer being moisture
conditioned and thoroughly compacted by tamping or rolling to at least 95
percent of maximum dry density or until the correct compaction grades are
reached.

C. All exterior grades shall be formed in accordance with drawings and


specifications.

1.01 SOIL BEARING CAPACITY

A. If during excavation, conditions discovered at the site do not conform to the


findings of the "SOILS INVESTIGATIONS REPORT" submitted by the Soils
Engineer, the Contractor shall immediately notify the Architect or Engineer
or their representatives, in writing, of such conditions.

DIVISION 3 - CONCRETE

SECTION 0300: CAST-IN-PLACE CONCRETE

1.00 EXECUTION

1.01 FORMED SURFACE FINISHES

A. General Requirements: Remove forms and form tie ends and fill holes with 1:2
ratio of Portland cement mortar consisting of sand mix to match the pour.

Additional finishing shall be as follows:

a. Surface below grade not exposed to view: patch all defective areas as
directed.

b. Exposed exterior surfaces of the Building: Where Special Finish is


indicated, forms must be approved by the Architect before starting the
concrete work and the contractor shall construct, pour and finish as will
be used for the work requiring special finish. The cost of which shall be
included in the contract price.

Concrete shall be placed and finished as herein before specified and as


required to provide even dense surface of uniform color, free from form
marks, aggregate pockets, honeycomb or other imperfections. Any
concrete which is not formed as shown or specified, or for any reason is
out of alignment or level, or shows a defective surface shall be considered
as not conforming with the intent of these specifications and shall be
removed from the job at the Contractor’s expense unless the Architect
grants permission to patch any such area shall not be considered a waiver
of the Architect’s right to require complete removal of the defective work.

Silicon water repellant shall be applied at all exterior exposed concrete


surface above grade which is not to be painted. Use a clear non-staining
solvent type containing a minimum of 5% silicon.

c. Exposed Interior Finishes: Patch all defective areas and remove all fins,
form-joint marks, rough spots and other defects by rubbing a
Carborundum stone until these defects and rough areas are free from
imperfections so as to produce a dense, smooth, uniform finish with
vertical v-cut texture.

1.02 SLAB FINISHES

A. Prepare slabs suitable in surface and elevation to receive finishes. Finish floor
and roof slabs shall be leveled at plane surfaces unless otherwise indicated on
the drawings, with a tolerance of three millimeters in 250 millimeters; surface
shall be pitched to drains as required.

B. Materials shall be:

a. Non-slip Material: Aluminum oxide grated from size retained in a No.


50 sieve to size passing a No.8 sieve.

b. Floor Hardener and Sealers: shall be extremely hard, non-metallic


aggregate with high-abrasive resistance, dry shake surface hardener.

C. Types of Finishes:

a. Concrete Topping, Ceramic or Quarry Tile: Except (“Thin-Set”


Installations) Base slabs which are to be finished of the above types or any
finish requiring a setting bed shall be thoroughly brushed with a stiff
broom as soon as they have hardened sufficiently to retain the impression
of a broom, removing all laitance and scum and exposing the aggregate at
the surface.

b. Resilient Floor, Ceramic tile: Base slabs which receive these finishes
requiring “thin-set” installation shall be floated and troweled with a steel
trowel to provide a smooth surface as required to receive flooring.

c. Roofing or Membrane waterproofing: Same as for “Resilient flooring”


except that steel troweling may be omitted.

d. Exposed Concrete Finish: Surfaces where applied finish is not called


for on the drawings shall be finished with a steel trowel as required to
produce a hard, dense finish, free from surface imperfections. Do not use
dry materials on the surface to be finished. Apply hardener and sealer in
accordance with Manufacturer’s printed instructions.

e. Broom Finish: Brush surfaces so designated with a stiff broom after the
concrete has been floated and sufficiently hardened so that the broom
marks will not be more than two millimeters deep. Make the broom
strokes all in one direction. Broom strokes on sloped surfaces shall be
perpendicular to the direction of the slope.

f. Non-slip Finish: Embed non-slip material in surface with the final


troweling in the amount of five kilogram per square meter (1/4 pound
per square foot) in accordance with the Manufacturer’s printed
instructions.

1.03 GUARANTEE- WATER TIGHT CONCRETE

Guarantee all waterproofing on deck roofs or where called for in plans to


be absolutely waterproofed and free from leakage of a period of ten years.
Should any leakage develop in these items, they shall be made
waterproofed by approved waterproofing methods and materials and
these shall be repeated, necessary until all leakage has been stopped.
Guarantee shall extend to a full ten years after last leak has stopped.

A. All vertical construction joints in such walls shall be locked and keyed, the
channels being not less than 75 millimeters deep, including joints where water
stops are required. These joints shall be bonded and absolutely tight.

B. All piping under slabs must be completed before slab is poured.

SECTION 0310: PRE-CAST CONCRETE

1.00 GENERAL

1.01 SCOPE

Furnish all items, articles, materials, mold, operations or methods listed, or


scheduled on the drawings and/or herein including labor, equipment and
incidentals necessary and required for the completion of all pre-cast works.

Pre-cast work shall include provision of necessary scaffoldings, required


weather enclosures, and adequate hoisting facilities.

2.00 PRODUCT

2.01 MATERIAL

A. Portland cement shall conform to ASTM C-150: Standard


Specifications for Portland Cement, and of the American Society for
Testing Materials and subsequent standards, thereof, to meet local
conditions.

B. Sand: Clean river sand, free from organic and other deleterious matter
likely to stain finished work.

C. Pea Gravel: Clean, hard, strong, durable, uncoated particles, free from
injurious amounts of soft friable, thin, elongated or laminated pieces,
alkalis, organic or deleterious matters.

D. Water used in mixing concrete shall be clean and free from injurious
amounts of oils, acids, alkalis, salts, organic, matters or other substances
that may be deleterious to concrete or steel.

E. Sealant: Non-staining, non-hardening, elastic, moisture-proof.

F. Anchors, Dowels: Rust-proof steel sections, by electroplating.

G. Reinforcement: as indicated on detailed drawings.

H. Grouting of anchor bolts and like: shall be non-shrink.

3.00 EXECUTION

3.01 INSTALLATION

Installation shall be by the approved pre-cast Contractor and works shall


include retouching and finishing touches.

3.02 MAINTENANCE AND CLEANING

Structural and decorative pre-cast work requires cleaning and


maintenance for continued good appearance and should be treated with
approved water repellant applied as per manufacturer’s
recommendations.

DIVISION 4 – MASONRY

SECTION 0400: CONCRETE UNIT MASONRY

1.00 GENERAL

1.01 SCOPE

Furnish materials and equipment and perform labor required to complete


concrete unit masonry. Include building-in of necessary items supplied by
other traders as shown or indicated in the drawings.

1.02 VISUAL INSPECTION

All units shall be sound and free from cracks or other defects that would
interfere with the proper placing of the unit to impair the strength or
permanence of the construction.

