1. Dampness
a. Many defects encountered either cause or are
caused by dampness.
b. Four general reasons for dampness
 condensation ( inadequate heating, insulation,
coupled with moisture production by cooking,
bathing, remedial work: improve ventilation)
 leaking plumbing (from appliances, tanks,
pipework, remedial work: repair leak, dry out
and redecorate)

1. Dampness
 spillage (some water may find its way through
floors, remedial work: dry the area, redecorate,
avoid further accident)
 penetration (e.g. rain penetrating walls,
remedial work: need expert such as surveyor to
identify the defects). Cracked plasterwork to
ceiling and walls

2. Ill-fitting timber components such as doors window


frames
a. Caused by swelling and shrinkage of various
materials as they dry out, or become damp.
b. Also could be due to structural failure such as
foundation movement.
Cracks not getting worse are cured by filling and
redecoration.
Doors, windows do not fit are eased.

a. Such as door lock, window catch, electrical item.
b. Caused by defective or not properly fittings /
installations.
c. Gas, oil, electrical problem are difficult to
diagnose; require experts.

Objective
Ensure that in an effort to minimize costs, the outcome is
not sub-standard.
1. It is important to ensure that the quality of the work
done does not suffer in minimizing costs.
2. This is a supervisory function and is performed by
inspecting work during execution and on completion
to check that the materials used and standard of
workmanship are appropriate.

To ensure good quality of work, there are some
important factors to consider:
1. Creation of conditions which will favour good quality
work, such as:
a. Select a reputable contractor of known reliability
b. Employ operatives with requisite skills
c. Plan the work, arrange access

2. Clear instruction as to what has to be done and how;
information should be clear and concise
3. Inspect the works during its execution and
completion:
a. Carry out according to demands, e.g. before
covering up in additional to periodic inspection.
b. Examination upon completion.
