THIS SALE DEED IS EXECUTED AT SUNGUVARCHATRAM ON THIS
25TH DAY OF NOVEMBER, 2022,

and execute the deeds on behalf of the company for the Schedule mentioned
property, vide Board Resolution Dated at: 24.11.2022), hereinafter called as
the “VENDOR” of the ONE PART;

TO AND IN FAVOUR OF
Mr.S.R.VIJAYENDRAN, (PAN: AISPV1663N / Aadhaar No.5930 3414 2333),
Son of Mr.Ravindhiran, aged about 38 years, residing at No.H1/1, Rajaram
Colony, Anna Main Road, Kodambakkam, Chennai – 600 024, hereinafter
called as the “PURCHASER” of the OTHER PART;

WHEREAS the VENDOR and the PURCHASER both terms shall wherever
the context so requires mean and include or permits their legal heirs, legal
representatives, executors, administrators, nominees and assignees.

WHEREAS the vacant land measuring 44 Cents Out of 2 Acres 26 Cents


comprised in Survey No.169/6B situated at Kanthur Village,
Sriperumpudur Taluk, Kancheepuram District, was acquired by way of Sale
Deed dated 07.08.2014, registered in Book-I, as Document No.3376/2014,
at S.R.O. Sunguvarchatram, from Mrs.Theresa Ammal (also known as
Theresa Jacob Bashyam or B.Theresa Jacob) & Mr.B.J.Pappaia Leo (also
known as Jacob Pappaia Leo) represented by their Power Agents
Mr.M.A.Samson Arokiasamy & Mr.K.Baalasundaram.

WHEREAS the vacant land measuring 1 Acres 82 Cents, comprised in


Survey No.169/6B, situated at Kanthur Village, Sriperumpudur Taluk,
Kancheepuram District, was acquired by way of Sale Deed dated
07.08.2014, registered in Book-I, as Document No.3378/2014, at S.R.O.
Sunguvarchatram, from Mr.Jacob Anthaiah Bashyam represented by his
Power Agents Mr.M.A.Samson Arokiasamy & Mr.K.Baalasundaram.

WHEREAS the vacant land measuring 2 Acres 06 Cents comprised in


Survey No.169/2, situated at Kanthur Village, Sriperumpudur Taluk,
Kancheepuram District, was acquired by way of Sale Deed dated
07.08.2014, registered in Book-I, as Document No.3379/2014, at S.R.O.
Sunguvarchatram, from Mrs.Nirmala Sagayamary Somavarapu represented
by her Power Agents Mr.M.A.Samson Arokiasamy & Mr.K.Baalasundaram.

WHEREAS the vacant land measuring 43 Cents comprised in Survey


No.165B/8, situated at Kanthur Village, Sriperumpudur Taluk,
Kancheepuram District, was acquired by way of Sale Deed dated
07.08.2014, registered in Book-I, as Document No.3380/2014, at S.R.O.
Sunguvarchatram, from Mr.B.J.Pappaia Leo (also known as Jacob Pappaia
Leo) represented by his Power Agents Mr.M.A.Samson Arokiasamy and
Mr.K.Baalasundaram.

WHEREAS the VENDOR has converted the above said property along with
adjacent lands comprised in Survey Nos.169/6B, 169/2 & 165B/8 in to
layout of housing plots and obtained Approval from Chengalpattu Zone,
DTCP vide Regularization Approval No.732(R)/2018, dated 19.09.2018 and
the layout named as “CENTRAL GRAND CITY” and approved by Additional
Director (Operation), Tamil Nadu Real Estate Regulatory Authority File No.
TNRERA/9070/2022, Registration No.TN/01/Regularization Layout / 4694
/ 2022, dated 10.06.2022.

WHEREAS the VENDOR M/s.THE EARTH PROMOTERS, represented by its


PARTNERS (1) Mr.S.SENTHIL KUMAR, Son of Mr.Sundararajan and (2)
Mr.C.RAJASEKAR, Son of Mr.G.Chandrasekar, were appointed their General
Power of Attorney Agent M/s.MANJU PROMOTERS PRIVATE LIMITED, to
sell the vacant housing Plot Nos.17 to 21, 31 to 35, 73 to 76, 97 to 100, 123
& 143, in all totally 20 Nos. of Plots, measuring an extent of 17690 Sq.ft.,
comprised in Survey Nos.165B/8, 169/2 & 169/6B (Patta No.1263), layout

named as “CENTRAL GRAND CITY”, situated at Kanthur Village,


Sriperumpudur Taluk, Kancheepuram District, vide General Power of
Attorney Registered as Doc.No.2374/2022, Book-1, dated 19.05.2022,
on the file of the Sub-Registrar Office at Sunguvarchatram.