1.03 TESTING

Units shall be tested in accordance with the standard method of testing


masonry units of the American Society for Testing Material (ASTM) C 140. No
blocks shall be used unless results of test are known duly approved by the
Architect.

2.00 PRODUCTS

2.01 MATERIALS

A. Concrete hollow and solid masonry units.

Conform with American Society for Testing Material (ASTM) C-129 for non-
load bearing units, ASTM C-90 for hollow load bearing units and ASTM C-
145 for solid load bearing units.

The concrete hollow block shall have a minimum compressive strength of


4.83 MPa (700 psi) at 28 days for individual unit.

B. Reinforcement: Structural grade bars conforming to ASTM specification A


15 of size shown in the plans.

3.00 EXECUTION

1.01 CONCRETE UNIT MANSORY

A. Lay all masonry units, plumb, true to line, level and with accurately
spaced course. The first row of blocks must be thoroughly anchored
to the concrete wall, column or slab.
B. Build-in anchors, wall plugs, and accessories to masonry as erection
progresses.
C. Bed solidly each course in Masonry. Keep all units damp when laid.

DIVISION 5 – METALS

SECTION 0500: MISCELLANEOUS METALS

1.00 GENERAL

1.01 SCOPE

A. Furnish material and equipment and perform all work necessary to


complete all miscellaneous metal work as shown and as specified.
B. The work includes but is not necessarily limited to metal railings, access
panels, metal base, and window frames.

1.00 PRODUCTS

2.01 MATERIALS

Unless otherwise specified, all gauges indicated herein and shown on the
drawings are US standard.

A. Steel Grating: ASTM A 36 galvanized to conform to ASTM A123 with an


average minimum coating of 6 10 gm/ square meter. SDI gratings.

B. Galvanized Iron or Steel Sheets: ASTM A 93, A 245 or A 246, galvanized.


Type as best suited or as indicated in plans.

C. Galvanized Steel: Shall be entirely and evenly coated with zinc and free
from stains, bare spots arid other defects, such as blisters, pits, unplated
areas, cloudy patches, cracks and stains.

D. Galvanizing:

a. hot dip galvanize after fabrication:


Carbon Steel Sheet: conform to ASTM A 526
Shapes, plates, bars and strip: ASTM A 123
b. cold galvanize repair compound: conform to AS'I'M A 780

E. Cast Iron: ASTM A 48. The castings shall be sharp and of the exact form
and required shape to fit the parts truly and to hold full dimensions. The
product must be free from air holes, scratch, core nails, flaws and defects of
any kind.

F. Wrought Iron: Commercial grade, ASTM A 85, with plain milled finish,
free from any cracks, blisters, flaws and other defects.

G. Stainless Steel: AISI 304 Gauge 16 SUS of high chromium and high nickel
steel, non-magnetic, non-corrosive, fireproof, air-tight and water resistant,
durable and easy to maintain. TAJIMA as distributed by Stainless Steel
Industries, Inc.

2.00 EXECUTION

2.01 FABRICATION

A. Joints: All exposed work shall be carefully matched to produce continuity


of line and design. All joints in exposed metal work, unless otherwise
shown or specified, shall be accurately fitted and rigidly secured with
hairline contacts.

B. Fastening: Except where otherwise shown, specified or directed the method


of assembly and joining shall be the Contractor’s option provided that the
results are satisfactory. The manufacturer’s proven methods that will
produce the required standards of workmanship shall be used subject to
approval.

C. Cleaning: Metal surfaces, after being ground and/or polished where


subjected to serve forming operations, shall be cleaned of a;; extraneous
material, thoroughly rinsed with clear water and dried. All lubricants used
in the fabrication shall be removed before the work leaves the shop.

2.02 WORKMANSHIP

A. All items shall be of materials, design, shape, sizes, and thickness shown or
called for on the drawings and herein specified. Methods of fabrication,
assembly and erection however, unless otherwise specifically stated, shall
be of first quality craftsmanship and at the discretion of the contractors,
whose responsibility shall be to guarantee satisfactory performance as
herein specified.

B. All fastening shall be concealed wherever practicable. Where exposed in


finished surface, fastening shall be finished to match adjacent metal.

C. All metals, except stainless steel, which will be in contract with concrete,
mortar, plaster or other masonry shall have the contact surfaces completely
painted with heavy coat bituminous paint.

D. All metal work to be exposed shall be adequately protected during all


phases of the work to prevent damage by scratches, stains, discoloration or

2.03 FLOOR GRATINGS

Floor gratings shall be provided for trench drains as indicated in the Plans.
Refer to Sanitary Specifications or if not indicated, use steel floor gratings
for car parks, ramps and machine rooms. Provide a minimum of 25mm
recessed space parallel to the length at each side of trench drain. Refer to
Plans for the length of trench drains.

3.10 STAINLESS STEEL HANDLES

Handrails for all interior stairs shall be 45mm 4 stainless steel tube, with 25mm
Φ stainless steel bar or brackets fastened to wall. Attachment to wall consists of
2-I0mm Φ x 50mm length expansion bolts for each 75mm diameter x 6mm thick
steel flange plate.

3.11 PAINTING AND FINISHING

Shop Painting: Items of carbon steel whether exposed or concealed in the


finished work, unless otherwise specified, shall be degreased, thoroughly
cleared of all loose scale, filings, dirt and other objectionable material and
painted one coat of metal primer.

3.12 PROTECTION

Protect all finished work until turnover to the Owner.

3.00 EXECUTION

3.01 GENERAL

A. Deliver waterproofing materials to the site in original sealed containers or


packages bearing the manufacturer's name and brand designation,
specification number, type and class.

B. Store and protect waterproofing materials from damage, weather moisture


and extreme temperature with extraordinary care.

C. Clean, free from holes and projections, smooth and dry all surfaces to
receive waterproofing materials. The Contractor shall perform the
necessary surface preparation. Immediately before application of
waterproofing, clean surfaces and secure approval. NO application of
waterproofing shall be permitted in wet weather.

D. All work under this section shall be performed only by a qualified


Contractor trained and approved by the manufacturer.

E. Apply all waterproofing strictly in accordance to manufacturer's


specifications.

3.02 SURFACE PREPARATION

A. The concrete surface shall be toweled, smooth, firm, dry, clean and free of
rubbish, loose or foreign materials, without any projections, indentations,
and other imperfections. Cants shall be installed in the angle formed by the
floor and adjoining wall.

B. For Crystalline Capillary Waterproofing, water blast or treat surface with


15% solution of muriatic acid after removal of all oil, dirt laitance and other
contaminants. Allow acid to react for 30 minutes then wash surface
thoroughly with clean water. Any defects or inaccuracies in the surfaces
shall be treated and corrected in satisfactory manner to eliminate poor
drainage, hollow and 1.ow spot prior to application of waterproofing.
Treatment of all water infiltration and water seepages shall be done
accordingly.

C. For Capillary Waterproofing, concrete to receive treatments shall have a


clean surface and an open capillary system to ensure chemical penetration
and maximum bonding. Surfaces to be waterproofed shall be examined for
structural defects, and unacceptable conditions reported in writing to the
Architect.

