SPECIAL POWER OF ATTORNEY

Know all men by these presents:

That I, John Arem Perez, 47, citizen of the Philippines, of legal age, single, and a resident of
1928, 84th St., Brooklyn, New York, USA do hereby appoint, name and constitute Mark Arem Perez, 40,
citizen of the Philippines, of legal age, single and resident of 186, San Isidro, Malvar, Batangas,
Philippines, to be my true and lawful Attorney-in-fact in, manage and conduct all my affairs and for that
purpose in my name and on my behalf to do and execute any or all of the following acts, deeds, and
things, to wit:

To transact, negotiate and to enter into a Lease Agreement with GLOBE

TELECOMMUNICATIONS, INC., relative to the construction of their telecom tower on Title Certificate
No. 15936 with Lot No. 2665, Assessment of Real Property No. 15-0009-00294, Property Index No.
024-25-0009-018-11

To sign the Memorandum of Agreement and to deliver any papers/documents relative thereto;
To act, do, perform, execute, sign, receive, claim, accept, deliver, and/or all other similar acts
necessary and incidental to the intentions and purpose and towards giving full effect to this Special
Power of Attorney in relation to their interest in the said Property;

HEREBY GIVING AND GRANTING unto my said Attorney-in-fact full powers and authority to do
and perform all and every act or requisites necessary to carry into effect the foregoing authority as fully
to all intents and purposes as we might or could lawfully do if personally present, with full power of
substitution and revocation, and hereby ratifying and confirming all that our said attorney or his
substitute shall lawfully do or cause to be done by virtue hereof