WHEREAS the VENDOR herein ever since the date of its purchase have
been in absolute possession, occupation, ownership and enjoyment of the
Schedule Property in equal share, uninterruptedly and enjoying all benefits
thereof.

WHEREAS the VENDOR being the absolute owner and was in exclusive,
uninterrupted, continues possession of the vacant housing Plot No.74,
measuring an extent of 800 Sq.ft., in the said layout and the VENDOR has
got right, title and interest and unfettered authority to convey the above said
property to anyone.

WHEREAS the VENDOR herein offered to sell and the PURCHASER evinced
interest to purchase in the vacant housing Plot No.74, measuring an extent
of 800 Sq.ft., Comprised in Survey No.169/2 as per patta sub-division
Survey No.169/93A (Patta No.1263) in the layout named as “CENTRAL
GRAND CITY”, situated at Kanthur Village, Sriperumpudur Taluk,
Kancheepuram District, which is more fully described in the Schedule
hereunder, hereinafter referred to as Schedule Property for a sale
consideration of Rs.5,60,000/- (Rupees Five Lakhs and Sixty Thousand
Only), free from all encumbrances.

NOW THIS DEED OF SALE WITNESSES THAT:


1. That in consideration of the above said recitals and in consideration of
the sum of Rs.5,60,000/- (Rupees Five Lakhs and Sixty Thousand
Only), paid by the PURCHASERS to the VENDOR and the receipt of
which sum the VENDOR hereby admits, acknowledges and releases the
PURCHASER from any further payment obligation, the VENDOR hereby

gives, grants, transfers, conveys and sells to and unto the PURCHASER
by way of absolute sale of the vacant housing Plot No.74, measuring an
extent of 800 Sq.ft., Comprised in Survey No.169/2 as per patta sub-
division Survey No.169/93A (Patta No.1263) in the layout named as
“CENTRAL GRAND CITY”, situated at Kanthur Village, Sriperumpudur
Taluk, Kancheepuram District, which is more fully described in Schedule
hereunder.
2. That the VENDOR hereby assures the PURCHASER that the VENDOR
has full absolute and indefeasible proprietary right to sell the Schedule
Property to the PURCHASER and no one else has any right vested or
contingent which are in any way derogate from the absolute indefeasible
proprietary right and interest in the property hereby conveyed.
3. That the VENDOR hereby assures the PURCHASER that the VENDOR
has not done or knowingly suffered any act or deed or thing by which
the title to the Schedule Property herein has in any manner affected or
hampered.
4. That the VENDOR hereby assures and indemnifies the PURCHASER
that there are no encumbrances, mortgages, charges, land acquisition
proceedings, whatsoever over the Schedule Property. Further, the
VENDOR doth hereby agree and undertake to indemnify the
PURCHASER and keep them indemnified against any loss or damages
that the PURCHASER may sustain by reason of any person challenging
the Sale and absolute title of the PURCHASER over the property hereby
conveyed.
5. That the VENDOR hereby further covenants with the PURCHASER that
all taxes, rates betterment charges, Kist and other public charges in
respect of the said land have been paid up to the date of this indenture.
6. That the VENDOR’S contribution being limited to and having provided
free of cost the land for road for the common use of all the PURCHASER
and Owners of other plots in the project.
7. That the VENDOR shall at all times at the request and cost of the
PURCHASER execute and do every lawful assurance and things for the

further or more perfectly assuring the said property unto the


PURCHASER as by himself be reasonably required.
8. Clerical, Arithmetical or typographical mistakes, if any, occurred in this
deed or any other errors, arising in this deed by accidental slip or
omission, shall not affect the validity of this sale deed and the purchaser
will be entitled to get such mistakes or errors rectified, at the cost of the
purchaser with the co-operation of the vendor.
9. The VENDOR hereby declare and consent that by virtue of this Sale
Deed the PURCHASER are entitled to the mutation of public records,
like change of name of the owner in Revenue Department in Government
of Tamil Nadu, including Patta if any in respect of Schedule property
without any further reference to the VENDOR.
10. The VENDOR herein further doth declare that he has “NO OBJECTION”
whatsoever for mutation of names in the respective registers.
11. That the VENDOR has on this day handed over vacant possession of the
Schedule Property to the PURCHASER along with copies of previous Sale
Deed prior to this indenture and also with copies of other relevant
documents pertaining to the Schedule Property and the PURCHASER
hereby acknowledges the same.