Remove all protrusions, work back to sound concrete, chiseling out any
honeycombed or damaged areas.

Construction joints and shrinkage cracks exceeding 0.3 millimeters shall be


routed out to a minimum depth of 20 millimeters.

Remove all cement laitance, form release agent, curing compound, loose
particles etc. by means of light, wet or dry sandblasting, a high-pressure
water jet or a wire brush.

Clean all chiseled out areas, form-tie holes etc. and pre-water until the
concrete is saturated. Then slurry coat the repair areas with water plug
apply waterproof after plugging (or equivalent).

While the slurry coat is still green, fill the areas flush with surface using a
Sealproof Cap (or equivalent).

Prior to applying Sealproof Cap (or equivalent), rinse carefully all the
surfaces to be waterproofed and pre-water with clean water.

Pre-water several times so that the concrete is thoroughly saturated. When


Sealproof Capillary Type (or equivalent) is applied, the surface should be
damp but not wet.

Any surface water on horizontal surfaces must be removed.

The entire surface shall be dampened out with clean water in order to cure
the surface the day following the final coating of Vandex Super. The surface
shall be kept damp for at least five days.

3.03 APPLICATION

A. Modified Asphalt Bitumen Membrane Waterproofing AXTER TERRAGUM


A Sanded

a. Clear surface and apply Concrete Primer to impregnate the surface of the
base substrate using brush or roller. Allow primer to dry for one hour or
until tacky.

b. Begin from .the low point to high point. Application should begin in the
valleys and work uphill to avoid backwater laps.

c. Unroll fully the ei Axter Terragum A membrane and allow sidelaps,


reroll halfway and begin torching.

d. Pass the torch flame from side to side until the burned off film begins to
fully melt. Move the roll at this time. Do not overheat.

e. The sanded or granulated surface of the roll edges or end laps should be
scrapped off to provide a smooth surface.

f. Re-check the seams to assure a minimal of three millimeters seam. Allow


bitumen overflow for watertight integrity.

B. Flexible Waterproofing Mortar System ERTOFLEX FLEXIBLE


WATERPROOFING MORTAR SYSTEM

a. Mechanical mixing is necessary at a slow speed of 600rpm, using


heavy duty electrical drill with wing type paddle.

b. Place approximately 75% of Part 1 the pack in a clean pail. Keep the
mixer running and add Part 2 slowly. Mix for at least 3 minutes to get
a lump free homogeneous mix. While continuing to mix, add all of the
remainder of Part 1 if applying on a horizontal surface, or a part of it if
applying on vertical surfaces till the required consistency is obtained.

c. It is extremely important that the area being treated be shaded from


direct sun rays and wind to prevent rapid drying of the coating.

d. Apply waterproof evenly with a stiff brush or by spray onto the


prepared surface to give a continuous film. The total film build-up
should be 1 to 2 millimeters on vertical and overhead surfaces and 1 to
3 millimeters for horizontal surfaces which should be built-up in at
least two coats, applied one day apart.

e. Apply the second brush coat perpendicularly of the first coat to avoid
pinholes.

f. Waterproof can be sprayed using worm-gear type of spray equipment


in the case of large areas.

g. Use the correct nozzle and adjust the viscosity of the mixed material to
prevent sagging when spraying on vertical or overhead surfaces. Carry
out a few trial sprays to adjust he viscosity for spraying.

h. It is necessary to retard the setting time of Ertoflex to minimize the risk


of frequent choking of the spray nozzle especially during hot weather.

i. Clean tools and equipment with water before the waterproofing


coating hardens.

C. Crystalline Capillary Waterproofing SEALPROOF CAPILLARY TYPE (or


equivalent)

a. Inspect that the concrete surfaces are free of ridges and sharp
projections.

b. Power or hand steel trowel finish concrete followed by soft hair broom
to obtain light texture or light sidewalk finish.

c. Cure concrete for 14 days.

d. Add water to SEALPROOF CAPILLARY TYPE (or equivalent) to


produce a viscous, creamy consistency at approximately 5 to 6 liters
per 25 kilogram bag.

e. Mix only what can be used within 30 minutes.

f. Mixed material that has become too stiff to apply should be discarded,
it should never be diluted for further use. Do not mix SEALPROOF
CAPILLARY TYPE (or equivalent) with additional cement, sand or
aggregates.

g. No pressure water should be allowed to seep through the substrate


during the application of waterproofing. Always cover with another
protection layer slurry insulation that may be exposed to mechanical
stress.

h. Apply waterproofing mixture by hand using a hard brush in two coats


or by trowel. If by brush, wait for the first coat to dry enough to be
wiped which is at least after 24 hours before applying the second coat.

i. If by trowel, apply a prime coat of thinner consistency before the first


trowel layer. The first trowel layer must be applied wet-to-wet to
brush on prime coat. The coatings should be in perpendicular
directions.

j. The mixed material must not be applied at temperatures below 5 OC


Can d in no instance should the total thickness exceed 5 millimeters in
a single application.

D. For Flexible Acrylic Liquid Membrane SOVACRYL LIQUID MEMBRANE

a. Inspect that the concrete slab surface slopes to the drainage system and
is free of ridges and sharp projections.

a. Hand steel or wood trowel finish concrete followed by soft hair broom
to obtain light texture.

b. Apply EI 200 by means of roller or brush at a temperature higher than


5 OC with a minimum of three coats: 1 primer and 2 top coats.

3.04 TESTING

Flood test all applicable waterproofed areas prior to acceptance of the job. Plug
all drains; build temporary dams at openings that water will be 25 millimeters
deep at the high point of the waterproofed area. Maintain the water for at least
24 hours. Remedy any evidence of leakage at once.

3.05 CURING

A. Where curing of waterproofing is required, cure strictly in accordance to


the manufacturer's specifications. Allow foot traffic only after complete
curing.

B. For Flexible Waterproofing Mortar System, slow drying of Ertoflex


membrane ensures homogeneous curing and high waterproofing
characteristics. Ertoflex must be protected against rapid drying due to high
temperatures or winds. Curing by wet burlap or plastic sheet is
recommended.

C. For Crystalline Capillary Waterproofing, backfill the excavation or recline


the walls, or stop the water pump five days after completion of the
Sealproof work.

3.06 GUARANTEE

The Contractor shall guarantee all waterproofing works to be free from defects

Leakage, peeling of waterproofing material, delamination of plies and air


bubble etc. are failures which shall be considered as defective works. Any
defect shall be repaired at the Contractor's expense.

A. All defective concrete works shall be replaced prior to application of


repellant.

B. Clean all surfaces to which the material shall be applied with a water
pressure sprayer of at least 50 psi.

complete printed instructions for the application of the material.

C. Warranties: Upon completion, submit to the Architect written warranty


that the waterproofing installed is effective for a period of five years.

1.04 PRODUCT HANDLING

1.05 PROJECT CONDITION

manufacturer of the materials to be applied in the joints.

