11 (ELEVEN) MONTHS LEAVE AND LICENSE


AGREEMENT

THIS LEAVE AND LICENSE AGREEMENT is made on the


………….. Day ………………… 2022, (Two Thousand Twenty Two).

BETWEEN

BHAKTI SAR PARJATAK MAHARAJ, Son of Shakti Kumudsanta


Goswami Maharaj, by faith Hindu, by Nationality Indian, residing
at Sri Gouranga Gaudiya Math, Lakshminarayan Road,
Rabindranagar, South Dum Dum (M), P.S. Dum Dum, Kolkata –
700 065 hereinafter referred to as the "LICENSOR" (which terms
or expression unless excluded by or repugnant to the context be
deemed to included her heirs, executors, administrators, legal
representatives and successors) of the ONE PART.

SRI GOPINATH GHOSH (PAN : BTEPG3077P), Son of Ramhari Ghosh,


by faith Hindu, by Nationality Indian, residing at Kishalay Sarani South
Durganagar, Rabindranagar, P.O. Rabindranagar, Kolkata – 700 065,
Dist. North 24-Parganas, hereinafter referred to and called as the
"LICENSEE' (which terms or expression unless excluded by or repugnant
to the context be deemed to included his heirs, executors, administrators,
legal representatives and successors) of the OTHER PART.

WHEREAS the Licensee has approached the Licensor with the proposal
for giving upto the License in respect of Premises No. 69, Lakshmi
Narayan Road, Dum Dum, North 24-Parganas, P.S. Gorabazar, Kolkata –
700 065, West Benal, Ground Floor, Consisting One Bed Room, Small
One Room, Kitchen, Toilet, Varanda of the said premises.

AND WHEREAS that Licensor has agreed to give License of said Flat to
Licensee as Eleven Months License Agreement and flat to a peaceful
family man having a small but peaceful family provided the Licensee
agreed to abide by the following terms and conditions :

a) It is agreed by and between the parties i.e. the licensor and


licensee that the licensor shall grant license to the licensee in
respect of the said flat for 11 (Eleven) months commencing from
01.05.2022 and Valid upto 31.03.2023.

b) The Licensee shall use the said accommodation fully described in


schedule herein below at the Fees of Rs. 5,000/- (Rupees Five
Thousand) only per month on or before the 7 (Seven) day of every
current month.

c) The Licensee shall keep the demised premises including electric


lines, sanitary fittings and other fixtures and fittings in good and
serviceable condition. The licensee shall be liable to make all putty
repairs at his own expenses.

d) The Licensee shall not be entitled to sublet, transfer and/or assign


the demised premises or any part thereof to any third party.

e) The Licensee shall regularly make paying of the electric (Bill)


charges consumed by him in the said flat for which license has
been granted to him.

f) The Licensee shall not cause any damage to the demised premises
and shall not store any inflammable combustible or obnoxious
things and articles in the demised premises or any part thereof.

g) The Licensee shall not carry out any illegal trade and activities in
the demised premises or any part thereof.

h) The licensee shall use the demised premises exclusively for


residential purpose of his own and for no other purpose.

i) The Licensee shall be responsible to give vacant possession thereof


to the licensor at the end of the license period.

j) The licensor shall be entitled to inspect the demised premises


either himself or through his representatives to the conditions
thereof at any reasonable hours on giving 24 hours notice and the
licensee shall facilitate the inspection.

k) Notwithstanding anything contained herein, it is made clear that


the Licensee can vacate the premises before the expiry of the
period his tenure by giving 3 (Three) months notice in writing to
the licensor and similarly the licensor shall have the right to
terminate the license by giving 3 (Three) months notice in writing
to the Licensee.

l) Both the Licensor and licensee shall abide by the act according to
the terms and conditions laid down herein and shall not violate
deliberately or otherwise any terms and condition contained herein
and shall always for bear from action in any manner prejudicial
and/or detrimental to any of their interest.

ALL THAT Flat at Ground Floor, Consisting One Bed Room, and One
Small Room, Kitchen, Toilet, Varanda of the Premises No. 69, Lakshmi
Narayan Road, Dum Dum, North 24-Parganas, P.S. Gorabazar, Kolkata –
700 065, West Bengal.
