DEED OF DONATION INTER VIVOS

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF DONATION is made and executed by and between.

ESTELA BAJAMUNDE MAMIGO of legal age, Filipino citizen, widowed, and a

resident of Rizal Avenue, Bagting, Dapitan City, Philippines hereinafter called the
DONOR in favor of her child.

ALDRIN BAJAMUNDE MAMIGO, of legal age, married to RISA TAMPARONG

MAMIGO, Filipino citizen and resident of Rizal Avenue, Bagting, Dapitan City,
Philippines hereinafter, called the DONEE.

-       WITNESSETH    -

            That the DONOR is the owner of that certain commercial property with house built and
improvements thereon from the conjugal property of her late husband EULYSSES MAMIGO,
situated in Rizal Avenue, Bagting, Dapitan City and more particularly described as follows:

“Commercial Lot No. 90 with an area of 700 square meter under Assesment of Real
Property No. 97-01001-00015; Property Index No. 158-01-001-01-005, situated at Rizal
Avenue, Bagting, Dapitang City, containing Seven Hundred square meters (700sq.m.).
Bounded as follows;

North: E-Rizal Avenue South: W- Portion of same lot

East: Lot # 91 West: Lot # 89

That her full ownership of the said commercial land of the above-described is evidenced
by that Deed of Donation______________________________________________________.

       That for and in consideration of the love and affection which the DONOR has for her child,
the DONEE and as an act of generosity and liberality, the said DONOR, by these presents,
transfers and conveys, by way of DONATION INTER VIVOS, unto the said DONEE, her heirs
and assigns, the above described real property with all the buildings and improvements thereon,
free from all liens and encumbrances;
            That the DONOR does hereby state, for the purpose of giving full effect to this donation,
that she has reserved for herself in full ownership sufficient property to support her in a manner
appropriate to her needs, that while the DONOR subsist she will continue to stay and live in her
home and that the DONEE will take care of the DONOR whole-heartedly and will support the
DONEE’s exigency.

            That the DONEE does hereby ACCEPTS the foregoing donation and hereby express his
gratitude for the kindness and liberality being shown by his mother the DONOR
           

IN WITNESS WHEREOF, the DONOR and the DONEE have signed this deed on
September 16, 2022 at Dapitan City, Philippines.

      This instrument consisting of two (2) pages, including this page on which this