3.00 EXECUTION

3.01 APPLICATION

All works shall be strictly as per manufacturer's instructions and applied only
by qualified contractor trained and approved by the manufacturer.

A. Surface Condition

a. Prior to all work of this section, carefully inspect the installed work of
other trades, and verify that all such work is complete to the point
where this installation may commence. The waterproofing
manufacturer's representative shall verify to the Contractor that the
waterproofing may be installed in accordance with the manufacturer's
recommended methods and the original design. In the event of
discrepancy, immediately notify the Architect and proceed as he
directs.

b. Do not apply material if there is any possibility of rain before it can


cure.

c. All surfaces shall be clear, smooth, dry and in proper condition at the
time waterproofing is applied. Surfaces shall be free of dust, dirt,

grime, grease, efflorescence, oil, scale, rust and other substances or

all loose paint, chalk and other foreign material that may impair
adhesion of coatings.

d. Apply primer- by brush, roller or spray to all surfaces to be patched or


coated as may be required by manufacturer. Apply in accordance with
manufacturer's recommended coverage rates.

e. Apply materials with the use of standard equipment and rate of


application as dictated by the manufacturer's distributor.

B. Polysulfide and Polyurethane Sealant

a. The width-depth ratio of joints shall be 2:l. Depth of joints shall use a
backing material (closed cell polyethylene or equal) or a bond breaker
strip for proper depth control.

b. All joints shall maintain a uniform joint size as indicated in the


drawings. Any spoiled concrete joint shall be repaired using a two
component structural epoxy compound to maintain a monolithic
concrete joint. No repairs shall be allowed using plain mortar.

c. Apply EUXIT 950 primer at the rate of 13 square meter. Reapplication


of primer shall be required after 24 hours for joints that had been
exposed and application of sealant was not made for the day.

d. Mix sufficient EUXIT 950 Sealant using an electric drill and paddle.
Mixed sealant shall be applied within I hour and 30 minutes.

e. Apply sealant with caulking gun starting from bottom to produce a


void free sealant.

f. Finish applied sealant with the use of rounded spatula to produce a


concave profile.

3.02 CLEANING

The surface adjoining caulked and sealed joints shall be cleaned of all smears
and other soiling.

1.02 DELIVERY AND STORAGE

A. Inspect materials delivered to the site for damage.

B. Unload and store with a minimum of handling. Provide storage spaces in


dry locations with adequate ventilation, free from dust or water, which
permits easy access for inspection and handling.

C. Store materials neatly on the floor, properly stacked on non-absorptive


strips or wood platforms. Do not cover frames with traps, polyethylene
film, or similar coverings.

2.00 PRODUCTS

2.01 MATERIALS

A. Aluminum alloy shall consist of extruded shapes and sheet materials


complying with ASTM B221, alloy 6063-T5 and alloy 6063-T6. Aluminum
sheets arid strips shall comply with ASTM B209; alloy and temper best
suited for the purpose. Provide hard aluminum role stainless steel screws,
nuts, washers, rivets and other miscellaneous fastening devices.

B. Aluminum extrusions shall be given pre-anodic treatment and then:


anodized in accordance with NAAMM's "Metal Finishes Manual". Finish
shall be uniform in appearance to produce a class 1 architectural finish and
shall have anodic coating of not less than 0.007 inch thick with a minimum
weight of 32mg. per square inch hard coat anodized conforming to
Aluminum Association Classification AA-M12 C22A44.

C. Aluminum paint: type as recommended by manufacturer, a factory


applied, oven-baked, 70 percent KYNAR 500 based coating conforming to
AAMA 605.2. Color as per Architect's choice.

D. Fasteners:

a. Exposed Fastening: aluminum, countersunk stainless steel Phillips


head screws, or other non-corrosive material spaced not more than 300
millimeters on centers.

b. Unsealed Fastening: cadmium- plated self-tapping screws.

E. Anchors: Steel with a hot dipped galvanized finish. Provide anchors on the
backs of the sizes and shapes, as indicated, for securing aluminum frames
to adjacent construction. Use stainless steel bolts and expansion rivets for
fastening clip anchors.

F. Glass and Glazing: See Section 0720 GLASS AND GLAZING.

2.01 FABRICATION

A. Factories prefabricate all frames in accordance to the designs and


dimensions indicated in the drawings. All framing sections shall be of
extruded aluminum alloy and temper to meet or exceed finishing and
structural criteria. Glazing beads, moldings and trim shall not be less than
1.5 millimeters. All weathering shall be hard backed silicone treated
polypropylene. Frames that are to receive fixed glass shall have removable
glass stops and glazing beads.

B. Protective Coating: Clean all surfaces and apply a protective coating of


clear, water-white methacrylate-type lacquer, resistant to alkaline mortar
and plaster immediately after fabrication. Covering shall not chip, peel or
flake due to temperature or weather, and shall protect against discoloration
and surface damage from transportation, storage and construction
activities. Covering shall be readily removable without affecting the finish.
Covering shall be either, adhesive payer, waterproof tape, or strippable
plastic and may not be removed even after completion of installation.

3.00 EXECUTION

3.01 INSTALLATION

A. Set and anchor frames as shown in details and approved shop drawings.
Set frames plumb and square and brace where necessary to prevent
distortion. Set frames without springing, forcing or distorting the product.

B. Secure frames in accordance with the manufacturer's instructions.

C. Wedge clear of masonry all frames set in prepared openings five


millimeters to six millimeters to allow for caulking.

D. Protection of Aluminum From Dissimilar Materials

a. Aluminum to Dissimilar' Metals: Where aluminum surfaces come in


contact with metals other than stainless steel, zinc or white bronze of
small area, keep aluminum surfaces from direct contact with
incompatible metals by one or a combination of the following
methods:

i. Painting the dissimilar metal with one coat of heavy bodied


bituminous paint.

ii. Applying a good quality caulking material between the aluminum


and the dissimilar metal.

iii. Painting the dissimilar metal with a prime coat of zinc-chromate


primer, followed by one coat of aluminum paint or other suitable
protective coating, excluding those containing lead pigmentation.

b. Drainage from Dissimilar Metals: Paint dissimilar metals used in


location where drainage from them passes over aluminum as specified
above to prevent staining of aluminum.

c. Aluminum to Masonry and Concrete: Give aluminum surfaces in


contact with mortar, concrete or other masonry materials one coat of
heavy-bodied bituminous paint.

3.02 ADJUSTMENTS

A. Adjust all frames and attach hardware before glazing.

B. Secure all windows to be watertight and all hardware operating free and
easy.

3.03 HARDWARE

Submit samples of weather strip elements for- approval by the Architect.

2.00 PRODUCTS

2.01 MATERIALS

Vinyl/Mohair: For aluminum framed doors and windows. Provide silicone-


treated weather-stripping or a type recommended by the manufacturer with
the approval of the Architect in stiles and rails of exterior. Attach weather
stripping to aluminum holders and fit into slats which are integral with door
and frame stops. Provide weather stripping easy to replace without special
tools, and adjustable at meeting rails of pairs of doors. Installation shall allow
doors to swing freely and close positively.

