Phase 1: Design Development

The first phase in the process is the design development which entails the following:
● Client meet-up and discussion
Clients can opt to call the company office and place an online enquiry or visit the
company factory and warehouse for a brief tour of the manufacturing process and view
the product portfolio to see the available house model unit they can select from. A
design team will then be assigned to the clients to discuss the details and specifications
of the project including an outline of estimated costs, design, additional options, and
upgrades.
● Site inspection
The company architect will then visit the site where the house will be installed for
inspection to assess the location’s pre-built foundation, the size and design options for
the lot, and the possible access for sewerage and other public utility connections. Then
the site will be cleared and leveled; drainage has to be accounted for; and, a foundation
system for the house will be installed.
● Concept design
Next, one of the company architects will discuss with the client the site findings
and match it with the client’s vision for the project. He will then help the client by
suggesting design options and material choices relative to the site findings.. A concept
design will then be developed.
● Final design proposal
The architect will generate a final design proposal and if the client agrees with it,
a contract will be made and signed. Then an initial deposit will be paid by the client for
the construction to commence.
The second stage is the manufacture and construction which entails the following:
● Floors and frames
The first step is the fabrication of all the steel base frames. The floor or deck are
also constructed on a horizontal bed using steel beams and joints.
● Walls
Exterior and interior walls are then assembled in separate areas.
● Roof/ceiling systems
The roof is assembled and interior ceiling drywall is attached and painted.
Moisture barriers are added and blown-in insulation is installed.
● Plumbing, water, electrical systems, etc.
Heating, ventilation, and air conditioning systems, water, electrical and plumbing
lines are installed. Subflooring and laminate, tile, or hardwood finished floorings are also
installed.
● Drywall finishing
Interior walls are installed and fastened while exterior walls are glued. Interior
doors and windows are also installed.
● Insulation
Appliances, plumbing fixtures, electrical connections, TV/phone jacks, and
lighting fixtures are installed.
● Exterior doors, windows and sidings
Housewrap and sidings are placed on exterior walls. Also, tiles or asphalt
roofings are added and exterior windows and doors are installed.
● Final finish and touches
The carpenters install the cabinets, cupboards, wardrobe closets; tilers finish all
the tiling jobs; plumbers install the sinks, faucets, shower heads, and other installations;
and, electricians fit switches and electrical outlets. Final paint touches are done to
ensure everything is done according to the plan and design. A general cleaning from top
to bottom is also executed.
● Wrap and load
Finally, the finished manufactured house is covered with protective structure
against weather and elements during travel. It is then carefully lifted to a specially-
designed transporter for shipment to the construction site or temporarily stored in the
company warehouse until delivery is scheduled.
The third and final phase is the delivery and on-site installation which entails the following:
● Delivery to the construction site
The manufactured house will then be delivered to the construction site by a truck
and is lifted by a crane to place in the pre-built foundation base where it will be finally
attached and installed.
● Installation to the foundation
The site team will do all the assembly and installation work..
● Utility connection to the local service provider
All the utility connections such as the sewerage, water, electricity, cable, phone,
etc. will be connected to the local service provider.
● Interior finish completion
Finishing touches from top to bottom and final general cleaning is done.
● Client walk-in for final inspection
After all is completed and the house unit is fully installed, the client will do a walk-
in for final inspection to assess if everything is in accordance with the plan and design.
Final settlement of the account is paid by the client according to the agreed upon terms
and conditions.