3.00 EXECUTION

3.01 INSTALLATION

Install on all interior door and window openings to render them watertight.

1.00 GENERAL

1.01 SCOPE

Furnish glass free from imperfection and water marks and other materials and
equipment and perform labor required to complete all glass and glazing work.
See drawings for size, location and details.

1.02 SAMPLES

Submit samples of glass panels with factory labels and glazing compound for
Architect's approval.

1.03 LABELS

Label each glass panel and do not remove from glass panel until filial cleaning
and after inspection and approval.

1.04 DELIVERY AND STORAGE

A. Deliver only as required and store in a safe location or as directed.

B. Store so that glass shall not be subjected to cyclic wetting and drying to
avoid staining or etching of the glass surface. Unpack only when ready for
use.

C. Insulated glass shall be kept leaned at five degrees to seven degrees from
the vertical positions on sturdy upright supports.

1.05 PROTECTION

A. Protect all glass from damage, breakage, staining, etching, differential


aging, abrasion, scratches, and impact during construction and until final
acceptance of contract work. Replace unless satisfactory corrective
measures can be made at the job without removing the damaged glass, as
directed by the Architect.

B. Glazed openings shall be identified with a colorful flag, festoon, or tape


suspended near, but not in contact with the glass. Tapes or banners may be
attached to the sash at head, jambs or site with non-staining adhesive or by
any convenient mechanical means. Mark or coat glass partially or
completely with "X”, "S" or other symbols with soap, wax cleaning powders
or other materials.

resilient or non-resilient type.

C. Preformed gaskets shall be compression type and structural type.

3.00 EXECUTION

3.01 GLAZING

A. Prevent glass from all contact with metal or any hard or sharp materials to
prevent edge clips, cracks and other defects by use of resilient shims laced
at quarter points. Utilize safety mechanism such as laminating the glass
when necessary.

B. Employ only skilled mechanics.

C. Use resilient sealants.

D. Bed back putty, secure in place and face putty all glass.

a. Apply putty uniformly in straight lines with accurately formed levels


and clean-cut corners.

b. Apply a thin layer of putty to rebate.

c. Set by pressing until an even bed is secured.

d. Place doring wire or angle glazing clips and runface putty.

e. Remove excess putty from other side flush with edge of rebate.

E. Use stops in sizes permitting a "good grip" on the glass.

F. Install glass only in openings that are rigid, plumb and square.

G. Install glass only after rebates have been primed and dried.

H. Set opaque, ground, frosted and other glass with smooth surface outside.

I. Allow sufficient clearance at edges of glass to compensate for its expansion


or for some settlement of the building. Clearance should be 6 millimeters
from edge to frame and 3 millimeters for face or as per manufacturer's
recommendation.

J. Set all glass before final painting.

K. Removal of putty or glazing compound smears from glass shall be


performed by the glazing contractor during the material's normal work life.
Failure to do so may result in damage to the glass.

3.02 CLEANING

During the course of construction, the glass shall be cleaned frequently as per
manufacturer's recommendation. Do not use harsh abrasive cleaners or
cleaning equipment or alkaline materials. Rinse immediately with clean water
and promptly remove the excess water with clean squeegee or a cellulose
sponge to prevent water spots. Grease, glazing compounds and similar
materials shall be flushed off with MEK, toluene or xylene as per
manufacturer's specification. All glass shall be cleaned of any extraneous
materials and washed by the Contractor, using materials and methods
recommended by the glass manufacturer before final acceptance and
occupancy.

3.03 BREAKAGE AND FAULTY INSTALLATION

A. Glass breakage caused in executing the work or by faulty installation shall


be replaced by the Contractor at his own expense.

B. Improperly set glass which does not fully meet requirements for its made
shall not be accepted and shall be replaced by the Contractor at his own
expense.

C. Lost and damaged materials shall be replaced by the Contractor at his own
expense

SECTION 0800: CEMENT FINISH

1.00 GENERAL

1.01 SCOPE

Furnish materials, equipment, arid perform labor necessary to complete all


cement finishes. See drawings .for details and location of work required.

1.02 WORK SPECIFIED ELSEWHERE

See Division 3 Section 0300 CAST-IN-PLACE CONCRETE.

2.00 PRODUCTS

2.01 FINISHES

A. Steel trowel finish: Provide score joints whenever required. For surfaces to
be painted with latex paint. For curbs, gutters, catch basins, manhole
covers, splash blocks, and stepping stone borders, trenches.

B. Wood trowel finish: Provide score joints whenever required. For surfaces to
be painted with textured paint.

C. Tooled joint finish: Surface preparation shall be plain cement plaster finish
with tooled horizontal mortar joints. Joints shall be concave, clean, plumb
and true to line. All joints shall be in horizontal direction only if indicated
in plans.

D. Bare concrete finish: No screeding is required.

E. Plain cement plaster finish: Consisting of the scratch and finish coats, both
consisting of one part Portland cement and two parts clean, washed sand,
measured by volume.

F. Grooved surface or concrete with rustication: use prefabricated PVC grove


joints to mark the surface.

G. Smooth rubbed concrete finish: an off-form finish. Carefully remove forms,


patch then rubbed until a uniform color and texture is achieved. The
finished surface shall be leveled, plumb; square and true with tolerances of
three millimeters for every three meters it1 all directions, without waves,
cracks blisters, pits, crazing, discoloration, projections or other

imperfections. There shall be no visible junction marks in the finished


surface where one form work adjoins another.
H. Hardened concrete floors: Use nun-metallic aggregate anti-dust floor
hardener.

I. Non-slip cement tiles: mixture of cement, sand and admixtures, waffle


design with a minimum compressive strength of 1,200 psi. 200mm x
200mm x 25mm RUCO Non-Skid concrete tiles. For Parking Ramps.

3.00 EXECUTION

3.01 PLAIN CEMENT PLASTER FINISH

A. Provide all walls indicated with three coats of cement plaster (scratch coat,
brown coat and finish coat). Mix each coat in the proportion of one part
Portland cement to three parts sand by volume.

B. Apply the scratch coat with sufficient material and pressure to ensu.re a
good bond and then scratch to a rough surface. Provide a thickness of nine
millimeters for scratch coat. Dampen with water before applying brown
coat.

Apply brown coat one day after applying scratch coat, with a thickness of
nine millimeters and level to a flat even surface. When stiff enough, trowel
with a wooden float and cross-hatch or broom lightly and evenly to secure
a good mechanical bond for the finish coat. Wet the surface and keep from
drying out for at least three days. Apply finish coat seven days after
application of brown coat. Provide thickness of three millimeters. Keep
finish coat damp but not saturated for a period of seven days.

3.02 CEMENT FINISH OF CONCRETE FLOORS ON FILL OR ON GROUND

A. Concrete floor without specific finish, and wherever so shown on plans as


cement finish shall be given a wearing surface of 1:2 cement mortar 1
centimeter thick. Apply immediately after the concrete has been placed and
before it has set. The mortar shall be spread and troweled well to a smooth,
even surface with sufficient slope for drainage where necessary. Straight V-
grooves shall be placed wherever indicated on plans, in accordance with
pattern shown, and the whole surface cured as specified. The construction
joints of the concrete floors on fill shall coincide with the V-grooves to
avoid formation of unsightly construction cracks later.

B. Surfaces of concrete floor slabs and similar concrete surfaces exposed after
removal of forms shall be kept moist for a period of at least seven days by
thoroughly wetting said surfaces three times a day. They shall be protected

from falling debris and from the strong rays of the sun to avoid unsightly
surface cracks caused by premature drying and hardening.

C. Floor and walls of water reservoir shall receive concrete topping aside from
waterproofing and reinforced concrete structure as shown on plans. This
topping shall be finished with cement plaster and marine paint as specified.

3.03 CEMENT TOP FINISH OF REINFORCED CONCRETE SLAB

A. Where so indicated, cement top finish for reinforced concrete slab shall be
25 millimeters cement mortar with the minimum water content.

B. Where so indicated or possible, top finish shall be worked integrally with


structural slab before the concrete has set. If placed after the slab has set,
the slab shall be further roughened in addition to the raking required, with
a pick of similar tool to remove laitance, loose particles, plaster and
anything that would prevent: bonds and then cleaned by sandblasting or
equivalent method or device. After sandblasting clean slab shall be
thoroughly wet and kept wet for four hours before finish is applied.

C. Finish shall have minimum thickness of 37 millimeters and shall be poured


continuously until entire section is completed, floated manually or by
machine, struck off with a straight edge, compacted by rolling or tamping,
floated with wood float, all high or low spots eliminated, steel troweled to a
hard smooth finish and graded to drain where required.

D. Where this finish is used as base for, say three millimeters thick asbestos
vinyl tile, cement floor finish shall be 37 millimeters thick.

E. And where used as base for cement floor tile, this mortar bed shall have a
minimum thickness of 37 millimeters or as shown on plans.

SECTION 0810: TILEWORK

1.00 GENERAL

1.01 SCOPE

Furnish materials and equipment, and perform labor required to complete all
types of tile works. Include border, strip and accent tiles. Provide angle beads
accessory tiles arid tile fittings. See drawings and details for location, and
extent of work required.

1.02 SAMPLES

Submit to the Architect samples of floor and wall tiles including all required
beads and mouldings and secure approval prior to installation.

1.03 PROTECTION

Spaces in which tile work is being installed shall be closed to traffic until the
tiles are set up. Where required, the tilework shall be protected from damage
which might be caused by the work of other trades. Tiles of floors shall be
covered with an approved covering during painting and varnishing work. All
tiles shall be kept dry while in packages.

1.04 DELIVERY

All tiles shall be delivered in their original unopened packing with all labels
intact and legible at time of use.

1.05 MARKING

Each tile and tile fitting shall be marked with the manufacturer's name or
identifying mark and country of origin at the unglazed back; of each tile or tile
fitting.

2.00 PRODUCTS

2.01 MATERIALS

A. Porcelain tiles. Vitrified pavement tiles for floors tiles. Sizes and color as
indicated in the drawings. Include nosing tiles for stairs.

a. Modulus of rapture shall not be less than 20 N/square millimeters for


floor tiles and 8 N/square millimeters for wall tiles.

b. Water absorption shall not exceed 2% by weight for floor tiles and 6%

d. Resistance to surface abrasion: failure shall not be visible up to 5000


rev. for floor tiles. Wall tiles need not be subjected to the abrasion
resistance lest.

B. Homogeneous tiles made from high quality clay fired at very high
temperature, with a fine grain fully vitrified unglazed body-colored tile.
Resistant to wear, abrasion, acids, stain and dirt. 9 millimeters thick,
polished and unpolished tiles or as indicated on the drawings. Include
matching accessories.

C. Heavy-duty non-skid, reconstituted, homogeneous paving tile. Fully


vitrified tiles fired to a solid and homogeneous constitution having little or
no porosity to allow absorption of dirt, moisture, odor, chemicals. Fully
resistant to wear, acids, stains and dirt.

a. Flexural strength: 410 Type L L14/6.1

b. Water absorption: 0.5% maximum on AS'I'M C67-73 at 5 hours boil.

c. Resistance to thermal shock: 5 cycles at 145 OC with no disintegration.

d. Resistance to Chemicals: pH 1 to 14 except hydrofluoric acid.

e. Resistance to sliding: plain non-skid tile standard AS-3901.

f. Dimensionality: maximum of ± 1 millimeter on each side.

g. Shade variations are inherent and are therefore acceptable.

h. Flatness of surface: center curvature and warpage shall not exceed 1%


of the length of the corresponding diagonal calculated from the
nominal size. Edge curvature shall not exceed 1% of the nominal
dimension.

D. Tile Spacers: Use 2mm thick hard PVC virgin plastic tile spacers for tile
alignment.

2.02 CHOICE OF COLORS AND PATTERNS

The Architect shall have prerogative in the selection of the tiles on the
particular pattern, color ranges and textures.

2.03 TONE OF TILES

The tone of the tiles shall be consistent as the samples. Should various tones be
found including those that have been laid, they shall be replaced at no extra
cost. For tiles that have been laid, cost of hacking and re-laying shall be at the
Contractor's expense.

2.04 STAIN RESISTANCE

Tiles must be durable, non-porous and not penetrable by colorant.

2.05 COLOR FASTNESS

Tiles shall not suffer any loss-of-color even under prolonged exposure to
ultraviolet radiation locally.

2.06 SURFACE QUALITY

Tiles shall be free from crazing, visible defects and objectionable blemishes.
Tiles shall be level and flat with even surface, rectangular in size, rectangular at
the corners and straight at the edges. Tiles shall not warp or deformed in any
manner to the Architect's approval.

2.07 RESISTANCE TO ACIDS AND ALKALI

Tiles shall resist attack without damage on three percent hydrochloric acid and
three percent potassium hydroxide solution. It shall be resistant to household
chemicals such as ammonium chloride and cleaning agents, to acids such as
sulfuric acid and lactic acid.

2.08 ACCESSORIES AND FITTINGS

Provide all necessary fitting tiles in matching size, thickness and color. Trim
round all sanitary, water pipes and any other service pipes including concrete
kerbs to the satisfaction of the Architect. Skirting and nosing tiles are to be
provided wherever they are required or as shown in the drawings.

3.00 EXECUTION

3.01 APPLICATION OF SCRATCH COAT

A. Thoroughly dampen, but not saturate, surfaces of concrete walls before


applying the scratch coat. Make surface areas appear slightly damp. Allow
no free water on the surface.

B. On masonry, first apply a thin coat with great pressure, then bring it out
sufficiently to compensate for the major irregularities on the masonry
surfaces to a thickness not less than 6 millimeters at any point.

C. Evenly rake scratch coats, but not dash coats, to provide good mechanical
key for subsequent coats before the mortar has fully hardened.

D. On surfaces not sufficiently rough to provide good mechanical key, dash on


the first coat with a whisk broom or fiber bush using a strong whipping
motion.

E. Surface preparation for tiling of industrial walls and floors using epoxy:

a. All surfaces to be tiled should be cleaned by acid etching.

b. After acid etching, clean the area with detergent and wash it with clean
water.

3.02 FLOOR TILE INSTALLATION ON MORTAR BED

A. Before spreading the setting bed, establish line of borders and center the
fieldwork in both directions to permit the pattern to be laid with a
minimum of cut tiles.

B. Clean concrete sub-floor and moisten but do not soak. Afterwards sprinkle
dry cement over the surface and spread the mortar on the setting bed.

C. Mix mortar one part Masonry or Portland cement to three parts sand. Tamp
to assure good bond over the entire are and screen to provide a smooth and
level bed at proper height and slope.

D. Pitch floor to drains as required.

E. After setting bed has set sufficiently to be worked over, sprinkle dry
cement over surface and lay tile.

F. Keep tile joints parallel and straight over the entire area by using straight
edges.

G. Tamp the tile solidly onto the bed, using wood blocks or size to ensure
solid bedding free from depressions.

H. Lay tiles from center lines outward and make adjustments at walls.

3.03 TILE INSTALLATION AT EDGES

All intersections and return shall be perfectly formed. All cuttings and drilling
shall be neatly done without trial-ring the tile. The cut edge of the tile against
any trim, finish, built-in fixtures, etc. shall be carefully grounded and jointed.
Around electrical outlets, plumbing pipes, or fixtures and fittings, tiles shall be
fitted close so that the plates, collars or covering will overlap the tile. No split
tile will be permitted, except in those locations where pipes or trims make
cutting necessary.

3.04 ACCESSORIES

Unless otherwise definitely indicated in details, accessories shall be located in


consultation with the Architect. Fixtures shall be set flush with face of tile, true
to plumb, neatly and symmetrically spaced as regards to plumbing fixtures,
corners of rooms, trim and tile joint. Whenever plumbing fixtures are
encountered, accessories shall be spaced in regard to center of fixture. Secure
accessories firmly in wall with plaster of Paris and grout or point joint around
same.

3.05 GROUTING

A. After tile has sufficiently set, force a maximum of grout into joints by
trowel, brush or finger application.

B. Grouting, cleaning and installation shall be done in one continuous


constructive operation. Grouting for all joints three millimeters or smaller
in width, shall be an approved component epoxy resin compound or
Portland cement of specified color if so directed by the Architect. The
cement grout shall be mixed with clean fresh water to the consistency of
thick cream. Mixed colored grouts in an oar or GI sheet to prevent
premature setting. Apply colored grouts in a slanting stroke to fill the V-
cut.

C. Before grout sets, strike or tool the joints of cushion edged tile to the depth
of the cushion. Exercise special care in removing any surplus adhesive by
carefully wiping out joints, both horizontal and vertical to the required
depth.

D. Fill all joints of square edged tile flush with the surface of' the tile. Fill all
gaps or sips.

E. During grouting, clean off all excess grout with clean burlap, other cloth or
sponges.

F. When grouting glazed tiles, special care shall be taken to prevent scratching
off of the glaze.

3.06 SEALING

Laid out wainscoting shall be topped with an approved clear waterproofing


prepared and applied as per manufacturer's instructions.

3.07 REMOVAL OF CONDEMNED TILE

Prior to the final acceptance of the tile work, the Contractor shall, at his own
expense, remove and replace condemned tiles.

3.08 CLEANING

Upon completion of the various portions of his work, the Contractor shall
remove all unused materials, rubbish, etc., that have accumulated as a result of
his work. After the pointing has sufficiently set or hardened, all tiles on walls
or vertical surfaces, or floors and horizontal surfaces shall be thoroughly
cleaned. Sponge and wash tile thoroughly with clean water after grout has
stiffened.

Then clean by rubbing with damp cloth or sponge and polish clean with dry
cloth. All traces of cement or dust accumulations shall be completely removed.
In cases where acid solutions are required to clean the face of the finish
tilework of surplus grouts or mortar used for pointing all exposed hardware
shall first be covered by heavy coating of vaseline to protect the metal from
possible effect of the acid or its fumes. Acid solutions shall not be used for
cleaning glazed tiles.

The Contractor shall give the tilework one thorough final cleaning when so
instructed

SECTION 0820: PAINTING

1.00 GENERAL

1.01 SCOPE

A. Furnish materials and equipment, and perform labor required to complete


all painting works. See drawings and details for location, extent and other
requirements.

B. Works Included: The work includes but is not limited to the following
items:

a. Touch up painting: of miscellaneous metal, hollow metals and frames


and all other materials which may have been shop coated as may be
required where the shop coat have been damaged by welding or
abrasion during the handling and erection operations, also all rivets,
bolts and welds which are unpainted after assembly and erection.

b. Finish Painting: including all exposed surfaces of miscellaneous metal,


hollow metal work, ferrous sheet metal and other paintable metal
work, paintable woodwork not shop finished; shop fabricated
mechanical equipment apparatus housing, electric meters, ferrous
metal gratings and covers for floor and roof drains and manholes,
exposed bars and insulation piping and finished area, electric panels,
conduit boxes and switch gear, all plastered surfaces, concrete and
concrete block surfaces, except in areas to be excluded; primed
hardware, and all items which generally require finish painting unless
specifically excluded.

C. Works Not Included: Finish painting of the following items will not be
required:

a. Items not requiring protective painting or finishing: Aluminum,


stainless steel and non-ferrous metal, glazed structural units, exposed
aggregate wall panels, marble, glass, resilient tiles, ceramic tile floors,
plastic laminate, sprayed insulation and similar items which generally
do not require painting.

b. Shop Priming: Unless otherwise noted or specified herein the work


shall not include priming or protective paint which is required to be
performed at the factory or in the shop. In general, this includes the
following items: miscellaneous metals, shop fabrication or factory built
mechanical equipment, electrical equipment and accessories refer to
other applicable sections of the specifications for information on these
items.

c. Factory Finished Work: Unless otherwise noted or specified herein.


The work shall not include finish painting of items having a factory
applied finish as specified in other sections of the specifications. It
general, this includes the following items: metal toilet enclosures, gate,
and factory finished mechanical equipment and special equipment.
Refer to other applicable sections of the specifications for information
on these items.

1.02 COLORS

All colors are to be selected or approved by the Architect or his authorized


representative land actual color chips shall be supplied to the Contractor for
matching. All undercoats shall be tinted to approximate the finish coat color.

1.03 SUBMITTALS

A. Manufacturer's Certificate: The manufacturer's certificate of origin and


quality shall be submitted to the Owner or Architect for inspection and
approval prior to any use.

B. Test Panels: Prepare sample panels of selected color or shade on 600


millimeters by 600 millimeters plywood panels for approval of the
Architect. Colors may not be the manufacturer's standard color. Special
color shall be provided as required.

1.04 MATERIAL HANDLING

All materials shall be delivered to the jobsite in clean, sealed, original


containers with all labels and other markings intact. Materials will be stored in
the area designated and all storage areas will be kept neat, clean and locked.

1.05 STORING

A room or rooms in the premises shall be assigned for the storage of painting
tools and materials. Protect the floor with drop cloths or building paper. Place
cloth and cotton waste in covered metal containers or destroy them at the end
of each work day.

1.06 FIRE PREVENTION

Every precaution will be taken by the Contractor to prevent fires. At the end of
each day's work, all oily rags, empty containers and combustible material will
be removed from the premises.

1.07 PROTECTION

The Contractor will protect his own area as well as adjacent areas and
materials, lawns, shrubbery and other areas not to be painted with a suitable
protective covering.

2.00 PRODUCTS

2.01 MATERIALS

A. All paint materials shall meet the requirements of the standard


specifications of the Standardization Committee on Supplies and shall be in
accordance with the latest Classification Class "A" of the Institute of
Science, Manila.

B. The use of other brand or equal or better quality will be subject to the
Architect's approval. Use materials in accordance with the manufacturer's
directions printed on the labels unless otherwise approved by the Architect.

C. The use of ready mixed paint may be allowed in the project provided that
such paint is in accordance with the Standard Specifications No. 13 of the
Philippine Government.

2.02 PIGMENTS FOR TINTING

A. Tinting colors for oil paint shall be colors-in-oil, ground in pure linseed oil,
and of the highest grade obtainable.

B. Colors shall be non-fading.

C. Color pigments shall be used to produce the exact shade of paint which
shall conform to the approved color scheme of the building.

D. Except as otherwise noted, color of priming coat shall be lighter than body
coat and the color of the body coat lighter than the finish coat. The first coat
shall be white.

3.00 EXECUTION

3.01 SURFACE PREPARATION

Before the start of the painting or varnishing work, the Painting Contractor
shall prepare 1200 millimeters by 1200 millimeters paint or varnish area
designated by the Architect or Engineers and same will be used as standard
workmanship for the entire work. Samples shall be made of surface
preparation, primers, stains, fillers and' finish coat applications.

A. Concrete

a. Exterior and Interior: (Poured, plaster, stucco or hollow blocks) :


Remove all loose grit or mortar, dust, dirt, grease, oil, wax,
contaminants and any other foreign matter. Pre-treat concrete which
have been weathered with CONCRETE NEUTRALIZER by mixing
473.12 ml. to eight liters of water or 946.25 ml. to 16 ml. of water.
Apply liberally with brush. Allow solution to dry overnight before
rinsing with water to remove white residue.

Modify the surface chemically by using the recommended primers


where necessary to make the painting surface receptive to the coating
desired Repair works, cracks and nicks with the proper and
recommended patching material concrete putty.

Allow surface to dry before applying the first coat.

After surface is dried, apply CONCRETE PRIMER SEALER.

Efflorescence may appear for masonry that is unpainted and exposes


to the weather for six months or more. Remove efflorescence by:

i. Light sand-blast
ii. Wire-brush and wash the surface thoroughly with water,
Neutralize and test pH or alkalinity. Salts and white Crystals
which resist water can be dissolved by washing or Scrubbing
the surface with diluted hydrochloric acid, (half liter
hydrochloric acid to four liters of water). Rinse surface with
water and allow to dry.

b. Repainting: Remove all loose, scaling, flaking, blistering and peeling


off paint with the use of paint remover, wire brushing, scrapping or
water blasting. Let dry

For chalking old paint, treat with masonry conditioner and use primer.
In case of mildew infestation, treat with MILDEWCIDE WASH
SOLUTION by swabbing or brushing. Allow either solution to remain
on the surface for 24 hours to ensure proper treatment. Brush off and
rinse with water. Let dry.

B. Metal

a. Ferrous Metal: Metal must be clean and dry, free from oil, grease, wax,
dust, rust, solder flux and other contaminants.

The ideal surface preparation for rusty metal is White Metal Blasting
which can be achieved by san-blasting or power-grinding. This
involves the removal of all visible rust, mill scale, paint and
contaminants, leaving the metal uniformly white or gray in
appearance. This metal surface preparation should be used where
maximum performance protective coating is necessary due to
exceptionally severe conditions such as constant immersion in water or
liquid chemicals.

The films of rust may be removed by wire-brushing, sanding or


scraping.

Thicker layers of rust can be removed with the use of solutions. Wipe
the surface with rag soaked in paint thinner.

Metal surfaces cleared of rust must be immediately primed. Do not


allow bright metal to be exposed to the elements for prolonged periods
as rust will set in fast. Clean with paint thinner especially where solder
flux has been used.

b. Galvanized Iron: Clean thoroughly to remove dust, foreign matter, oil


or grease by solvent, thinner or galvawash solution. Light sand glossy
finish of new galvanized iron; clean thoroughly. Weathered surfaces
showing thin films of rust shall be sanded or wirebrush cleaned;
immediately thereafter, prime with oxide primer or chromate primer.

Rust films that cannot be removed by wire-brushing or sanding should


be removed with solution. Wire brush or scrape rusted metal. Apply.
Then clean surface and immediately apply metal primer. Do not allow
surfaces removed of rust to be exposed to the weather as rust will set
in fast.

c. Repainting: Sand wire brush or scrape rusted metal and apply rust
converter to remove rust. Let it stay for 10 to 15 minutes. Thoroughly
wash off surface with mineral spirits. Let dry before applying paint.

Metal surfaces cleared of rust must be immediately primed with metal


primer. Do not allow metal to be exposed to the elements for
prolonged periods as rust will set in fast.

C. Aluminum: Surfaces must be dry, clean and free from foreign maters which
may impair adhesion. Clean surfaces with lacquer thinner then light sand
to reduce gloss before application. Use vinyl wash, for surfaces which
should be roughed for better adhesion. Allow overnight to dry, before
applying the desired finish coat.

D. Cementitious Waterproofing System: Surface must be clean, free of dust,


grease, rust, grit or mortar. For masonry, wet first the surface before
applying the cementitious waterproofing to avoid abrupt drying and
chalking of the modified cement. Apply bond coat by brushing straight
from the can. Apply mortar topping while the cementitious waterproofing
coating still tacky.

Allow overnight before applying topcoat.

E. Putty

a. Masonry Putty: For filling minor surface, unevenness and full puttying
apply concrete putty with putty knife. Thin with water when
necessary. Allow two hours before recoating.

b. Metal and Wood Putty: For filling minor surface dents and
imperfections apply glazing putty with putty knife. Thin with paint
thinner when necessary. Allow two hours before recoating. Scuff sand.

F. Glossy Surfaces: Sand and clean surfaces thoroughly. This method will
provide a "tooth" for the following coats.

G. Oil and Grease: Remove oil or grease by paint thinner or by wiping with
rags wetted with paint thinner. Change solvents and rags frequently.
Remove loose dirt by bristle brushes, then blow clean with air pressure or
steam cleaning.
